Fair Meadows Estates About
For Tennesseans considering a mobile home community in the Hixson area, understanding the real-world experiences of current and former residents is essential. Fair Meadows Estates, located in Hixson, Tennessee, has been the subject of critical public reviews that highlight significant concerns regarding its living environment and management practices. While mobile home parks often offer an affordable housing solution, the quality of life within them is heavily influenced by factors such as community atmosphere, property maintenance, and landlord-tenant relations.
One review paints a particularly challenging picture, stating, "This trailer park is super problematic, to many nosy drunks, an everyone cause problems. Trailers are run down an need lots of repairs, loud music 24/7 also uncalled for bills to pay. Not all dogs are on leashes which can be very dangerous an it is not a place to call home at all." This comprehensive critique raises serious concerns about noise levels, property conditions, pet safety, and the overall sense of community, suggesting an environment that may not be conducive to peaceful living.
Further reinforcing these issues, another reviewer points to the management as a primary source of problems: "I don’t think it’s a bad place to be in but the Owner or land lord is the problem because they barley have any proper communication and raise the prices way too high compared to previous months and then complain about the smallest things to the people living there." This highlights critical issues with communication, pricing transparency, and management's approach to tenant relations.
Given these strong negative sentiments, this article will provide a factual and direct overview of Fair Meadows Estates based solely on the available public data. Our aim is to help you, as a local Hixson resident, make a fully informed decision by presenting the reported challenges and allowing you to weigh these factors against your housing priorities. It’s clear that potential residents should proceed with caution and thorough investigation before considering Fair Meadows Estates as their next home.
Fair Meadows Estates is located at 6225 Dayton Blvd, Hixson, TN 37343, USA. This address places the mobile home park directly on Dayton Boulevard, a major thoroughfare in Hixson, a large suburb of Chattanooga, Tennessee. This location offers significant advantages in terms of accessibility and proximity to amenities.
Being on Dayton Boulevard means residents have immediate and convenient access to a wide array of local services. Hixson is a well-developed area with numerous grocery stores, restaurants, retail outlets, healthcare facilities, and schools. This eliminates the need for extensive travel for daily necessities, making it a very practical location for residents who rely on easy access to urban conveniences.
Furthermore, Hixson's position as a northern suburb of Chattanooga provides residents with easy access to the larger metropolitan area. Commuting to Chattanooga for employment, entertainment, or specialized services is generally straightforward via Dayton Boulevard and connecting routes. This blend of suburban convenience with close proximity to a major city makes the geographic location of Fair Meadows Estates highly accessible for Tennesseans seeking urban amenities within a mobile home park setting. While the reviews highlight internal issues, the physical location itself is generally considered desirable due to its connectivity and access to a comprehensive range of services.
Based on the critical customer reviews provided, the services offered at Fair Meadows Estates appear to be problematic, with significant issues raised by residents. While the core services of a mobile home park typically include lot rentals and utility hookups, the quality and management of these services are called into question:
- Lot Rentals with Infrastructure: As a mobile home park, Fair Meadows Estates would provide lots for manufactured homes, presumably with connections for electricity, water, and sewer. However, the review stating "Trailers are run down an need lots of repairs" suggests that the infrastructure or the standards enforced for homes on these lots might be lacking.
- Utility Billing (Problematic): Residents complain about "uncalled for bills to pay," indicating potential issues with transparent or fair utility billing practices. This is a critical service area that appears to cause dissatisfaction.
- Management and Communication (Severely Lacking): A major point of contention is the park's management. Reviewers state, "the Owner or land lord is the problem because they barley have any proper communication." This lack of "proper communication" is a significant service failure, leading to frustration among residents.
- Rent Adjustments (Problematic): Concerns are raised that management "raise the prices way too high compared to previous months," suggesting arbitrary or poorly communicated rent increases, which is a key service aspect for a mobile home park.
- Rule Enforcement (Lacking): The complaint "Not all dogs are on leashes which can be very dangerous" indicates a failure in enforcing crucial park rules related to pet safety, which is a fundamental service for resident well-being.
- Addressing Tenant Concerns (Lacking): The management is also criticized for complaining "about the smallest things to the people living there," suggesting a focus on minor issues while potentially neglecting larger problems or failing to address resident complaints constructively.
- Community Environment (Problematic): The description of "too many nosy drunks, an everyone cause problems," along with "loud music 24/7," points to a failure in maintaining a peaceful and respectful living environment, which is an implicit service offered by any residential community.
Overall, while basic infrastructure might be present, the execution and management of essential services at Fair Meadows Estates appear to be significantly flawed, leading to a negative living experience for residents as reported.
Based on the provided customer reviews, the "features" and "highlights" of Fair Meadows Estates are predominantly negative, pointing to significant issues that prospective residents should be aware of. It's crucial to present these candidly to provide a factual overview:
- Run-Down Property Condition: A major "highlight" (in a negative sense) is the reported poor condition of the homes within the park: "Trailers are run down an need lots of repairs." This suggests a lack of property maintenance standards or investment, impacting the overall appearance and safety of the community.
- Excessive Noise Levels: "Loud music 24/7" is explicitly mentioned, indicating a significant problem with noise pollution. This creates an unpleasant living environment and a lack of peace for residents, directly contradicting the expectation of a quiet home.
