I had lived in Mountain Village for 13 years and moved out in November 2024. I would give negative stars if I could. Rent increases were ridiculous. The water constantly smells of chlorine and is largely undrinkable. There are issues with Natalie too numerous to count. She yells at her employees and is rude to residents. The electric, water, and sewer meters either obviously don't work as one month I was paying outrageous estimates of $200 for electric or 1,000 gallons of water I know I didn't use. Did I mention that rent increased $100 for 2025, making me glad I chose to move when I did. Be aware and check reviews of the place you're living before you move in. I wish I had.

Natalie is never in the office, never available, and never returns phone calls. As a child in the 70's, my family lived in the smaller park by the Hereford Hotel then years later my mother and Stepdad bought a place in Mountain Village. I was super excited for them and their new journey (I loved my memories of my childhood in Hereford. Attending Hereford Elementary, waling to Turkey Hill, playing in the creek, and Swimming in the Hereford Estate Community Pool which they closed) My mom has lived there for almost 30 years now, but we sold November 9, 2024...The rent goes up every year. There are always issues with the water (either going out or undrinkable) They took trees down around my mom's driveway with no warning or notice. The electric meters are mess. When she bought the trailer 30 years ago the original owner had 2 sheds (grandfathered in) and my mother bought they place with 2 Sheds (grandfathered in) and for 30 years, the park never had a problem with the 2 sheds, never mentioned it nor made her move it. But 2 weeks ago, before settlement, we had to move one in order to sell her place. All of a sudden, they had an issue which was never addressed in 30 years. We finally sold my mom's trailer and moved her out..... Thank God! They won't consider your feedback so don't try! They don't care and won't ever care - it's just a business! They call it a community, but they don't care about the people living in their community (it's just about the money) I am soooo over Hereford Estates Mobile Home Community.... unprofessional, unhelpful, non-responsive management. Glad my mom's out of there! Over the last year, I've asked them to contact me because I was handling her finances since my mother has the onset of dementia but that never happened until either their staff or the payment system voided her rent payment; They certainly called me then!!!! I will be calling the Better Business Bureau and the Department of Aging. Hereford Estate / Berks Property Management = unnecessary/unneeded ridiculousness. I'm glad we will never call Hereford Estates home ever again!

Now, they arrive just before due, sometimes requiring an immediate trip from mail box to office to pay on-time - and get the $10 discount; not much, but every dollar counts. This month, bill did not arrive on Saturday, 12/31. Finally arrived TODAY, 1/2! Office attendant not receptive to feedback, and denied $10 discount. She only wanted ME to fix THEIR problem by paying on-line (NEVER!) or calling/appearing early. I wasn't the only one; while completing a COMPLAINT form, another resident was in the office to pay. He, too, was denied discount. Waiting on response to my COMPLAINT. Suggestion to management: When due date falls on a holiday, extend discount period to next day of mail delivery...if you really can't get the bills mailed earlier. AND drop the billing service; much better billed directly from office.

They made the application process easy and answered the slew of questions my husband and I threw at them on a weekly basis!! We are only renting now but do hope to purchase in the future and hoping Anthony stays put so we have the opportunity to work with him again!! 👍🏼👍🏼👍🏼👍🏼
