Charlies Place RV Park in Seven Points, Texas, offers a distinct experience for those seeking a highly controlled and peaceful setting for their RV. This park is managed by its owner, Charlie, who lives on-site and maintains a consistent presence, ensuring adherence to the park's specific rules and atmosphere. It’s designed for RVers who value a very quiet space and a tidy environment.

Seven Points, located on the western shore of Cedar Creek Lake, is a popular destination for its recreational opportunities and relaxed pace of life. Charlies Place RV Park positions itself as a unique option within this area, catering to guests who prefer a highly regulated and quiet living arrangement. While some RV parks focus on social interaction and a wide array of amenities, Charlies Place emphasizes a more private and orderly existence. This park might be particularly appealing to individuals who spend long hours working and require a peaceful environment for rest.

The park's approach to management is hands-on, with the owner actively monitoring the grounds to ensure rules, especially concerning quiet times and pet behavior, are strictly followed. This level of oversight can be a significant draw for those who prioritize a low-disturbance environment above all else. While reviews indicate a very strong emphasis on rules, they also mention that the grounds are well-kept, reflecting the owner's dedication to maintaining a neat appearance.

Before considering Charlies Place RV Park, it's essential to understand its unique operational style. It is geared towards RVers who are primarily self-contained, comfortable with minimal socializing within the park, and who will strictly adhere to stringent quiet policies. If these aspects align with your preferences for an RV park experience, then Charlies Place offers a distinct option in the Seven Points area of Texas.

Location and Accessibility

Charlies Place RV Park is located at 411 W Cedar Creek Pkwy, Seven Points, TX 75143, USA. This address places it directly on West Cedar Creek Parkway, providing relatively easy access for RVs. Its location in Seven Points means it’s within the broader Cedar Creek Lake area, a popular recreational destination in North Texas.

The park's position offers proximity to local eateries and other basic amenities in Seven Points. Being close to Cedar Creek Lake provides opportunities for lakeside activities, though the park itself focuses on its internal environment rather than direct lake access. For travelers, the location on a main parkway makes it straightforward to navigate to and from the site, which is beneficial for those passing through or for long-term residents commuting to work.

While the location offers convenience to local town services, the park's primary focus remains on its internal quiet and order rather than direct proximity to bustling attractions or social hubs. The immediate surroundings would likely be residential or other similar developments, contributing to the overall quiet atmosphere that the owner aims to maintain.

Services Offered

Charlies Place RV Park offers a fundamental set of services designed to support basic RV living, emphasizing functionality over extensive recreational amenities. The focus is on providing necessary utilities and a few shared facilities, all within a strictly managed environment.

  • RV Hookups: Each RV unit likely includes essential hookups such as water, electricity, and sewer connections, which are standard for most RV parks. These provide the basic infrastructure for self-contained RV living.
  • Sheds at Each Unit: The park includes sheds located at each RV unit. While these may incur an extra cost, they offer valuable external storage space for tenants.
  • RV Coverings: Some units are noted to have coverings for RVs, which can provide protection from the elements, a significant benefit in Texas weather.
  • Wash Room with Washer and Dryer: A communal wash room is available, equipped with full-size bathroom facilities, a washer, and a dryer. It's important to note that the hours for this facility are strictly from 7 AM to 7 PM.
  • Dog Park: A newly built dog park is available on the property. However, it operates under very strict rules regarding dog barking and socialization, with no barking allowed and dogs not permitted to play with other animals on the property.
  • Grounds Maintenance: The owner actively maintains the grounds, including frequent lawn mowing, contributing to a well-kept appearance.

Features / Highlights

Charlies Place RV Park offers a unique set of features and highlights that distinguish it from other RV parks. These aspects largely revolve around the park's strict management style and emphasis on a very quiet environment:

