Highland Manufactured Home Community About
For many Ohio residents, finding a suitable and affordable place to call home is a significant part of their housing journey. Manufactured home communities, often known as mobile home parks, can offer an alternative to traditional housing, presenting a unique set of living experiences. These communities vary considerably in their management, upkeep, and overall environment, making it crucial for prospective residents to gather comprehensive and factual information. Today, we're providing an overview of Highland Manufactured Home Community, located at 2400 Crystal Ave, Findlay, OH 45840, USA. This article aims to present available public data, including resident feedback, to help local users in the Ohio region learn more about what living in this particular community entails. Understanding these specifics is vital for making an informed decision about your potential home in the Buckeye State.
Manufactured home communities typically operate on a model where residents own their home and lease the land it sits on. This arrangement can offer different financial implications compared to renting an apartment or purchasing a traditional house. While some communities are known for their tranquil settings and extensive amenities, others may present challenges related to maintenance or noise. Our objective is to lay out the factual information about Highland Manufactured Home Community, drawing from its official listings and direct customer reviews, to offer a realistic picture of what residents have experienced. This overview is designed to assist you in evaluating whether this community aligns with your preferences for a living environment in Findlay, Ohio.
Location and Accessibility
Highland Manufactured Home Community is located at 2400 Crystal Ave, Findlay, OH 45840, USA. This address places the community within the city of Findlay, a notable and growing urban center in Hancock County, Ohio. Findlay is recognized for its blend of small-town charm and growing economic opportunities, offering a range of amenities to its residents.
The community's location on Crystal Avenue provides a residential setting while maintaining good connectivity to key areas of Findlay. Highland Manufactured Home Community is situated just approximately 2 miles from Downtown Findlay, which means residents have relatively easy access to a variety of urban necessities and recreational opportunities. This includes local dining spots, major retailers like Walmart, Lowe's, Dick's Sporting Goods, and the Friendly Village Mall, ensuring convenience for shopping and daily errands.
For families, the community boasts being in a "quality school district," which is a significant factor in housing decisions. Additionally, the presence of local transportation options, such as buses, makes it easier for residents to explore Findlay and its surrounding areas without exclusive reliance on a personal vehicle. Recreational green spaces like Riverside Park and Oakwoods Nature Preserve are nearby, offering outdoor activities. While the park is located within city limits, reviews mention a busy and loud environment, suggesting the immediate atmosphere within the park might contrast with the quiet aspects of its surrounding residential area. Nevertheless, the strategic location within Findlay generally provides excellent access to a wide array of services and attractions for local Ohio residents.
Services Offered
Highland Manufactured Home Community, managed by RHP Properties (or Bayshore Homes), provides a range of services designed to support the living experience for its residents. While some public information emphasizes general amenities, direct resident reviews offer a nuanced perspective on the delivery of certain services. Based on the provided data and common offerings in manufactured home communities, here are the expected services:
- Lot Rental: The fundamental service is the rental of the individual plots of land where residents place their manufactured homes. Residents own their home but lease the site. Reviews indicate that lot rent increases annually, which is a significant point for budgeting.
- Utility Connections: The park provides the necessary hookups for essential utilities such as water, sewer, and electricity to each lot. Residents are typically responsible for their individual utility bills, though some services might be included in the lot rent (e.g., trash pickup, if standard for the management company).
- On-Site Management & Sales Office: Highland Manufactured Home Community has an on-site sales office and management, with office hours from Monday to Friday, 8 AM to 5 PM, and Saturdays by appointment. This ensures accessible support for residents regarding inquiries, community rules, and home sales.
- On-Site Maintenance: The community provides on-site maintenance services, responsible for general upkeep and repairs within the common areas. However, reviews mention concerns about the quality and timing of road repairs ("patch pothole badly and they show back up 2 months later") and maintenance/construction work ("start as early as 7 am, and go on until as late as 7 pm. This includes Saturdays as well").
- Pet-Friendly Policy: Highland Manufactured Home Community is explicitly "pet-friendly," allowing residents to live with their furry companions. Specific breed and age restrictions may apply, which should be confirmed with management.
- Off-Street Parking: The community offers off-street parking, providing designated spaces for residents' vehicles.
- Home Brokerage Services: The community assists with home sales, offering various manufactured homes for sale (e.g., 2 and 3-bedroom models) and facilitating the purchase process, including promotions.
Prospective residents should inquire directly with the management to clarify all services included in lot rent and the specifics of maintenance schedules.
Features / Highlights

- Nearby Recreational & Cultural Sites: Proximity to Riverside Park, Hancock Historical Museum, and Oakwoods Nature Preserve offers opportunities for outdoor activities and cultural enrichment.
However, it's crucial to acknowledge the reported concerns from residents as well:
- Road Conditions: Reviews consistently highlight "terrible" roads and poorly patched potholes, which is a major concern for vehicle owners.

