Based on the general characteristics of manufactured home communities and insights from public reviews, Greenbriar Village Mobile Home Park offers features primarily related to basic residential infrastructure. However, potential highlights for residents are significantly overshadowed by concerns raised in the provided feedback:
It is critically important for prospective residents to understand that the positive aspects typically associated with manufactured home park features (like community amenities, well-maintained homes, and supportive management) are heavily contradicted by the provided customer and employee reviews. These reviews highlight a consistent pattern of unaddressed significant maintenance issues within homes, questionable management practices, and a perceived disregard for tenant and employee well-being, suggesting that any 'highlights' are severely compromised by operational problems.
Publicly available information does not specify any current promotions or special offers for Greenbriar Village Mobile Home Park. In general, mobile home parks might offer various incentives to attract new residents, particularly if they are seeking to fill vacancies or are under new management. Such typical offers could include:
However, given the serious concerns raised in the provided customer and employee reviews regarding the park's management practices, maintenance issues, and perceived lack of respect for residents and workers, it is highly advisable for any interested Michigan residents to exercise extreme caution. Rather than focusing on potential promotions, prospective tenants should prioritize a thorough investigation into the park's current conditions, management responsiveness, and the state of any available homes. Direct communication should focus on obtaining explicit, written assurances regarding maintenance responsibilities, repair timelines, and any other concerns. It is paramount to verify all details independently and consider the consistent negative feedback before making any commitments.
For Michigan residents who wish to contact Greenbriar Village Mobile Home Park, the provided details are as follows. Given the feedback from reviews, it's particularly important to approach communication with clear objectives and to document all interactions.
Address: 1305 N Spring St, Gladwin, MI 48624, USA
Phone: (989) 709-5120
Mobile Phone: +1 989-709-5120
When reaching out, prospective residents are encouraged to be direct with their questions regarding lot availability, rental terms, and especially maintenance policies and procedures for both park infrastructure and rental homes. Based on reviews, it is advisable to inquire about the process for submitting maintenance requests, expected response times, and who is responsible for specific types of repairs. Due to reported issues with management communication and alleged eviction practices, keeping meticulous records of all conversations, emails, and any documents exchanged is strongly recommended for anyone considering this property in Gladwin, Michigan.
For Michigan residents, particularly those in the Gladwin area seeking housing, Greenbriar Village Mobile Home Park presents a complex picture that requires careful consideration. While manufactured home parks often offer a more affordable entry point into homeownership or rental compared to traditional housing, the suitability of Greenbriar Village is significantly impacted by the serious concerns raised in public reviews from both residents and former employees.
On the surface, the park's location in Gladwin, a smaller Michigan city, might appeal to those seeking a quieter, more rural lifestyle, away from the hustle of larger urban centers, while still offering access to basic local amenities like grocery stores and other services. The concept of individual home lots can also be appealing, providing more personal space than typical apartment living. For individuals or families with very limited financial resources, manufactured home parks sometimes represent one of the few immediately accessible housing options.
However, the overwhelmingly negative feedback provided by real customers and former employees paints a concerning picture that directly challenges the park's suitability. Allegations of severe and unaddressed maintenance issues within homes (electrical, structural, water damage, mold), combined with reports of unresponsive management, rigid and unaccommodating rule enforcement (even in cases of medical necessity), and an alleged lack of respect for both tenants and workers, are critical factors. The claims of "greed over people" and rising rents on "tear down" homes without necessary repairs suggest a property that may not prioritize tenant well-being or provide a safe and stable living environment.
Therefore, while Greenbriar Village Mobile Home Park might be physically located in Michigan and offer a certain type of housing, its suitability for locals is highly questionable based on the provided information. For any Michigan resident considering this park, it is absolutely paramount to conduct extensive due diligence. This should include personally inspecting any available homes for structural integrity and utility function, thoroughly reviewing all lease agreements (especially regarding maintenance responsibilities), and potentially seeking independent advice from tenant rights organizations or legal aid. Given the severity of the reported issues, entering into an agreement with Greenbriar Village Mobile Home Park without extreme caution and verification of all conditions would be ill-advised for any Michigan local seeking a safe, comfortable, and respected living situation.

This place is comfortable. When i lived hear in 2010, i moved in right after i had my baby and i was 18. I had severe complications like respiratory failure, heart failure, life support and i almost lost my baby. I couldn't be left alone after being on life support in the hospital for a week, let alone live alone by myself with my newborn baby and all of my new life altering diagnoses that are going to potentially be the cause of my death and at a very young age. My boyfriend who is my childs biological father was very much in the picture and also was my caregiver due to my decline in health. He was my assigned caregiver; my Cardiology Team & Pulmonology Team, my entire care team had written all the paperwork up stating this and because we knew the rules of the apartment complex my mom was appointed by my care team to be my caregiver when my boyfriend had to leave. So basically they would switch off, in that case we followed all rules. But then the manager gave me a warning that if i didn't stop having them over to help me i would be evicted. I had no choice though an i showed her the paperwork and she said that didn't excuse it, if i wanted to stay and no eviction then my boyfriend and me would need to get married and that's what we did. When our marriage license came we took that to her with all other paperwork explaining my situation. Within 2 weeks i was being evicted. Never late on rent or any bills. But i still got kicked out. I was told by many people to call legal aid people but my heart was so bad and the stress was so insane that i let it go. I regret that decision. But besides that apartment itself is nice
Jan 08, 2024 · Nichole MathisWorked there 6 years ago, they stole my materials and refused to give them back, hired back in January this year. Rebuilt 5 homes top to bottom. High quality work which takes to long. They want to cover mold with paint and leave homes unsafe for renters. So today I was "laid off". After I got a car on payment to make it there a hour away. After I just asked them if I was good for the winter. I have car payments, rent and two kids and one income. They said yes absolutely. So I didn't seek other work. Today they took that pro.ise back. Rent goes up every few months on homes that are tare downs. They don't respect the renters or the workers. I'd stay away from this park or any they own. Greed over people is their modow.
Nov 04, 2022 · My Two Cents! Not impressed, they wanted us to move into an trailer that smells like cigarettes when im deathly allergic to them. Just because the boyfriend was pointed out to move in to that trailer park by his boss from TaraAnthon Cattle. But the background is approved. On the good note. Not impressed.
Jan 29, 2018 · jennifer farrBeen coming here for a very long time now and like with most places; where you live in a sub-division or apartment complex it has its ups and downs but all around not a bad spot to be. Could be worse. Four Stars, good job guys.
Jul 12, 2019 · Chad EagleTried to rent a place here and the guy I talked to was obviously racist tried telling me I couldn't afford a $600 a month trailer yet I pay more then that now. Just weird unprofessional people in my opinion.
