One resident highly recommends living in Tall Pines Estates Community, stating, "I drove through Tall Pines Estates Community and was impressed by how clean and orderly this community is. I highly recommend living in Tall Pines Estates Community!" This suggests a visually appealing and well-managed physical environment, which is a significant draw for many. A clean and orderly park often reflects a commitment to maintaining property values and a pleasant living space for all residents.
However, another review presents a starkly different experience, raising serious allegations: "I know a lady who lives here and has for years. a while back she received a letter of improvements that had to be made to the mobile home. when improvements were almost complete, they gave her a eviction notice. they make it sound nice but it's just another crooked trailer park, stealing trailers." This review implies a challenging relationship with management and raises concerns about potential unfair practices regarding property improvements and evictions. Such claims highlight the importance of understanding tenant rights in mobile home parks and thoroughly reviewing any lease agreements.
Given these contrasting perspectives, it becomes essential for prospective residents to delve deeper than surface appearances. Based on general information about mobile home parks and the limited provided reviews for Tall Pines Estates Community, we can outline the typical services offered, along with specific insights where available:
- Lot Rentals: The core service of Tall Pines Estates Community, like any mobile home park, is the provision of individual lots for the placement of manufactured homes. Residents own their homes but lease the land underneath. Each lot is designed for a single-family manufactured home.
- Utility Hookups: Essential utility connections are provided at each lot, typically including electricity, water, and sewer services. Residents are generally responsible for connecting their homes to these hookups and for the associated utility bills. Some mobile home parks include water, sewer, and garbage removal in the monthly lot rent, but this needs to be confirmed directly with Tall Pines Estates Community.
- Community Management: The park has management responsible for overseeing daily operations, enforcing rules, and interacting with residents. One review explicitly mentions concerns about management practices, particularly regarding improvement letters and eviction notices, suggesting that interaction with management can be a significant aspect of living here. Conversely, another reviewer, a friend of a resident, implies a positive management experience by noting how clean and orderly the community is, which usually requires diligent management.
- Maintenance of Common Areas: An "orderly" and "clean" community, as one reviewer noted, suggests that the park management is responsible for maintaining common areas, internal roads, and landscaping. This contributes to the overall aesthetic and livability of the community.
- Security: While not explicitly mentioned in the provided reviews, some mobile home parks offer security measures like on-site management, surveillance cameras, or gated entrances to enhance resident safety. For example, some Tall Pines Estates in other states mention a "full-time security and maintenance crew." Prospective residents should inquire about any security features.
- Rules and Regulations: Mobile home parks establish rules and regulations to ensure a harmonious living environment. The mention of "letters of improvements that had to be made to the mobile home" indicates that the park enforces standards for home appearance and maintenance. Understanding these rules before moving in is crucial.
Specific amenities like clubhouses, recreational facilities, or playgrounds are not mentioned in the provided reviews. Interested parties should contact Tall Pines Estates Community directly to confirm the full range of services and amenities available.
Tall Pines Estates Community, through the lens of its residents, offers a nuanced set of features and highlights that are important for prospective Tennesseans to consider:
- Cleanliness and Orderliness: A significant highlight, as noted by one visitor, is the community's appearance: "I drove through Tall Pines Estates Community and was impressed by how clean and orderly this community is." This suggests a well-maintained environment, which contributes to a pleasant living experience and can reflect positively on property pride among residents.
- Sense of Community (Positive Perspective): A friend of a resident highlighted, "he told me how much he likes living there." This anecdotal evidence, coupled with the overall impression of order, suggests that at least for some, the community fosters a positive living experience where residents are content.
- Affordable Retirement Lifestyle (Inferred): While not explicitly stated in the provided reviews for THIS specific Tall Pines Estates, other communities with the same name, particularly in different states, market themselves as offering an "affordable retirement lifestyle in a safe and well-kept community." Given that mobile home parks generally cater to affordability, this could be an implicit highlight for this location as well, though it's important not to assume.
- Potential for Long-Term Residency: The review mentioning a "lady who lives here and has for years" indicates that the park supports and accommodates long-term residents, providing a stable living environment for those seeking a permanent home.
