As an established mobile home park, Fairview Mobile Home Park is expected to provide fundamental services essential for residents to comfortably live in their manufactured homes. While specific, detailed service lists are often best confirmed directly with park management, here are the common services typically offered by such communities:
- Lot Rental: The core service is the leasing of individual land lots on which residents place their manufactured homes. This allows residents to own their home structure while paying a recurring fee for the land, which often includes certain communal services.
- Utility Hookups: Residents can anticipate access to necessary utility connections, including water, sewer, and electricity at each lot. The specifics of billing for these utilities (e.g., whether they are included in lot rent or billed separately by utility companies) should be clarified with park management.
- Road Maintenance: The internal roads within the mobile home park are generally maintained by the park management, ensuring accessibility and safety for residents' vehicles. This includes upkeep of the road surface, which, as noted in historical reviews, has transitioned from sand to asphalt, indicating ongoing improvements over time.
- Waste Management: Services for trash and recycling collection are typically arranged by the park, often included in the lot rent or managed through a communal system.
- On-site or Accessible Management: While not always a full-time, visible presence, mobile home parks usually have designated management or a landlord available to address resident concerns, enforce park rules, and manage the property. The level of accessibility and responsiveness can vary by park.
- Community Upkeep: General maintenance of common areas within the park, if any, falls under the responsibility of park management, contributing to the overall appearance and appeal of the community.
Prospective residents in Missouri considering Fairview Mobile Home Park should directly contact the management to obtain a precise and current list of all services provided, clarify which utilities are included in the lot rent, and understand any associated fees. This direct communication is crucial for making an informed decision about residency.
Fairview Mobile Home Park, like any long-standing community, has features and highlights that shape the living experience for its residents in Troy, MO. Based on the provided information and the nature of established mobile home parks, here are some key aspects:
- Affordable Housing: A primary highlight for many is the affordability that mobile home living can offer, particularly when compared to the cost of purchasing a traditional home or even renting apartments in some areas. This can provide a crucial pathway to independent living or homeownership for budget-conscious individuals and families in Missouri.
- Established Community: Having been in existence for a significant period (as indicated by the historical review mentioning sand roads), Fairview Mobile Home Park is an established community. This means it has a history, existing infrastructure, and potentially long-term residents who contribute to the community's character and stability.
- Individual Home Sites: Residents typically have their own mobile home on a dedicated lot, offering more personal space and privacy than apartment living. This often includes a small yard area, allowing for some personal outdoor space and gardening.
- Local Neighbors: Reviews suggest a history of "fairly nice neighbors," indicating a potential for community interaction and a neighborhood feel. The personal anecdotes about friendly interactions, like receiving peanuts from a neighbor, highlight a past and possibly present sense of neighborliness.
- Convenient Troy Location: As detailed previously, the park's location in Troy, MO, offers good access to local amenities, schools, and major roadways, making daily life practical and commutes manageable for residents.
- Safety Considerations: While some resident experiences vary, a review mentioning it "seems to be a safe area to walk through" suggests that the general perception of the immediate vicinity is one of safety. This is an important factor for any residential community.
It is important to note that perspectives on features like "older" trailers or the "run down" appearance can vary, and prospective residents should conduct their own visit to assess the current condition and atmosphere. However, the core highlights of affordability, established community, and a convenient location remain central to Fairview Mobile Home Park's offering for Missouri locals.
In the context of an established mobile home park like Fairview Mobile Home Park, promotional offers and special deals are typically not advertised in the same way as they might be for retail businesses or new housing developments. Instead, any "promotions" would generally revolve around direct incentives for new residents, or perhaps specific terms related to available homes within the park.
For Missouri locals considering Fairview Mobile Home Park, the best approach to inquire about any potential promotions or special offers would be to contact the park management directly. These might include:
- Move-In Incentives: Occasionally, parks might offer a reduced security deposit, a discount on the first month's lot rent, or assistance with moving costs for new residents.
- Available Home Sales: If the park facilitates the sale of pre-owned manufactured homes on its lots, there might be specific pricing, financing options, or renovation incentives for these units. This would be entirely dependent on current inventory.
- Seasonal Offers: While less common, very specific seasonal promotions might occur, such as a waiver of certain fees for moving a new home onto a lot during a slower period.
It is crucial to understand that any such offers are at the discretion of the park management and would be communicated directly. Relying on past online reviews for promotional information is not advisable, as these can be outdated or not reflective of current policies. Therefore, the most accurate and up-to-date information on any promotions or available incentives would come from a direct conversation with Fairview Mobile Home Park management.

I moved with my grandparents back when that place had sand for the roads instead of asphalt when I was younger. it was wasn't a bad place to grow up. the neighbors were fairly nice and the lady across the street from 341 always gave me peanuts when I talked to her. Myself devon Tobias and Ian all had a good time while it lasted. I wonder if any of the old people still live there
I wish I could give this place 0 stars. I'm a kid who lived there's since I was in second grade. My family finally moved back in January and here's why. 1. I was yelled at for riding my bike in the road cause it was wrong and riding in people's lawn is better to do so. (The man is delusional) 2. Cops were called on me and my little brother because it was his birthday and I was teaching him how to ride a bike. And it was hurting the property apperently 3. The landlord walked straight into the trailer where we were staying and said "I own it. I can do what I want" 4. Made my parents pay personal property tax on something we didn't own. There is so much more to say and so many worse things it's unbelievable. If you're thinking about moving here DONT
Landlord is genuinely delusional and only cares about money. He puts 40 huge speed bumps every 20 feet and if anything breaks he will blame you for it and send someone to fix it whenever he remembers (which is rare).
Landlord blows. Doesn't care about his residents. If your AC is out good luck getting it fixed before winter comes. Also for some reason he has an obsession with speed bumps. He literally installed a square speed bump. Like why is that a thing?
Landlord has changed hands and the new owners actually care about the people and the property. Give the new people and chance and you'll see. They're awesome.