- Lack of Kids' Amenities: A review mentions "Nothing for kids to do," despite official listings of community events, suggesting a perceived lack of dedicated recreational facilities or activities for children.
- Speeding Concerns: "People speeding through the park all the time" raises safety concerns within the community.
- Annual Rent Increases: Residents note that "lot rent goes up every year" without corresponding improvements to services or infrastructure, leading to dissatisfaction.

Conclusion: Why this place is suitable for locals
For Ohio residents, particularly those considering manufactured home living in the Findlay area, Highland Manufactured Home Community presents a complex picture of suitability. While it offers certain advantages common to this type of housing, the candid feedback from residents highlights significant challenges that prospective residents should carefully weigh.
On the positive side, Highland Manufactured Home Community does offer an affordable pathway to homeownership in Findlay, a key factor for many locals navigating today's housing market. The availability of various promotions, such as move-in bonuses and reduced rent specials, can further lower the initial financial barrier. Its location, just 2 miles from Downtown Findlay, provides convenient access to a wide array of urban amenities, including shopping, dining, and essential services, which is a practical benefit for any resident. The inclusion of a quality school district and the pet-friendly policy also add to its appeal for families and pet owners.
However, the consistent resident reviews point to notable drawbacks that impact the overall living experience. Concerns about the "terrible" condition of internal roads, persistent potholes, and annual rent increases without corresponding improvements are significant financial and quality-of-life considerations. Furthermore, the reports of a "very loud" environment due to early and continuous maintenance/construction work, even on Saturdays, and the perceived lack of activities for children, detract from the notion of a peaceful and family-friendly community. The issue of speeding within the park also raises safety concerns.
Therefore, while Highland Manufactured Home Community may offer an accessible entry into homeownership in a desirable Findlay location, its suitability for locals depends heavily on individual priorities. For those who prioritize affordability and proximity to city amenities above all else, and are willing to potentially tolerate noise, road issues, and annual rent increases, it might be an option. However, for Ohioans seeking a consistently quiet, meticulously maintained, and amenity-rich environment with stable living costs and clear communication regarding community operations, the reported challenges suggest that thorough personal investigation and direct communication with current residents are absolutely essential before making a commitment to call Highland Manufactured Home Community home.
Customer Reviews
Ive been here for 5 years If you like the rental price now don't get used to it they raise rent every year and fixed nothing all they do patch pothole badly and they show back up 2 months later moving soon deer ridge because they have never raised they're rent and have parks for my kids
Roads are terrible, lot rent goes up every year. Very loud, wouldn't recommend moving here if you don't work 1st shift. Maintenance/construction work will start as early as 7am, and go on until as late as 7pm. This includes Saturdays as well. So enjoy loud construction equipment/vehicles idling and vibrating your house for hours on end. The community has no respect for business hours, they also never let you know when people will be working on your lot. You get to wake up to loud noises and people in your yard with no explanation. Mowing can also start as early as 8am, and the mowers are driving around the park all day. Nothing for kids to do, people speeding through the park all the time. Very busy loud park.
I have been here about 16yrs and it has never been better than now. I appreciate the Management having people take accountability for things laying around outside. I doubt anyone who complained even cuts their own grass. I believe things will just keep getting better. Keep up the good work Michelle. The roads are fine unless people would like the rent increased.
Giving 4 stars because this place is definitely improving.. still would like to see more improvement in the main roadways and our personal drivways.. The new management has been a blessing to this place. When we first moved in here we were promised some things by management that never got honored so again I'm thankful for the new management because I'm sure she will do what she promises her tenants.
Been here over 40 years. Seen many ups and downs. Right now there is a lot of cats out there. My wish is road improvements and drivers stop at 4 way. Very nice and helpful guy, Logan I hear. Not met other employee.
