For residents across Georgia considering a mobile home as their next living solution, understanding the various communities available is key. Corn Crib Community in Douglasville, GA, is one such mobile home park that offers a specific type of living arrangement. This article aims to provide a factual and informative overview, drawing from publicly available data and reported resident experiences, to help Georgia locals determine if this community aligns with their housing needs and expectations.
Corn Crib Community is a mobile home park located in Douglasville, Georgia. Mobile home parks like Corn Crib are typically designed to offer land leases for manufactured homes, meaning residents own their home but lease the plot of land it sits on. This model can often provide a more affordable pathway to homeownership compared to traditional stick-built houses, making it an attractive option for many individuals and families in Georgia seeking a cost-effective dwelling.
The concept of a mobile home community centers around a neighborhood environment where residents share common areas and often a sense of camaraderie. These communities aim to provide a stable living environment with access to necessary utilities and a managed infrastructure. While the overall appeal of a mobile home park often lies in its affordability and community feel, the quality of life within such a park can significantly depend on its management, maintenance, and the condition of the homes and common areas.
It is crucial for prospective residents to conduct thorough due diligence when considering any housing option, and mobile home parks are no exception. We will explore various aspects of Corn Crib Community, including its location, reported features, and insights from resident feedback, to give you a comprehensive picture of what living here might entail for a Georgia local.
Location and Accessibility
Corn Crib Community is situated at 7825 Village Entrance Rd, Douglasville, GA 30134, USA. Douglasville is a city located in Douglas County, Georgia, approximately 20 miles west of downtown Atlanta. This positioning offers residents a suburban lifestyle with relatively convenient access to the extensive employment, entertainment, and cultural opportunities available in the greater Atlanta metropolitan area.
The community's location provides a balance between a quieter residential setting and connectivity to essential services. While Douglasville, like many suburban areas in Georgia, is primarily car-dependent, major roadways are accessible, facilitating commutes and daily errands. The typical commute to downtown Atlanta is reported to be around 20-30 minutes without traffic, though it can extend to an hour or two during peak traffic hours.

Services Offered
As a mobile home park, Corn Crib Community primarily offers lot rentals for manufactured homes. This means that residents typically own their manufactured home and lease the land it occupies from the park's management. The standard services provided by such communities generally include:
It's important for prospective residents to verify directly with the management about what exactly is included in the lot rent, what utilities are separate, and the current state of common area maintenance, especially given the feedback regarding these aspects.
Features / Highlights
Corn Crib Community, like any established mobile home park, has specific characteristics that define it. Based on available information and resident feedback, here are some features and considerations:
However, it is crucial to address the significant negative feedback provided by real customers. These reviews highlight serious concerns that prospective residents must be aware of:
Given these serious concerns from multiple residents, potential residents are strongly advised to exercise extreme caution. It is imperative to visit the park in person, inspect any specific unit thoroughly (ideally with a third-party inspector), and understand all lease terms, tenant rights under Georgia law, and park rules before committing to any agreement. Consultation with legal counsel may be advisable if any of the reported issues align with your observations or concerns.
Promotions or Special Offers
Information regarding specific promotions or special offers for Corn Crib Community is not available in public data. Mobile home parks, particularly those where residents typically rent units directly from the park owner, may or may not offer incentives such as:
However, given the nature of the reviews provided, where tenants express significant dissatisfaction with the value for rent paid and the condition of properties, it is unlikely that promotions would be the primary factor in a decision to move here. Any discussion of rent or offers should be accompanied by a thorough inspection of the property and a clear understanding of all terms and conditions. Due to the severe nature of the reported problems, a cautious approach to any offers is highly recommended.

Conclusion: Why This Place Is Suitable for Locals
Based on the provided information, including critical resident reviews, it is challenging to present Corn Crib Community as broadly "suitable" for Georgia locals without significant caveats. While mobile home parks often offer an affordable housing alternative, the severe and consistent negative feedback about this particular community raises serious concerns that prospective Georgia residents must consider.
The primary reason a mobile home park might be considered suitable for locals is typically affordability, especially in close proximity to a major metropolitan area like Atlanta. However, the reviews explicitly state that "Rent is way too expensive for the garbage he expects you to live in," indicating that the affordability benefit may be significantly undermined by the condition of the housing and the perceived value.
While Douglasville offers a convenient location with access to jobs and amenities, the reported issues with living conditions (black mold, leaks, unkempt environment) and severe management complaints (racism, wrongful lease termination, deceiving practices) directly contradict the desirable aspects of a stable, safe, and pleasant community that locals seek. Georgia law provides specific protections for manufactured housing park tenants, including requiring specific reasons and notices for eviction. Discrimination is also illegal under Fair Housing laws, and individuals can file complaints with HUD or the Georgia Commission on Equal Opportunity if they believe their rights have been violated.
Therefore, while the concept of a mobile home park in Douglasville could be appealing to many Georgians, the specific reports about Corn Crib Community suggest that any suitability for locals is highly conditional. Prospective residents would need to undertake extensive personal verification, including thoroughly inspecting any potential home and clarifying all terms and conditions with management, potentially seeking legal counsel, to ascertain if this community meets their minimum standards for a safe, healthy, and fair living environment. Without significant and verifiable improvements addressing the concerns raised by current and former residents, it is difficult to promote this specific location as broadly suitable for Georgia locals.

I was forced to give a star if I wanted to complain. The owner just likes to take advantage of people that are in need. The trailer I unfortunately rented is still to this day filled with black mold, roof leaks are still there and he told over a year ago he needed to replace the roof. Kitchen is disgusting and the house smells like someone died. Rent is way to expensive for the garbage he expects you to live in.
Jan 24, 2023 · Liseth VargasVery trashy place and the landlord to all of the trailers is very deceiving, me and my family used to live in this beautiful newly built trailer and we made it look beautiful but the landlord swept it from underneath our feet and even took us to court for it and TOOK OUR HOME FROM MY FAMILY. We currently lost everything because of this man and have nowhere to live, over all the neighborhood is very trashy and unkept, needs a lot of work
Nov 01, 2022 · Sai RDirty butt heaven with more clear than you could shake a bowl at. Hands down the LONGEST running, wrong side of the tracks mobile home community in D'ville that's known for being a weekend morality pit where many an innocent has gotten caught out of place or maybe off guard and ended up losing much more than their end of week paycheck - some are just happy to be able and tell their story after what they have been thru in such a short period of time (36 - 48 hours). Some have forgotten who they were BEFORE that time and are forced to live out the remainder of their lives communicating using short grunts and wild, exaggerated hand gestures simply to keep from having to hear their own voice after screaming tirelessly for their lives on that fateful weekend at Douglassville's Corn Crib Traylor Park. UPDATE: Plans are slated to make this area a dedicated haunted grounds for Halloween tours - although no mention of where the current inhabitants will be during this time - if they're allowed to stay, Lord help us all.
