Mobile Home Lot Rentals: The primary service offered is the rental of individual lots where residents can place their own mobile or manufactured homes. This provides an opportunity for homeownership at a potentially lower cost than traditional housing, with residents paying a monthly lot rent.
-
Camper Side/RV Lot Rentals: As indicated by a past resident review, the park also appears to offer long-term lot rentals for campers or RVs. This can be a valuable service for individuals or families who own recreational vehicles and seek a stable, extended-stay location.
-
Utilities Infrastructure: While residents are typically responsible for setting up and paying for their own utilities (such as electricity through Georgia Power), the park provides the necessary hook-ups for water, sewer, and electricity on each lot. Some sources suggest water and sewer might be included in lot rent or billed separately based on metered usage, with trash collection often included.
-
Community Management: The park provides on-site or readily available management to oversee the community, handle resident inquiries, and enforce park rules. Positive feedback from a former resident highlights excellent management on the "camper side," indicating a focus on resident support.
-
Waste Management: Access to organized waste disposal, typically through on-site dumpsters or individual toters with scheduled pickups, is a standard service that contributes to the cleanliness and convenience of the park.
-
Established Community: Dean Forest Mobile Home Park has been a part of the Savannah landscape for some time. Established communities often offer a more settled and predictable living environment, with existing infrastructure and a defined community character.
-

-
Pet-Friendly Aspect (Cats): One review specifically mentions "Lots of cats in the colony too! But most are fixed and really lovey," suggesting a degree of pet-friendliness, at least for feline residents. It's advisable to confirm specific pet policies with management.

It addresses several key needs that locals prioritize when seeking a place to live, making it a suitable choice for a diverse range of individuals and families.
Firstly, affordability is a significant factor. In a dynamic real estate market like Savannah's, mobile home parks often provide a more accessible entry point to a stable living situation compared to the often higher costs of traditional homeownership or apartment rentals. The ability to own your mobile home while renting the lot can offer financial advantages and a sense of permanence that many Georgians seek. This makes it an attractive option for those on a budget or looking to minimize housing expenses.
Secondly, the nature of mobile home park living, particularly in an established community like Dean Forest, often fosters a unique sense of community. The reviews, even those indicating past changes, highlight a period where "Everyone got along" and "We helped everyone," and a current "camper side" where "people mind their own business, don't steal, are pretty honest folks." This suggests an environment where residents can find a quiet, respectful, and potentially supportive neighborhood. For locals who value neighborly connections and a peaceful atmosphere, this can be a strong draw.
Finally, the strategic location on Dean Forest Road in Savannah cannot be overstated. Easy access to major interstates (I-16, I-95) means convenient commutes to employment hubs, educational institutions, and essential services throughout Savannah. Whether it's for work at the port, medical facilities, or exploring the city's myriad attractions, residents benefit from streamlined travel. This blend of practical accessibility and a sense of quiet community within a thriving city makes Dean Forest Mobile Home Park a viable and attractive option for many Georgians looking for their next place to call home.
Customer Reviews
This was a great place to live until the new manager was put in place. Everyone got along. I lived there for 7 years. Never had a problem with my landlord. We helped everyone. And we were evicted for reasons that we didn't have any thing to do with
Camper side management is amazing. I went to thru the hardest part of my life living in this park & management was nothing short of spectacular, caring, beyond understanding of my situation (my husband passed away) the entire time I was there. It most definitely can improve but for the most part, on the camper side at least, people mind their own business, don't steal, are pretty honest folks.... Lots of cats in the colony too! But most are fixed and really lovey
The police were there about as much as their full time campers. I was there for two months and didn't have time to move due to work. Lots of full time people with RVs which haven't moved in years, if not decades. I travel all over the U.S. and this is by far the worst RV park I have ever stayed at. I WOULD NOT stay here again. You can only pay in cash or money order, no trash service, dirt roads, mow your own lot, loud neighbors, police visits, very low end. Attached photo is the first RV you see when pulling in. If you see it, you'll know you're in the right spot!
I'm sorry but I live here and I think maybe it would be wise to be quiet this time. But I will say this one thing I've lived here for over 14 years and I think this part of Chatham county is beautiful, lots of water nearby and big trees and all kinds of wildlife in the area.
Absolutely the most disgusting trailer park/rv park I have ever been to or seen. I travel for work with my camper and unfortunately there was nowhere else with a vacancy writhing 75 miles. I believe out of the 10 or more rv lots I was the only one who was actually mobile. Everyone else looks like they haven't moved in years. Dozens of cats terrorizing the place and stray dogs as well. Offered no dumpster or trash service like the ad said it did. Did not keep up with lawn care, I had to pull weeds by hand after being there for 2 months. And when I left the owner Walter would not return calls or text about my deposit. I should of expected his business prowess to reflect his trailer park. Complete trash. Stay away.