  • 24/7 Quiet Time: This is a prominent feature, with a strict quiet policy enforced around the clock. This means no loud music, socializing, or excessive noise at any time, which is ideal for those seeking extreme peace and quiet.
  • Highly Monitored Property: The owner lives on-site and utilizes an extensive camera system, viewable on multiple large TVs, to monitor the grounds 24/7. This provides a high level of security and ensures rules are observed, which can be a comfort to some.
  • Well-Kept Grounds: Despite the strict rules, the property is consistently maintained with regular lawn mowing, presenting a neat and orderly appearance.
  • Individual Sheds (Optional Cost): The availability of sheds at each unit offers valuable storage space, although they come with specific rules regarding entry and storage.
  • RV Coverings (at some units): For select sites, the inclusion of RV coverings provides protection from sun and weather.
  • On-Site Laundry and Bath Facilities: A dedicated wash room with a full-size bathroom, washer, and dryer offers essential amenities, though with limited operating hours.
  • Newly Built Dog Park: A specific area for dogs is available, designed for exercise, though it operates under strict rules regarding barking and interaction.
  • Owner's Personal Involvement: The owner, Charlie Peter's, is highly involved in the day-to-day operations and management, providing a direct point of contact for issues (and rule enforcement).
  • Suitable for Self-Contained Units: The park's emphasis on essential hookups and limited shared amenities makes it well-suited for RVers who are largely self-sufficient and prefer to use their own facilities.
  • Peaceful for Solitary Stays: For those who prefer a solitary, undisturbed RV experience and are comfortable with minimal social interaction, the park's controlled environment can be highly appealing.

Promotions or Special Offers

Publicly available information for Charlies Place RV Park does not detail specific promotions or special offers. Given the park's operational style, which emphasizes strict rules and a controlled environment, it likely maintains a consistent pricing structure rather than running frequent deals. RV parks of this nature typically focus on providing their unique environment at a set rate. However, common practices in the RV park industry that might apply, though not explicitly confirmed, could include:

  • Monthly Rates: For long-term tenants, which this park seems to cater to, a discounted monthly rate compared to a daily or weekly rate would be a standard offering. Many RV parks offer this to incentivize longer stays.
  • Consistent Pricing: The "no-frills" and highly structured environment might translate to a consistent, perhaps more affordable, pricing model for the specific type of experience offered.

The best way to inquire about any current rates, especially for long-term stays, or to understand the pricing structure for the included sheds and coverings, would be to contact Charlies Place RV Park directly. Given the owner's hands-on management style, a phone call would provide the most accurate and up-to-date information on their current offerings and pricing.

This is the worst location in the surrounding area. The owner Charlie lives on ground. He has two 52 inch tvs in his unit that only show camera footage of the grounds. He watches everything and everyone. There is a 24/7 quiet time at this location. There is a dog park, but don't have your dogs bark or the owner will threaten to evict. There are a few good tenants on site, however the owner has two tenants who will call the police at anytime if you happen to spin tires as you leave the dirt drive. The wash room locks at 7pm. So if your plumbing is bad and you come from work, don't expect a shower. Packages come up missing on a normal. Every Tuesday and Thursday morning, you will be woken to the owner meeting the grass with his new zero turn mower. Usually around 6am-11am both days. Owner will stand outside your unit and antagonize your dogs to cause them to bark, then text you that your animals are barking. Owner doesn't want you to socialize your animals with neighbors animals. He will threaten eviction. But will not show up to court on set date. There are sheds located at each unit but they cost extra. And the owner will enter your shed when you not at home if you don't apply a lock. Ground floods in heavy rain. So bring boots. Bottom line. Avoid this location and go to Blue Sky.

moved into this location a few months ago. will say that the grounds are well kept. the owner mows the lawn about 2x a week on 2 different riding mowers. Though there is a newly built dog park, there is no barking allowed at all by any dogs, even those inside your own place. There is a wash room with full size bathroom and a washer and dryer. This used to be 24hrs, but is now 7am-7pm. Though this is a quiet location close to the eateries, know that all neighbors love to talk on what others are doing. Gossip is a hobby here. The owner includes sheds for each unit, and some have coverings for your RV. But if you leave the shed unlocked and you leave things out, the owner will put things in your shed, even if those things are wet wood creating rot on your items. If your dogs get out, no matter how friendly, you will be threatened with eviction. You are not allowed to let your dogs play with other dogs on property, even in the park. But there are beautiful birds to watch on this property. Know that as you watch, so are you being watched. Owner has 2 50+ inch tvs dedicated just to the cameras on property. #BIG BROTHER... All in All this location is great if you keep in mind this is a rental spot for your RV, and not a place to gain friends..... I'm giving 2 stars because of my personal experiences on this property. The owner spoke to my wife inn a rude manner, when our non-vicious dog got lose for like 4minutes. There is a quiet time 24/7. So don't think you'll be able to play music while you BBQ with family and friends. If it doesn't fit in the 6x8 shed, then you can't have it outside your rv. Anything you do while on property will be monitored by the owner Charlie Peter's. Your business is his business. There are numerous other rv parks in this area. The prices might be a bit higher. But honestly if you need peace with no one bothering you, or standing outside your home causing your dog to bark. Then texting you about your baking dog. I suggest you go to those other locations before you choose this small spot.
