I moved here 3 years ago when new management just arrived. I can see how they are trying to do the needed landscaping and up keep of the park. It looks really nice! The pool was beautiful this year. I try to keep my lot up keep and feel it’s peaceful here. I gave 5 stars because never had an issue that wasn’t resolved.

Verrrryyyy run down. Poor maintenance on the lots. Will not remove the deadly limbs from damaged pine trees. There are several septic tanks that are running over. Sewer running down the streets. Some vacant lots are piled up with old trees and trash. I was looking at moving in but NO WAY !!!! Talked to a few tenants that wished that they never moved there. Lot rent goes up after you move in. Can't get anything done. Management always has some excuse to not do anything. Etc. Etc. Etc. Looking somewhere else. You should do the same.

Have been waiting 4 years for my lease agreement to be adhered to. Was charged for sewer but corrected to septic, but no refund was offered. Property management charges a lot rent that was never agreed upon, and there is activity throughout the night. Harassment and threats are common place. Constant water leaks and erosion causing trees to fall regularly endangering lives.

It's not a terrible place. The homes are decently spaced apart compared to some mobile home parks I've seen. The overall community keeps to themselves and don't cause any issues with eachother. The office times could be better but I can't say I've been to the office enough times to care about the hours. They have a pool. Brand new mailboxes. I'd say overall it's a pretty decent place to live. It's close to a Walmart which is pretty nice. There's a park nearby.

Under new management and so far not so good. They just sent out notice to raise lot rent by $25 starting March 2020. They also sent notices that if your leaves were not cleared or your home not pressure washed they would do it for you and charge back. I pay a septic fee and when it filled I requested to have it pumped but all they did was connect a hose running into the neighboring place. It is now Jan 30 2020 and I have yet to receive a 1098 mortgage interest form and the office is of course closed for the day. Also not surprisingly the number listed under the Google listing is no longer valid. Things like this have happened to me on and off but progresses the longer I am here. On a side note they did not even bother to bury the pipe, or rig, they used for my septic. On a good note I have had no issues whatsoever with my neighbors or with anyone trying to steal.
