Cameron Valley Estates is a manufactured home community nestled in the serene and quiet town of Cameron, New York, approximately an hour south of the Finger Lakes’ main attractions like Watkins Glen and a short drive from the city of Corning. As a mobile home park, its primary function is to offer residents the opportunity to own their dwelling—a manufactured home—while leasing the land it sits on. This model makes homeownership more accessible and budget-friendly than purchasing a traditional home and property. The community is reportedly operated by Duke Properties LLC, a real estate firm.
Life in a community like Cameron Valley Estates is often characterized by its quieter, rural setting, offering a peaceful break from the faster pace of nearby cities like Elmira or Corning. For current and potential residents, the primary focus is on the affordability of the housing and the stability of a dedicated neighborhood. Like any residential community, the quality of living is intrinsically linked to maintenance and management efforts. While the concept of manufactured home living is strong—providing a low-maintenance home base—it is important for prospective residents to conduct thorough due diligence regarding the physical infrastructure and the management’s responsiveness to long-term site needs.
A Note on Public Feedback: It is necessary to address public feedback regarding infrastructure. Unverified reports from user reviews indicate concerns about the water quality within the park, describing water discoloration and citing a high purity reading in a personal test. The management is reported to insist the water is acceptable. Residents currently manage this issue through water delivery services. Any prospective buyer or resident should view this information as a crucial factor and inquire directly with management, requesting recent and official water quality test reports from New York State health authorities before committing to residency.

Water comes out brown or black. We sent in a water test and it came back as a 7 for hardness then the water purity was a 243(supposed to be 1-100). And if waters fine then why people getting water delivered?
Jun 20, 2023 · Wayne HaleDon't do it, it's a tax write off for the owners (Duke Properties LLC) . They swear nothing is wrong with the water when it comes out brown. I would not even give them a 1 star but you have to because that's the only way to get the word out.
