We leased our trailer in Troy, AL at Hunter’s Mountain in Troy, AL. Shaniqua Adams is the property manager. We put in multiple maintenance requests for very serious issues that often went ignored. • First, our back door Schlage lock did not work for over a year despite multiple maintenance requests were sent. The maintenance worker would come and mark it as “fixed”, but it was not fixed. We called in April 2024 to complain after multiple requests were already sent in 2023 and still no one was sent. I sent an email from myself in June or July citing all our previous contacts to get someone to fix the lock, after over a year. Shaniqua, in response, emailed me all of the PDFs of the work orders, but a lot of the work orders were missing. I explained this using all of my personal documentation and she said that all her concern is to fix the issues and that she isn’t “interested in debating with me”. I also exposed to her that the work orders are incorrect using from a text message from previous management proving that maintenance workers have been marking tasks as fixed when they are not. • Second, mold was growing in the second bedroom. The mold was only sprayed with bleach, and they said they would come back to look further into the walls. They never came back. There was also water leaking in the walls (which have no pipes in them) in the second bedroom that was reported with the mold, but that was never addressed by maintenance. After more emails, maintenance did not come to address the remainder of the mold and the water streaks that are on the walls. The water was also on the trimming of the ceiling. There is a serious water issue in the trailer from all this evidence, but they did not care. This mold ruined about $6,000 worth of property and they did not care. • Finally, we got a utility bill from $521. When I called the utility company, they stated that over 17,000 gallons of water were used for that month. This was impossible. I relayed all this information to Shaniqua Adams (property manager) and Katidra Jackson (regional manager) and they stated through the email that they did not think this was their responsibility. Shaniqua Adams stated that she also called the utility company and tried to pass it off as the AC runoff. I called the utility company, and they stated that they specifically told Shaniqua there was a leak and that it is Hunter’s Mountain’s responsibility to find and fix that leak. It is sad because with all the issues we have had with mold and the random water leaks, this was not a concern of hers. • We finally served a 14-day lease termination from our attorney. All the things wrong in the trailer were to be fixed within 14 days, or the lease would be terminated. Shaniqua came to our rented trailer the day after serving the letter with a roof crew, HVAC workers, and some employees. It took a letter from our attorney to get her to do all of this. It should not take all of this. This should have been done a month prior when we initially reported the mold. The water leak (was leaking directly into the pipes from the water heater). However, the mold was never addressed. They had Alabama Restoration come a few days after we served the letter to test the mold, but they did not share those results with us, nor did they send someone to look at the mold again which was still in our home. We moved out with no contact from Hunters Mountain. They let us live in mold until we moved out. The fact that Shaniqua Adams had multiple crews at our home demonstrates the negligence of the property manager, regional manager, and maintenance workers. Hunters Mountain in Troy, AL is basically a slumlord run by Shaniqua Adams and Katidra Jackson. When you go look at Google Reviews or BBB reviews for the parent companies (Roots Management and Vineyards Management), they have steady 1-star reviews for issues like mine. Imagine what it is like on the base level. Shaniqua Adams and Katidra Jackson should be ashamed of themselves for allowing tenants to live in a trailer infested with mold.

Shaniqua was so helpful, patient and kind when I needed assitance applying, and dealing with some of the more confusing aspects! She helped me and my fiance tremendously and we could tell she truly cared about our experience and our lives. Will be very happy to live here!

Hunters Mountain is growing and has made so many impressive improvements over the last year. We are so excited for the direction it is going and all the state of the art renovations underway, including a brand new pool with a lazy river. If you are looking for a place to call home, give Hunters Mountain a try.

The community here I have to say is quite but the community could use a little work in our opinion. It would look so much nicer if the trash was picked up throughout the community and I’m not talking about the weekly trash that gets picked up from the city . The empty units and even the occupied or the ones owned would make this place look better if the yards were required to stay clean & cut and not an eye sore . Our place is new and beautiful but we were not very satisfied with how the lot was left after set up and before move in but we have cleaned our spot up and made it home for a year . Hopefully we don’t have any other further issues for we are very quiet and stay to ourself and follow the guidelines to the best of our knowledge. Our one. Neighbors are great and have welcomed us to Al. Hope to see some improvements in near future .

I love my home here. The move in process and the staff are great! Only thing I dislike is all the trash people keep throwing out all up the road. Other then that I've got no complaints 😁