- Ownership of Mobile Homes: A key feature of mobile home parks is that residents typically own their manufactured homes while leasing the land. This allows for personal investment in the home and potentially building equity in the structure, a distinct advantage over apartment renting.
- Controversy Regarding Management Practices: A significant highlight, albeit a negative one, is the serious concern raised about management practices. The claim that a resident received an eviction notice after making improvements, leading one reviewer to label it a "crooked trailer park, stealing trailers," is a critical point for consideration. This suggests potential issues with tenant relations, lease enforcement, or communication from management. This directly contrasts with the positive impression of cleanliness and order.
- Need for Due Diligence: The conflicting reviews underscore a crucial "feature": the necessity for prospective residents to conduct thorough due diligence. This includes carefully reviewing lease agreements, understanding park rules, and perhaps speaking with multiple residents to gain a balanced perspective before committing to residency.
The available information does not specify any "Promotions or Special Offers" for Tall Pines Estates Community. Mobile home parks typically do not engage in the type of short-term promotional activities seen in retail or hospitality sectors.
The "offer" from Tall Pines Estates Community would primarily be its core value proposition: a space for long-term mobile home living. This generally includes:
- Competitive Lot Rental Rates: The inherent "special offer" of mobile home park living is often the affordability of the land lease compared to purchasing land or renting a traditional home. This makes it an accessible housing option for many.
- Community Stability: As a mobile home park, it aims to provide a stable, long-term residential environment, fostering a sense of community for its residents.
- Well-Maintained Environment (Controversial): As noted by one reviewer, the park presents as "clean and orderly." While not a discount, a well-kept environment is a significant value proposition that attracts and retains residents.
Prospective residents interested in specific terms, such as lease lengths, any initial incentives, or details on lot rent, should directly contact the park management. They would be able to provide the most current and accurate information regarding financial arrangements and any available special conditions for new residents.

However, its suitability for locals comes with an important caveat due to the serious allegations regarding management practices and eviction notices raised in another review. This means that while some may find it a perfectly acceptable and enjoyable place to live, it is imperative for prospective residents to conduct thorough due diligence. Understanding the lease agreement in detail, inquiring about park rules regarding home improvements, and perhaps speaking with multiple current residents about their experiences with management are crucial steps. I know a lady who lives here and has for years. a while back she received a letter of improvements that had to be made to the mobile home. when improvements were about complete, they gave her a eviction notice. they make it sound nice but it's just another crooked trailer park, stealing trailers.
A friend of mine lives there. I visited him and he told me how much he likes living there. I drove through Tall Pines Estates Community and was impressed by how clean and orderly this community is. I highly recommend living in Tall Pines Estates Community!
My mother lives there and she likes it there but they raise the rent every 6 months since she's been there and they have to pay water and trash services...no storm shelters or anything
Stay away from this park. The management are forcing people to move (or abandon if they can not afford to move ) their homes. They do not give an actual reason or a term of the lease that was broken, or any other notice that would suggest some rule was not followed. Moving these homes is very expensive and most people on fixed incomes can not afford to do so. They have friends that they will send to your home with a lowball offer and a message something along the lines of "you are out of time, you have to move your home out" as they work together to squeeze seniors into selling their home for pennies. I say friend because that seems like privileged information to me. This is a horrible practice and to target seniors with such an aggressive tactic is inhumane. The only response they will give is 'there is more to the story' but I can assure you that there is not. There was no violation of a lease agreement, this is about making more money. Anything else that is said beyond that is a lie. This is real, and it is happening right here in our community. This is not the first time, and it will certainly not be the last. Do not think for one second that something like this could not happen to you or somebody you care about. Do not be their next victim.
I’ve just heard of an elderly Lady who lives at Tall Pines being served eviction papers. The Lady has lived there for 8 years, has many health problems, has paid her rent on time for the time she has lived there. At one point, due to emergency situation, took in her daughter & three grandchildren temporarily. Management contacted her, threatened eviction. After hearing this, the Lady did get her daughter & her family out. Her mobile home is now for sale, management has served her with eviction notice, she was quoted a $10,000 fee for removing her home from the property & advised if doesn’t remove it, management will keep it! I don’t understand this. Please help me understand how this can happen to an elderly Lady on a fixed income.
