Country Aire Mobile Home Park About

For individuals and families in Louisiana considering mobile home living, understanding the realities of various communities is crucial. Country Aire Mobile Home Park, located in Lake Charles, is one such community that has been part of the housing landscape in Southwest Louisiana for some time. We believe in providing factual and informative insights into all aspects of local living options, empowering our users to make the most informed decisions for themselves and their families.

Mobile home parks, at their best, offer affordable housing solutions and a sense of community. In a state like Louisiana, where cost-effective living is often sought after, these parks can play a significant role in providing homes. While the ideal mobile home park offers well-maintained grounds, responsive management, and a peaceful environment, it's essential to research and understand the specific experiences of residents at any given location. Our aim here is to present information about Country Aire Mobile Home Park to help local users in Louisiana gain a clearer picture of what to expect from this particular community.

Location and Accessibility

Country Aire Mobile Home Park is situated at 2465 LA-397, Lake Charles, LA 70615, USA. This location places the park off a state highway, providing a degree of accessibility to the broader Lake Charles area. LA-397 is a route that connects to other local roads, allowing for commutes to various points of interest within the region.

For residents, the park's location offers proximity to some of Lake Charles's key areas, including local businesses, shopping centers, and other amenities. Access to major highways like Interstate 10, while not immediately adjacent, is typically achievable via connecting roads, which can facilitate travel for those working in the area's industrial sector or commuting to other parts of Southwest Louisiana. While being on a state highway can mean varying levels of nearby activity, the location generally allows residents to be within a reasonable driving distance of essential services and recreational opportunities available in Lake Charles. Understanding local traffic patterns and specific routes would be beneficial for residents to maximize the convenience offered by this location.

Services Offered

Based on the general operations of mobile home parks and the nature of the provided reviews, Country Aire Mobile Home Park would typically offer foundational services related to mobile home lot rentals. It is important to note that the quality and consistency of these services can vary, as indicated by customer feedback. Here are the services that are generally expected in such a community:

  • Lot Rentals: The primary service involves providing spaces (lots) for residents to place their mobile homes. These rentals usually come with terms, often including a one-year lease as mentioned by a former resident.
  • Utility Connections: Essential hookups for electricity, water, and sewer are typically provided at each lot, allowing residents to connect their homes to these vital services. Residents are responsible for utility bills, and as noted, water bills can sometimes be high, indicating individual metering.
  • On-Site Management: Mobile home parks generally have an office or designated management team to handle inquiries, rent payments, and address resident concerns. The reviews suggest there is an office manager.
  • Basic Grounds Maintenance: While reviews indicate inconsistencies, the expectation for a mobile home park is usually that common areas, including grass on lots, receive some form of maintenance, such as regular cutting.
  • Access to Related Facilities: One review mentions a laundromat and storage facility "down the road," suggesting these might be affiliated or conveniently located external services for residents.

It is crucial for potential residents to clarify the exact services provided, their reliability, and any associated costs directly with park management before committing to a lease.

Features / Highlights

Based on the provided customer reviews, it is challenging to present typical "highlights" in a promotional sense, as the feedback largely details negative experiences. However, to provide a factual representation, we can extract "features" that are mentioned, albeit with significant concerns attached:

  • Mobile Home Lots for Rent: The park offers spaces for mobile homes, with residents able to enter into lease agreements, such as a one-year lease.
  • On-Site Management Presence: There is an office manager who handles resident interactions, payments, and other administrative tasks.
  • Pet Presence: Cats are noted to be "EVERYWHERE," which might be a "feature" for cat lovers, although it's also associated with issues of pet waste not being cleaned up by some residents. The park is seemingly dog-friendly, as dogs are mentioned.
  • Proximity to Potential Affiliated Services: There are mentions of a laundromat and storage facility "down the road," which could be convenient for residents.
  • Gated Entrance: One review mentions a "gate at the entrance," which would typically be a security feature.
  • Security Cameras: The presence of "several security cameras" is noted, intended to enhance safety.
  • Proximity to Sheriff's Office: A "sheriff's office right across the street" is mentioned, intended to contribute to a sense of safety.
  • Waterfront Lots: While not explicitly for Country Aire itself, a review referencing "Cooling Springs mobile home park" (which shares a phone number with Cooling Properties and is often associated) mentions "trailer lots with private backyards along the waterfront," and "stay on the water so the view is beautiful and your allowed to fish catch as and release." If Country Aire shares this feature due to shared management or location, it would be a significant highlight, but this needs direct confirmation. Given the disparate reviews, it's safer to focus on what is explicitly stated for Country Aire.

It is imperative for prospective residents to conduct thorough personal site visits and verify the current state and functionality of all advertised features and services.

Promotions or Special Offers

As a content writer, I cannot invent or confirm specific, real-time promotions or special offers for Country Aire Mobile Home Park. Promotional offers can change frequently and are best obtained directly from the park management. However, based on the provided customer feedback, there is no positive indication of current or past promotions, but rather significant concerns about fees and billing.

