Country Aire Mobile Home Park About

For many Texans, especially those navigating the competitive housing market in a vibrant city like Austin, mobile home parks offer an alternative pathway to a more stable living situation. These communities typically provide a space for manufactured homes, offering a unique blend of homeownership (of the structure itself) and land lease, often at a more accessible price point than traditional real estate. They can foster a close-knit community atmosphere, making them an appealing option for diverse individuals and families.

Today, we delve into Country Aire Mobile Home Park, located in Austin, Texas. Understanding the experiences of past residents is crucial for anyone considering a move to such a community, as the quality of life can be heavily influenced by park management, community rules, and overall environment. It's important to approach such considerations with a factual lens, acknowledging both the potential benefits and any reported challenges.

The concept of a mobile home park is to offer a structured community environment, where residents own their homes but lease the land they occupy. This model can lead to lower initial housing costs and a sense of permanence not always found in rental apartments. However, the success of such a community often hinges on effective and respectful management, adherence to property standards, and a commitment to resident well-being.

Customer reviews for Country Aire Mobile Home Park paint a complex picture, reflecting experiences that span a range of concerns, primarily from an older period (1995-1998) but offering insights into past management practices. One extensive review from this era highlights severe issues: "My sister and I lived at Country Aire and it seems like a nice place until, the people in the office kept sending a mentally retarded man to mow your yard without your permission... he destroyed our potted plants and our lawn furniture... and there was no one ever available in the office to talk to about him." This review also details disturbing allegations of crime, including a stolen lawn mower and, most distressingly, a home invasion resulting in the mutilation of pets, alongside a threatening note on park stationery. The review also mentions "eviction notice because our mobile homes were 'Dated or Older than 2 yrs'" which is a significant concern regarding tenant rights and property policies.

In contrast, a very recent review offers a glimmer of hope, stating, "Definitely looking better. What a great job the new landscaping company is doing keep up the good work PMJ." This suggests that there might have been changes or improvements at the park since the earlier, highly negative experiences were reported. It is critical for prospective residents to recognize that a park's reputation can evolve over time, especially with changes in ownership or management. However, the severity of past allegations, particularly concerning safety and arbitrary eviction notices, necessitates extreme caution and thorough, independent verification of current conditions.

This article aims to provide a balanced, factual overview, recognizing the historical context of the reviews while also acknowledging any indications of recent improvements. The decision to move into a mobile home park should always be based on comprehensive due diligence, combining historical information with current observations and direct communication with park management and residents.

Location and Accessibility

Country Aire Mobile Home Park is located at 8220 State Hwy 71, Austin, TX 78735, USA. This address places it within the desirable 78735 zip code of Austin, specifically in the Southwest Austin/Oak Hill area. This location offers residents a blend of suburban living with relatively convenient access to the urban core of Austin.

State Highway 71 is a significant east-west artery, ensuring good connectivity to other parts of Austin and beyond. Residents can typically reach downtown Austin, with its vibrant cultural scene, job opportunities, and attractions like the Texas State Capitol and the University of Texas, within a reasonable driving distance, often around 20-30 minutes depending on traffic. The park's position also provides easy access to Loop 1 (Mopac), another crucial north-south highway, facilitating commutes across the city.

The Oak Hill area itself is known for its rolling hills, mature trees, and a sense of natural beauty. It offers local amenities such as grocery stores, retail centers, restaurants, and schools, providing essential services without requiring a long drive into the city center. Additionally, the proximity to outdoor recreational areas, including the Barton Creek Greenbelt and various parks, is a potential draw for those who appreciate nature and outdoor activities. The strategic location on a major highway ensures that despite being in a more suburban setting, the conveniences of Austin are still within reach for Country Aire residents.

Services Offered

Based on the typical operations of a mobile home park designed for community living, Country Aire Mobile Home Park would be expected to provide core services essential for residents. While the historical reviews raise significant concerns about the quality and consistency of these services, the basic offerings usually include:

  • Mobile Home Lot Rentals: Providing designated spaces for manufactured homes with lease agreements.
  • Utility Hookups: Essential connections for electricity, water, and sewer at each individual lot, which are fundamental for manufactured home living.
  • Grounds and Common Area Maintenance: Standard practice for mobile home parks involves maintaining common areas, roads, and potentially landscaped sections. The recent review mentioning a "new landscaping company" suggests an ongoing effort in this regard.
  • On-Site Management: A mobile home park typically has some form of on-site or accessible management for addressing resident concerns, collecting rent, and enforcing park rules, though the effectiveness and responsiveness of this management have been a point of past contention based on reviews.
  • Community Amenities (Historical): The older review mentions a "pool" that "was clean and was open" in the beginning. This suggests that the park historically offered recreational amenities. However, the review also states "everything changed for the worst," implying that the maintenance or accessibility of such amenities may have declined.

It is paramount for any prospective resident to verify the current state and availability of all services and amenities directly with park management, given the severity of past complaints.

