Are you a Michigan resident exploring manufactured home living options in the Lapeer area? Hunters Creek offers a mobile home community that presents an opportunity for home placement in Lapeer, Michigan. Situated within the city, this community provides residents with access to local amenities and a neighborhood environment. As with any significant housing decision, it's essential to understand both the benefits and potential challenges that a community like Hunters Creek may present.
Hunters Creek is a mobile home community located in Lapeer, Michigan. It provides a setting for individuals and families seeking manufactured home living. Information suggests that some residents own their homes and rent the lot, while others may be involved in a "rent-to-own" arrangement. The community is generally characterized by its location within Lapeer, offering residents proximity to local services. However, it's important to note that publicly available reviews from residents highlight significant concerns regarding property maintenance within the community, specifically related to roads, tree upkeep, and water quality. There are also reported issues with management's responsiveness to home repair requests for certain residents and consistent annual increases in lot rent. While the concept of owning a home and renting a lot can be an appealing and often more affordable housing option for many Michiganders, prospective residents should consider these feedback points seriously when evaluating Hunters Creek as a potential home.
Hunters Creek is located at 141 Hunters Rill, Lapeer, MI 48446, USA. This address places the community within the city of Lapeer, a desirable location in Michigan known for its blend of small-town charm and necessary urban conveniences. The community's internal road network, including Hunters Rill, connects residents to the broader Lapeer road system, allowing for relatively easy access to various parts of the city. Being located within Lapeer means residents are typically a short drive from essential services such as grocery stores, medical facilities, and retail outlets. For families, proximity to local schools is often a key consideration, and a location within Lapeer ensures access to the Lapeer Community Schools district. While the exact distance to specific parks or major recreational areas isn't detailed in the provided information, Lapeer generally offers public parks and outdoor spaces for residents to enjoy. The accessibility to I-69 and other main routes is also a factor for commuters or those wishing to explore more of Michigan. However, the condition of internal roads, as noted in a review ("the pot holes are so bad its destroying my vehicles"), is a point of concern regarding accessibility within the community itself.
Hunters Creek, as a mobile home community, offers the fundamental service of providing lots for manufactured homes. However, based on resident feedback, the scope and quality of certain services are areas of concern. Generally, mobile home communities typically provide:
Prospective residents must thoroughly inquire about all aspects of service provision, including clear definitions of landlord versus tenant responsibilities for repairs and maintenance, utility billing, and the community's approach to road and snow maintenance, especially in light of the significant concerns raised by current residents.
While specific positive "features" beyond the basic provision of a lot for a mobile home are not extensively highlighted in the provided reviews, the implied features of living in a mobile home community like Hunters Creek typically include:
However, it is crucial to acknowledge that the reviews provided also highlight significant negative "features" or areas of concern that would considerably impact the living experience:
Prospective residents should weigh these negative aspects heavily against any perceived benefits of the community.
Based on the provided customer reviews, there are no specific "promotions" or "special offers" advertised by Hunters Creek. Instead, the reviews indicate a focus on "rent-to-own" arrangements, where individuals essentially rent a home with the intention of eventual ownership. However, this model, as described by current residents, comes with the significant caveat that the resident is responsible for all repairs to the home, regardless of when issues arise, and that lot rent consistently increases annually without corresponding improvements in community maintenance or services. One resident explicitly states that their "rent jump $75 this time around" for an older home, and notes that rent "does go up every year."
Therefore, while the "rent-to-own" structure might be seen as an accessible housing pathway, it is not presented as a promotional offer in the positive sense, but rather a contractual arrangement with specific financial and maintenance implications. There are no mentions of discounts, move-in bonuses, or other incentives typically associated with "promotions."
For any Michigan resident considering Hunters Creek, it is absolutely essential to:
Given the significant concerns raised by current residents, direct and exhaustive inquiry into all financial and maintenance terms is paramount before making any commitments.
To inquire further about Hunters Creek, its availability, or to discuss any aspects of the community, you would typically use the contact information provided by the park. Please note that the original prompt did not include phone numbers for this specific "Hunters Creek" at 141 Hunters Rill. If a phone number is needed, it would require external verification, as public data for this specific address under the name "Hunters Creek" is not consistently linked to a direct park management phone. However, a previous prompt for "Hunters Creek MHC" at a different Lapeer address (725 Demille Rd) had phone numbers (810) 667-3098 and +1 810-667-3098. It is highly probable these are related or the same entity, as "Hunters Rill" is a street within a "Hunters Creek Mobile Home Community."
Assuming these numbers are relevant to the management of Hunters Creek at 141 Hunters Rill, you can try:

For Michigan locals considering manufactured home living in Lapeer, Hunters Creek presents a housing option that requires careful consideration. While its location within Lapeer offers proximity to schools, parks, and retail, which can be convenient for daily life, the detailed resident feedback paints a picture of significant challenges. The "rent-to-own" model, while potentially an accessible path to home occupancy, comes with the considerable responsibility for home repairs, even for pre-existing issues, and is coupled with consistent annual rent increases that residents feel are not justified by improvements in community maintenance. Issues with deteriorating roads, poor water quality, inadequate winter maintenance, and unresponsive management are frequently cited and would directly impact the quality of life for any resident. Therefore, while manufactured home living can be an affordable choice for many Michiganders, those exploring Hunters Creek must conduct extensive due diligence. This includes a thorough review of all contractual terms, particularly regarding maintenance responsibilities and rent increases, and a direct, in-depth discussion with management about current efforts to address the persistent issues raised by residents. Without clear, satisfactory answers to these critical concerns, the suitability of Hunters Creek for local residents seeking a comfortable and well-maintained home is significantly diminished.

Your lot right does go up every year and you do not get nothing in return. Every year for the last five or six years I have been told our road will be fixed but here it is still not fixed they do not care about the residents in their park all they care about is money money money. I think we are all go together and just take these people to court because there is no reason I rent jump $75 this time around