For the most accurate and current information regarding any available offers, rental incentives, or special terms on lot rentals, it is highly recommended to contact Country Aire Mobile Home Park directly. Inquiries should specifically address:

  • Current Lot Rental Rates: Inquire about the monthly rates for mobile home lots and any potential increases, as "lot rent occasionally goes up."
  • Lease Terms: Confirm details of lease agreements, such as the typical "1 year lease."
  • Included Services: Clarify what services are included in the rent versus what incurs additional charges, particularly concerning water bills or other fees.
  • Billing Practices: Discuss how utilities are metered and billed to avoid unexpected "extra fees, including late fees from auto draft."

Due to the serious concerns raised in customer reviews about billing issues and unaddressed maintenance, it is strongly advised to obtain all terms and conditions in writing and review them thoroughly before committing to any rental agreement.

Conclusion: Why This Place is Suitable for Locals

As a content writer committed to providing factual and comprehensive information, it is important to address the suitability of Country Aire Mobile Home Park for locals in Louisiana based on the provided data, which includes significant negative feedback from current and former residents. While any mobile home park, in theory, can offer an affordable housing solution, the experiences shared by residents at Country Aire Mobile Home Park highlight substantial challenges that prospective tenants in Louisiana should be fully aware of.

The park's location on LA-397 offers accessibility to the Lake Charles area, which could be a convenient factor for some. However, the numerous and serious concerns raised in reviews, such as allegations of unaddressed maintenance issues (e.g., "never get anything fixed," "no living room electricity for over 8 months," "water leak"), inconsistent services (e.g., "lucky if you get your grass cut"), significant cleanliness problems ("HUGE pile of trash"), and alarming safety and management issues (e.g., "held hostage," accusations of lying, harassment, and improper billing), strongly suggest that this park may not be a suitable or safe living environment for many individuals and families.

For locals in Louisiana, who often seek a sense of community, reliable services, and a safe home, these reported experiences paint a concerning picture. While the concept of a mobile home park can provide cost-effective living, the documented issues at Country Aire Mobile Home Park indicate that potential residents should exercise extreme caution. It is crucial for anyone considering this park to conduct extensive due diligence, verify all claims directly with management, obtain all terms in writing, and potentially seek legal advice regarding tenant rights in Louisiana, as outlined by state laws. Based on the overwhelming negative feedback, this park appears to fall short of the quality and safety standards that Louisianans generally expect and deserve in a place they call home.

The worst place I have ever lived in my life. All they do is lie. You will never get anything fixed. You will be lucky if you get your grass cut. Cats EVERYWHERE. (They are cute though) and a HUGE pile of trash towards the back of the park. Which I’m pretty sure is illegal. And the list goes on…..and on…..and on.

If there was a way to do zero stars I would. Let me make this perfectly clear, if you and your family are looking for a safe place to live this is not it. I was held hostage in my home by maintenance people who worked for southern choice properties with the cops outside my house. After they left, the office manager for Country Aire Mobile Homes picked them up from my house herself. When I reported this absolutely nothing was done and since then the office manager has taken me to court for not paying my rent(case was dismissed, after having shown up to court when we were told by said office manager that we didn’t need to go because she herself would call and have it dismissed, and because I definitely pay my rent) and she has charged me extra fees, including late fees from auto draft. Make that make sense. Again, I have brought all of this to upper managements attention but they simply do not care and do nothing to fix any of the problems we’re having. One of the HR lady’s actually threatened to press harassment charges against me simply for asking for customer service number instead of hers. She said I had no reason to continue calling any of them and she would press charges if I called anyone again. We have also received water bills for over $200 and have not gotten any compensation and they will not fix the water leak. Long story short this is literally the worst place I have ever lived and I’m not even the only one these things are happening too. Also we didn’t have living room electricity for over 8 months before I was held hostage, and we only have a 1 year lease so you definitely do not get your money’s worth for YOUR HOME! And that’s not even the half of the issues we’re having here. I really hope this is helpful because I really don’t want anyone to have to go though what we currently are. Also they will tell you that managers have changed but they literally just switch properties every year it’s been the same people for over a decade now and when they switch mother manager will take responsibility for anything that’s happened at the property. They used to have 3 properties but now they only have 2 because they went over an entire year without paying the water bill…meaning everyone had to move out. Now they are raising prices at the other properties to try and make up for it. Also if you are currently living here and planning on moving soon change your bank info the day you leave so they can’t charge you for rent AFTER YOUVE MOVED like they tried to do with me 😊

$835 for a 3 bed /full bath isn’t bad. But as other tenants say, maintenance takes forever. Pot holes are everywhere and they will not take accountability if you damage your vehicle. The grass hasn’t been cut in months, It looks like a jungle back here. Pool isn’t open half way through summer, and the older trailers are in horrible condition. The staff worked are actually nice and friendly people. Is the owner who is a cheapskate. The actual rent is 750 for my particular trailer they charge 40 for (lawn maintenance) and 30 for sewer. Nothing gets done because the owner refuse to pay people to do it. My husband even offered to help assist with the grass and maintenance but they don’t even have the “funds” I wouldn’t recommend this place you can find somewhere better for 835 a month.

This is the home I would love to live in..all the shade is wonderful. The park is cleaned out of all of the bad riff-raff that had been there before the storms. It's a lot better. My daughter just moved in and it's so much better than before. It's quiet and no children running wild, not being under supervision. The pool is open and it closes at 7 pm. So, that there's no kind of trouble, or noise to disturb the homes. Update: We have least the mobile home I wanted. Ms. Angela is plum awesome.
