When considering if Country Estates Mobile Home Community is suitable for locals in Georgia, it’s important to weigh various factors based on the available information. For some local residents seeking an immediate housing solution, especially if options are limited, this community might serve as a temporary or short-term living arrangement. The community has a long-standing presence in Rex, GA, suggesting it has been a consistent housing provider for a significant period. Some residents have described it as "pretty quiet," which can be a desirable characteristic for individuals or small families seeking a less chaotic environment. The presence of cameras monitored by owners and the enforcement of rules through fines indicate an attempt by management to maintain order within the community, which some residents might appreciate for perceived safety and compliance.
However, prospective locals should be aware of significant concerns highlighted by current and former residents. The age of the housing units, with some noted to be 50-60 years old and potentially having electrical issues or being in disrepair, is a major consideration. The term "terribly ran down" and descriptions of units "falling apart" suggest that the physical condition of many homes may not meet modern living standards. Furthermore, reports of infestations (roaches, mice, rats, cats) and high, inconsistent water bills are serious issues that could significantly impact the quality of life and financial stability of residents. Past news reports mentioning drug usage are also a notable concern for safety and community well-being.
The stated rent range of $750-$1000 for a 2-bedroom unit, combined with the described conditions, is highlighted by residents as being "crazy high." This suggests that for many locals, the cost-to-value proposition may not be favorable. While one side of the community is reportedly "nice," the other side being "ran down" indicates an inconsistent living experience within the same community. Therefore, for locals in Georgia, Country Estates Mobile Home Community might only be suitable as a last resort or a very temporary solution for those with limited options. It is crucial for anyone considering this community to visit in person, thoroughly inspect any potential unit and lot, speak with multiple current residents, and meticulously review all lease agreements and financial terms, especially regarding utilities, before committing. A clear understanding of the rules, fines, and the actual condition of the specific unit and surrounding area is paramount to avoid potential dissatisfaction.
Customer Reviews
Ok...so this little... community...it has been there longer than I've been alive. I'm 41...that said, the place is pretty quiet, of course the camera's up and down the street monitored by the owners keeps everyone in check I guess.plus they have some pretty hefty fines for any of the rule breakers...no warning, just fine you. And the housing... well it is also about 50-60 years old...and we are talking mobile homes, trailers, fabricated modular homes... whatever name you put on it...they are all aged and falling apart, with electrical issues and should probably all be condemned and demolished...but here's the real kicker...for a 2 bedroom, you are going to pay $750-$1000...crazy!!! But crazy is as crazy does, and sometimes it gets crazy!!!
My friend rents here. And let me tell you something if you have to find something to live I. For now I understand. But if you have options remove this from those options. Most homes are terribly ran down. One side is nice and the other ran down. Trailer 15 and down is ran down.. roach infestation, mice, rats and also CATS!! running everywhere go to the lot.yourself and look at lot 15 and the two trailers adjacent. All three are ran down and raggedy. Rent is high. And my friend as many other residents are complaining of a water bill scheme. Everyone's water bill rises tremendously. Also this lot has been on the news before for it's infestations and drug usage. I really feel bad for my friend because they're good people and it's sad they have to deal with this. I also seen where a lady said she owns three units here. Whenever you have a owner reviewing that is a sign of deceitfulness. Ask people who live there what they think.
Nasty disgusting place to live. Roach and rat infested. Manager refuses to fix anything. Owner is too cheap to make repairs. Owner is ghetto and ratchet. Little old maintenance man is a perv. My bestie lives there and her trailer is in horrible condition. Hopefully she gets out soon cause this place is horrible and needs to be shut down asap. I wouldn't let my dog live here
Boy some people.... we been here for 14 years and no it hasn't been the best place to live at times but the new owner is fixing things up the dope heads are gone. It's quiet around there.... the manager is a good person and will work with you if you need her to. People just love to hate on anything and anyone!
This place is extremely ran down. The rent is entirely to high for the trailers to be falling apart around you. I have a friend that lives out there and when her refrigerator went out it took almost 3 weeks to replace it and she ended up having to pay for it just to get a new one. She had a leak under her house for almost 2 months and recieved a water bill for over 600 dollars and they refused to compensate her at all for the bill she had to pay even though she informed them of the leak prior to receiving the very high bill. Ridiculous