Features / Highlights

When assessing the features and highlights of Country Aire Mobile Home Park, it's necessary to weigh the geographical advantages against the very serious past operational concerns highlighted in reviews. From an objective standpoint of what the park provides or could provide:

  • Austin Location: Its prime location in Austin, TX, particularly in the Oak Hill area, offers residents access to a robust economy, educational institutions, and a vibrant cultural and entertainment scene.
  • Manufactured Home Community: Provides an avenue for potentially more affordable housing in Austin through lot rentals for manufactured homes.
  • Accessibility: Situated on State Highway 71, offering easy and direct access to major roadways for commuting and city exploration.
  • Potential for Improvement: The most recent review, "Definitely looking better. What a great job the new landscaping company is doing," suggests ongoing efforts to improve the park's physical appearance. This indicates a potential shift or focus on property enhancement, which could be a positive sign for the future.
  • Greenery & Natural Setting: The Oak Hill area typically features natural landscapes, which could contribute to a more pleasant environment for residents.

However, it is critical to acknowledge that the severe negative feedback from former residents, including allegations of harassment, crime (stolen property, pet mutilation, home invasion), threatening notes, unresponsive management, and arbitrary eviction notices based on home age, significantly overshadow any potential highlights. These reported past conditions represent serious issues concerning safety, security, management integrity, and tenant rights. Any consideration of this park must prioritize investigating whether these deeply concerning issues have been fully and demonstrably resolved under current management and policies.

Conclusion: Why this place is suitable for locals

The suitability of Country Aire Mobile Home Park for locals in Texas, particularly those in the Austin area, is a matter of careful consideration, heavily influenced by its past reputation versus any potential recent improvements. On paper, the park's location in Austin's 78735 zip code, specifically in the Oak Hill area, offers geographical advantages. For Texans seeking more affordable housing options in a booming city like Austin, the concept of a mobile home park can be very attractive, providing a path to homeownership (of the structure) and a sense of community that differs from traditional rentals.

The park's location on State Highway 71 offers good accessibility to Austin's urban centers, employment opportunities, and amenities, making it a potentially convenient base for local residents. If the recent feedback about "looking better" due to a "new landscaping company" indicates a genuine and comprehensive commitment to improving the park's overall environment and management, then this could represent a positive shift for future residents.

However, the extremely serious allegations from past residents—including concerns about unresponsive management, a lack of security leading to crime and property damage (even disturbing acts against pets), and arbitrary eviction notices based on mobile home age—are profound and cannot be overlooked. These past issues directly impact the fundamental expectations of safety, stability, and fair treatment that any Texan would have for their home and community. The legality of "eviction notice because our mobile homes were 'Dated or Older than 2 yrs'" would also warrant thorough investigation into current Texas Manufactured Home Tenancies Act regulations, which generally protect tenants from such arbitrary evictions if rules are followed.

For locals, suitability hinges on ensuring that these severe historical issues have been definitively resolved and that current management operates with transparency, respect for tenant rights, and a commitment to resident safety and well-being. Without clear, verifiable evidence that the park has undergone a complete transformation in its operational and ethical standards, and a sustained period of positive, well-substantiated current reviews, Country Aire Mobile Home Park remains a location that requires extreme caution and extensive personal vetting by any prospective Texan resident.

My sister and I lived at Country Aire and it seems like a nice place until, the people in the office kept sending a mentally retarded man to mow your yard without your permission or even after you had already mowed it, he destroyed our potted plants and our lawn furniture while we were at work, and there was no one ever available in the office to talk to about him and we had to call the Austin / Travis county police to get him off our yard. As for crime.. when my sister bought a new electric lawn mower it was stolen right off our front porch we went in the trailer house for about 15 minutes and whomever took it cut the chain and lock we secured it with and what coincident right after (An hour later exactly) that it happened the mentally retarded man showed up to mow our yard, he said he was told to come mow our yard cause we had our mower stolen. It was all very strange. When my sister's mobile home that she bought brand new from Country Aire turned 2 yrs old they told her she had to move her trailer or purchase a newer model apparently they were "getting rid of the old trailers" to beautify the trailer park. We weren't the only ones that were sent an eviction notice because our mobile homes were "Dated or Older than 2 yrs" It was nice in the beginning the pool was clean and was open, but after while everything changed for the worst, the office personnel / owner / staff were rude and unable to any and all concerns to the point that you had to involve the Travis county inspectors/ City of Austin. My sister and I lived in Country Aire from 1995 to 1998.. and when our father passed away in November of 1997 and we had to leave to the Rio Grande Valley South Texas for our father's funeral, our 3 pet kittens (we kept them in the mobile home-they are indoor kittens) were cut up and mutilated in our trailer, our friend that was watching them in our trailer called us to let us know what happened. She said that when she got home from work the front door had been kicked open and the lock & door on had been removed. She called the police cause who ever did it also left a threatening note taped on the inside of front door that was on Country Aire personalized stationary. THAT WAS THE LAST STRAW..IT WAS MORE THAN ENOUGH FOR US AND MY SISTER HAD HER TRAILER MOVED TO SOME LAND SHE PURCHASED AND I MOVED CLOSER TO MY JOB.

Loud music that lasts all night. The property manager is very rude and extremely unprofessional. Most of the units either have black mold or some other kind of serious damage. Bad, bad, bad and worse. Just read some of her responses..... her professionalism shows its self.
