For Virginians considering diverse and often more accessible housing options in the dynamic city of Virginia Beach, mobile home parks can offer a unique path to community living. Among these, Colonial Run Mobile Home Park presents itself as a community with a mix of resident experiences. As a professional content writer specializing in local business SEO, I aim to provide a clear, engaging, and informative article about Colonial Run Mobile Home Park, specifically tailored for locals in the Virginia region. This overview will shed light on what residents have experienced, helping prospective tenants understand if this community aligns with their housing needs and expectations.

Mobile home parks, also known as manufactured home communities, provide an alternative to traditional stick-built homes or apartment complexes. They can offer a path to homeownership at a lower entry point, coupled with the structure of a managed community. Colonial Run Mobile Home Park, located in Virginia Beach, has received positive feedback from some visitors regarding its cleanliness and the kindness of its residents. However, concerns about specific operational issues, such as parking management, have also been voiced. Understanding these varied aspects is crucial for anyone looking to make an informed decision about where to live in the thriving city of Virginia Beach.

Location and Accessibility

Colonial Run Mobile Home Park is conveniently located at 1275 Baker Rd, Virginia Beach, VA 23455, USA. This address places the park in a strategic area of Virginia Beach, a major city within the Hampton Roads region of Virginia. Baker Road provides good accessibility to residents throughout Virginia Beach and the wider Hampton Roads metropolitan area.

A significant advantage of Colonial Run Mobile Home Park's location is its proximity to essential services and key regional points of interest. It is noted for being "Near Oceana Naval Base," making it a potentially convenient housing option for military personnel and their families stationed in the area. The park also falls within the "Bayside School District," which is a benefit for families with school-aged children.

Residents will find themselves within reasonable distance of various amenities, including shopping centers, grocery stores, and dining options that cater to diverse preferences. Easy access to major thoroughfares in Virginia Beach allows for straightforward commuting to employment centers, recreational facilities, and the city's famous oceanfront attractions. While specific public transportation routes would need to be confirmed with Hampton Roads Transit (HRT), the established nature of this part of Virginia Beach suggests that bus routes are likely accessible, providing an alternative mode of transport for local errands or city exploration. This central location and good regional accessibility enhance the appeal of living at Colonial Run Mobile Home Park for Virginians.

Services Offered

Colonial Run Mobile Home Park offers a range of services aimed at providing a structured and managed living environment for its residents. Based on available public information and common practices in manufactured home communities, these services typically include:

  • Lot Rental: The primary service involves the lease of individual land plots where residents place their manufactured homes. This provides the space and necessary connections for their homes.
  • Utility Hookups: The park provides the infrastructure for essential utilities such as water, sewer, and electricity to each lot. Residents are generally responsible for setting up and managing their individual utility accounts with local providers.
  • On-Site Management: Colonial Run Mobile Home Park explicitly states it has "On-Site Management" and an "On-Site Office." This presence is intended to assist residents with inquiries, provide information, and address community matters. However, one review indicates that communication with the office regarding certain issues, such as parking, has been challenging ("she doesn't give any info about it or where's we can call!").
  • On-Site Maintenance: The park provides "On-Site Maintenance," which is crucial for the upkeep of common areas and infrastructure within the community. The positive feedback about the park being "very clean, maintained" suggests that these maintenance efforts are generally effective in keeping the grounds tidy.
  • Off-Street Parking: The park offers "Off-Street Parking" for residents. However, one review raises a concern about "many people coming from outside invadering others parking lot," indicating potential issues with parking enforcement or availability for residents.
  • Trash Pickup: Trash collection services are typically included or arranged by the park ("Trash Pickup"), simplifying waste disposal for residents.

Prospective residents should inquire directly about specific details of services, especially regarding parking enforcement and management's role in addressing resident-specific concerns.

Features / Highlights

Colonial Run Mobile Home Park presents a combination of appealing features and some areas of concern, based on the provided resident feedback. These highlights offer a nuanced perspective for prospective residents in Virginia:

  • Clean and Well-Maintained Environment: A significant positive highlight, directly from a visitor, is that the park was "very clean, maintained." This suggests a commitment to upkeep of the common areas, which contributes to an attractive living environment.
  • Friendly and Kind Community Interaction: Another positive note from a visitor is that "everyone that I came in contact with were very nice and kind to us." This indicates a welcoming atmosphere and positive resident interactions, which can greatly enhance the quality of life in a community.
  • Proximity to Oceana Naval Base: Being "Near Oceana Naval Base" is a key feature, making it a convenient and potentially desirable location for military families or individuals working at the base.
  • Community Playground/Basketball Court: The presence of a "Community Playground/Basketball Court" provides recreational opportunities within the park, which is a valuable amenity for families with children and for fostering community engagement.
  • Waterfront Community: Colonial Run is described as a "Waterfront Community," which could offer scenic views, recreational access to water, or simply a desirable aesthetic. The specific nature of this waterfront access (e.g., direct access, views only) would be worth investigating further.
  • Bayside School District: Falling within the "Bayside School District" is a positive highlight for families, indicating access to public education within a specific district.

However, it is important to acknowledge the critical feedback, as this also represents a feature of the community's operations:

  • Parking Enforcement Concerns: A significant concern raised by a resident is the issue of "many people coming from outside invadering others parking lot" and a perceived lack of assistance from the office regarding this. This suggests potential challenges with parking management and enforcement within the park, impacting residents' right to their designated spaces. The frustration ("she doesn't give any info about it or where's we can call!") highlights a breakdown in communication regarding resolving such issues.

These varied highlights underscore the importance of direct inquiry and perhaps a visit for prospective residents to assess how these aspects align with their expectations.

Terrible place to live. Trailers are packed so close together that most don't even have a yard. The whole block I live on doesn't even have grass. Still, once a month the landscapers come to blow the dirt up all over everything. There Is a "park" in the back. It's really just some swings located under some heavy power lines. Apparently my neighbor is a heroin dealer. All this and these mfs have the nerve to raise the rent every year I've been here. 👎

For an older facility it is maintained well. Lots are numbered in a logical manner and easy to navigate. Easy to see from Baker Road. On the can side the streets are on the narrow side. I had no issues driving but a large SUV may.

It's tucked back where most ppl wont know it's there the trailers seem over priced ..but it's quiet and the ppl are nice for the most part ..and the owner seems to be a bit of a character and somewhat of a slum Lord but in recent years that seems to be getting better so check fully before you move in
