Coldbrook Resort Campground, situated in the scenic town of Gansevoort, New York, is a long-established destination that has become a familiar retreat for many New York residents seeking a seasonal or short-term escape in the beautiful foothills of the Adirondacks. More than just a simple overnight spot, Coldbrook markets itself as an RV park and resort community, offering a blend of natural tranquility and organized recreational amenities. Open for the season typically from May 1st through late October, it provides a stable environment for those who enjoy the RV lifestyle and wish to establish a 'second home' close to the major attractions of Saratoga Springs and Lake George.
The resort is nestled on nearly 100 wooded acres, providing a lush, private setting for its numerous sites. It caters predominantly to the recreational vehicle community, with a significant focus on seasonal campers who return year after year. This creates a strong sense of camaraderie and a tight-knit community atmosphere, which many long-time campers praise as a "second family." The friendly, neighborly environment, complete with communal events, bands, and potlucks, is a major draw. However, it is essential for new visitors—especially those planning short stays—to understand this focus on the established seasonal community. While the park is rich with amenities designed for family fun, prospective visitors should be aware that the community dynamics and rule enforcement can, at times, feel tailored to the long-standing residents, a characteristic noted in some visitor feedback.
Coldbrook Resort Campground is strategically located at 385 Gurn Springs Rd, Gansevoort, NY 12831, USA. This location is a major asset for New York-based campers, offering a quick and convenient retreat without the extensive drive into the deeper wilderness.
Accessibility is excellent, particularly for RV travelers. The campground is conveniently situated close to Interstate 87 (the Northway) via Exit 16, making it an easy drive from the Capital Region and a straightforward trip for those traveling from New York City, Long Island, and other downstate areas. This superb location places visitors minutes away from some of Upstate New York’s most popular cultural and natural hubs:
The site is set back from the main roads, offering a quiet environment despite its proximity to major highways and towns. This blend of seclusion and convenience makes it a prime spot for New Yorkers looking to maximize their relaxation time.
Coldbrook Resort Campground is well-equipped to support the modern RV lifestyle, offering a comprehensive suite of services, with a strong focus on full-hookup capabilities for longer-term stays.
The resort’s value proposition extends beyond basic hookups, focusing heavily on an active, social, and amenity-rich camping experience.
For reservations, seasonal inquiries, or to check current rates and availability, New York locals can contact the Coldbrook Resort Campground directly during their operating season (typically May 1st to late October).

Coldbrook Resort Campground is an ideal spot for New York residents—especially RV owners—looking for a conveniently located, full-service vacation destination that serves as a getaway without feeling disconnected. The short travel time from the Capital District and a manageable drive from downstate make it perfect for weekend trips or establishing a seasonal summer home.
Its greatest appeal is the vibrant community atmosphere, often described by long-term campers as a "second family." This social environment, combined with the abundance of on-site activities and amenities like the heated pool and sports courts, means there is always something to do, ensuring a fun and engaging environment. While the focus on seasonal residents and the occasional inconsistency in managing park rules (as noted in some feedback) is a consideration for short-term guests, the overall package offers exceptional value. For New Yorkers who want full-hookup convenience, a scheduled social life, and proximity to world-class attractions like Saratoga Springs and Lake George, Coldbrook Resort Campground provides a reliable and amenity-rich base camp for enjoying the best of Upstate New York. It’s a place where you can park your RV and immediately become part of a summer tradition.

Coldbrook has been my second home for 9 years now and I love it here. It has become a second family. As you walk, bike or golf cart around the park, everyone is always friendly and saying hello or striking up conversation (even the furry friends)! Great bands, food trucks, potlucks and activities/ events for all ages. Even in the rain we all find a way to make it fun. Staff is great and they work hard to make it enjoyable for everyone. It’s camping and it’s all about having fun!
Aug 18, 2024 · Christine LorenzNot large family friendly , but if your friends with the girls in the front office- you can have a large party with some campers till 3am in the morning , 6 hours well past quiet time! They seem to make their own rules as they go! I loved this place 25 years ago when my son’s were little, but they pick and choose who gets away with what! Don’t waste your money, cause they refuse to refund if they decide they don’t like you anymore! WARNING/ pick a smaller campground that IS FAMILY FRIENDLY!
Jul 20, 2025 · Debra WielandThis was our first year at Coldbrook. Sad day today. We closed up the camper and said good bye for the winter. The management, Steve and Terry are wonderful. They care about their employees which shows in the cleanliness of the park. The pool is always pristine. Each time we went for a swim the water sparkled and not a speck of dirt on the bottom. We had a windy rainy storm with many branches that came down but by the time we got there on the weekend the grounds were cleaned and so was the pool! I am not sure what the person meant about the grass not being mowed but the common grounds are always mowed. Each site needs to keep up their own grounds. Common sense. The public bathrooms are always clean. The Pavilion where bingo and other activities are held, always clean. Steve and Terry care about each and every person that camps at Coldbrook. We are their second family. You can not be in the office 24/7. They leave their phone number on the door when they are not there in case of emergency. They love us so much and want us to return each year so they make sure there are plenty of activities to do on the weekends along with some yummy food trucks. There is going to be chatter and laughter around the campfires but that is a big part of CAMPING! People work all week and just want to have a little bit of fun and friendship on the weekends. So, if you do not like fun noise then this is not for you. Thank you to our neighbors for welcoming us. Thank you to the mayor of the park (you know who I mean-LOL) who made it a point to walk over from a street over and welcome us. We did not participate in a lot of the activities this year but next year we plan on it. I have to get some bingo dabbers and make it a point to go. Your dogs are welcome here as well. Everyone picks up after their dogs. Like I said the park is clean! Thank you Steve, Terry and all the workers and volunteers that make this place a pleasure to call our summer home. 7 months and counting for the 2025 season!
Oct 16, 2024 · Mary DiehlWe have been here 7 going on 8 years. People are amazing. Management wonderful. So much to do. Nowhere else I would spend my summers
Oct 20, 2021 · Tricia NellisBeen on the road for the past 4 years. No camp ground has been more Unaccommodating than this one. No mail delivery, no amazon, no UPS, no FedEx. No mailbox for out going mail. We arrived to out site and it was covered with leaves sticks and garbage. On top of that the actual site had hundreds of ant hills that eventually got into our camper. They told us we need to maintain the spot, ok, but at least give it to us clean. They shut off water during the middle of the day, no heads up, no memo, no note on the door, NOTHING. No one is ever at the office. Even when there they pass everything on and say we must speak with "The Management" Im pretty sure the woman in the office who always said that and her husband own the place. They allow political signs and flags. They do not recycle, everything goes into the dumpster. No desire to ever go back here. The people around our site were very nice. Most people who stay there for the summer live no more than a 30 minutes away. This camp site was the worst we stayed at in 4 years!