- Problematic Community Atmosphere: The park is described as having "too many nosy drunks, an everyone cause problems." This points to a dysfunctional and disruptive social environment, characterized by conflict and undesirable behavior among residents.
- Lack of Pet Leash Enforcement: "Not all dogs are on leashes which can be very dangerous" is a critical safety concern. This highlights a failure in enforcing basic pet regulations, potentially leading to unsafe encounters within the community.
- Poor Landlord Communication: A significant recurring "feature" is the "barley have any proper communication" from the owner or landlord. This lack of transparency and responsiveness is a major detractor for residents trying to address issues or understand policies.
- Unjustified Price Hikes: Reviewers highlight that management "raise the prices way too high compared to previous months and then complain about the smallest things to the people living there." This suggests arbitrary and unfair pricing practices, creating financial instability and frustration for tenants.
- Sense of Un-homeliness: The overarching sentiment, "it is not a place to call home at all," serves as a stark "highlight," indicating that the park fails to provide a comfortable, safe, or welcoming environment that residents expect from their housing.
In summary, while the park is physically located in a well-connected area of Hixson, the internal features and community dynamics, as reported by residents, present a highly problematic living situation rather than desirable highlights.
Based on the highly critical customer reviews for Fair Meadows Estates, there is no indication of any "Promotions or Special Offers" being provided by the mobile home park. The existing feedback points to issues with pricing transparency and increases, rather than any beneficial offers for residents or prospective tenants.
Specifically, one review states that management "raise the prices way too high compared to previous months and then complain about the smallest things to the people living there." This suggests a lack of consistent or favorable pricing, and certainly no mention of any promotions that would attract or reward residents.
In the context of these reviews, the "offer" from Fair Meadows Estates appears to be a basic lot rental for a manufactured home. However, the reported conditions – including "uncalled for bills to pay" and arbitrary "price way too high" – suggest that the financial aspect is a source of contention rather than a promotional benefit.
Therefore, prospective residents should not expect any special offers or discounts when considering Fair Meadows Estates. The focus, as indicated by the reviews, is on managing existing tenancies, often controversially, rather than attracting new residents through promotional means. Any pricing information or terms would need to be directly confirmed with the park management, with a keen eye for transparency and long-term stability given the feedback received.

Given the extremely negative and specific nature of the customer reviews, it is highly recommended that any individual considering Fair Meadows Estates contact the park directly with a comprehensive list of questions. These questions should specifically address the concerns raised in the reviews, such as:
- What are the current lot rental rates, and how frequently do they change? Are there any clear policies on rent increases?
- What are the specific terms regarding utility billing, and how are "uncalled for bills" handled?
- What is the park's policy on pet leashing and control, and how is it enforced?
- What measures are in place to address noise complaints and ensure a peaceful living environment?
- What are the expectations for home maintenance, and what support, if any, does the park provide?
- How does management facilitate "proper communication" with residents and address their concerns?
It would also be prudent to visit the park in person at different times of day to observe the environment, and if possible, speak with current residents to gather firsthand, unvarnished perspectives. Due diligence is absolutely crucial before considering Fair Meadows Estates as a potential home.
For Tennesseans, particularly those in the Hixson area, Fair Meadows Estates presents a housing option that, based on current public reviews, is associated with significant challenges and is therefore generally not suitable for most individuals or families seeking a stable, peaceful, and well-managed home. While its location on Dayton Boulevard in Hixson is geographically convenient for accessing local amenities and the broader Chattanooga area, the internal living conditions appear to severely detract from this advantage.
The repeated complaints about "noisy drunks," "loud music 24/7," "run down" trailers, and a dangerous lack of leash enforcement for dogs point to a problematic and potentially unsafe community environment. Furthermore, critical issues with management, including "barley any proper communication," arbitrary "price way too high," and a tendency to "complain about the smallest things" while seemingly ignoring larger problems, undermine the very foundation of a livable community. The sentiment that it is "not a place to call home at all" strongly indicates that the park currently falls short of providing a basic quality of life that residents expect. Therefore, for most locals in Tennessee, and especially families, Fair Meadows Estates, as described by its residents, would not be recommended as a suitable place to live due to the pervasive and serious issues reported.

This trailer park is super problematic, to many nosy drunks, an everyone cause problems. Trailers are run down an need lots of repairs, loud music 24/7 also uncalled for bills to pay. Not all dogs are on leashes which can be very dangerous an it is not a place to call home at all. The people that own the trailer park should be the only ones allowed to run this place. I do not recommend livin here at all
I don’t think it’s a bad place to be in but the Owner or land lord is the problem because they barley have any proper communication and raise the prices way too high compared to previous months and then complain about the smallest things to the people living there
If you want a place to call HOME this is not the place to LIVE. Your told what you can and can't have in your yard. They have a man that drinks from dusk til Dawn that causes a lot of problems for other tenants. It's managed by a man that's Cubian. You aren't able to ever speak to the owners except thru emails that never get replied to. They charge you each month for sewer and water but each month the fee is beyond what it should cost. They tack on fees for things wrong with their trailers but their rentals it's their place to fix things. I've had mold in my home for over 6months with An AX UNIT that won't work unless theirs no filter. IF YOUR WISE DO NOT RENT FROM THE SLUMLORDS...
Decent trailer park, kinda tight on space but seems to be kept up well.
The management here is poor. There are some newer trailers there now, but the owners care nothing for their tenants. The road that goes through the park is also very rough.
