When making a significant decision about your home, it's essential to gain a comprehensive understanding of the living environment, management practices, and overall community atmosphere.

Lewisdale Grove has received feedback that highlights both positive aspects, such as management's willingness to work with residents under certain circumstances, and areas needing improvement, particularly concerning communication and maintenance response times. One resident expressed significant appreciation for the manager's helpfulness during relocation and ongoing support, noting, "Yes I have live in the Jackson trailor park and I can say the Manger here in Lewisburg tn while I was relocating really help and still does and when I call and they family have fun stuff and passes things out for them and all so I stay telling folks about these trailors and even the ones in Shelbyville tn for folks to come to them because they really do help and work with you as long as your honest and let them know what going on they do they best to work with you and your family. I really appreciate living here and them since I move here." This positive experience underscores a willingness from management to be flexible and supportive when residents are transparent about their situations.

However, another review presented significant concerns: "Very poor communication. Maintenance doesn’t come out to fix anything in timely manner. Have been waiting for 5 months for a lock change. Currently don’t have any air it’s 98° inside nobody is communicating and it has been 24 hours since I’ve first reported it. No urgency whatsoever." This contrasting feedback indicates that while some residents have positive interactions, others experience considerable challenges, particularly with essential maintenance and communication. Prospective residents should carefully weigh these points and conduct thorough due diligence, including visiting the park and speaking with current residents, to form their own informed opinion.

Location and Accessibility

Lewisdale Grove is situated at 1175 Franklin Rd LOT 49, Lewisburg, TN 37091, USA. This address places the mobile home park within the city limits of Lewisburg, which is the county seat of Marshall County, Tennessee. Lewisburg is located in Middle Tennessee, a region characterized by its agricultural heritage and a mix of small towns and growing communities.

The park's location on Franklin Road (US 31A) indicates good accessibility to the main thoroughfares of Lewisburg. Franklin Road is a key artery connecting the city center to surrounding areas, ensuring that residents have convenient access to local amenities. Within Lewisburg, residents can find essential services such as grocery stores, local shops, restaurants, healthcare providers, and schools, all typically within a short driving distance from the park.

For those commuting or traveling further, Lewisburg's position in Middle Tennessee offers reasonable accessibility to larger metropolitan areas. It's approximately an hour's drive south of Nashville, making it a viable option for those who work in the city but prefer a more rural or small-town living environment. Other nearby cities like Columbia and Murfreesboro are also within a comfortable driving range. This balance of local convenience and regional accessibility makes Lewisdale Grove a practical housing choice for individuals and families looking to reside in Lewisburg or the broader Middle Tennessee area. Prospective residents should consider their daily commuting needs and proximity to specific services when evaluating the park's location.

Services Offered

As a mobile home park, Lewisdale Grove primarily provides residential lots for manufactured homes. Based on the provided reviews, the key services and considerations for residents include:

  • Mobile Home Lot Rentals: The fundamental service is offering land for residents to place their mobile homes. This involves a rental agreement for the lot space.
  • Utility Access: While not explicitly detailed in the reviews, mobile home parks typically provide connection points for essential utilities like electricity, water, and sewer to each lot. However, a review specifically mentions a "water bill" and a "pip blew off," indicating that residents are responsible for water costs, and maintenance issues with utility infrastructure can occur.
  • Management Support (with caveats): One review praises the manager for being "really help and still does" and "work with you as long as your honest." This suggests a potential for supportive management in certain situations.
  • Community Activities/Engagement: The positive review also mentions "they family have fun stuff and passes things out for them," indicating that management may organize community events or provide gestures for residents.
  • Maintenance Services (with concerns): The negative review highlights issues with "Maintenance doesn’t come out to fix anything in timely manner," citing a 5-month wait for a lock change and 24 hours without air conditioning in hot weather. This suggests significant delays and communication problems with maintenance requests.

It is crucial for prospective residents to directly inquire about the specifics of utility billing, maintenance procedures, and response times. Understanding the process for reporting issues, what constitutes an emergency repair, and typical resolution timelines is vital. Clarifying what is included in the lot rent versus what residents are responsible for financially and for maintenance is also paramount. The mixed feedback underscores the importance of thoroughly vetting these service aspects before moving in.

Features / Highlights

Based on the provided reviews, Lewisdale Grove presents a mix of features that could be highlights for some residents, while posing challenges for others.

  • Affordable Housing Option: Mobile home parks generally offer a more budget-friendly living solution compared to traditional housing, making it an accessible option for those seeking economical residence in Lewisburg.
  • Potential for Flexible Management: One review highlights a manager who "really help and still does" and is willing to "work with you as long as your honest," suggesting a potentially accommodating management style in certain circumstances.
  • Community-Oriented Gestures: The mention of management having "fun stuff and passes things out for them" implies efforts to foster a sense of community or provide resident perks.
  • Established Residential Community: As a mobile home park, it offers a defined neighborhood setting with existing residents, potentially fostering a sense of belonging.
  • Convenient Lewisburg Location: Situated on Franklin Road, providing easy access to local amenities and services within Lewisburg.

However, it is equally important to acknowledge the significant areas of concern mentioned in the reviews:

  • Poor Communication: A direct highlight from a negative review is "Very poor communication," which can impact overall resident satisfaction.
  • Untimely Maintenance Response: The detailed account of long waits for repairs ("5 months for a lock change," "24 hours since I’ve first reported it" for no air conditioning in 98° weather) is a major concern.
  • Utility Billing Discrepancies: The issue of being "over charge me and didn't discount me on a water bill" and confusion about water being "in with our rent" indicates potential transparency issues with billing.
  • Lack of Urgency for Critical Issues: The experience of having "no urgency whatsoever" for a lack of air conditioning in extreme heat is a serious red flag.

For prospective residents, the key takeaway is that while there's a potential for positive management interaction and community gestures, there are also significant concerns regarding communication and maintenance that warrant thorough investigation and clear clarification before making a decision.

Promotions or Special Offers

Based on the provided customer reviews, there is no direct information available regarding specific promotions or special offers at Lewisdale Grove. Mobile home parks, particularly those offering long-term residential lots, typically operate on a standard monthly lot rent basis rather than seasonal promotions or discounts commonly found in short-term rental properties or campgrounds.

However, when inquiring about residency at Lewisdale Grove, prospective tenants should always ask about:

  • Current Lot Rent: Obtain the precise monthly cost for available mobile home lots.
  • Lease Terms: Understand the length of lease agreements (e.g., month-to-month, annual) and any conditions for renewal.
  • Inclusions: Clarify exactly what is included in the lot rent (e.g., water, sewer, trash, basic maintenance of common areas) and what utilities or services residents are responsible for separately. The review specifically mentioned issues with a "water bill" being "overcharged" and confusion about whether it was "in with our rent," making this a critical point to clarify.
  • Application and Move-in Fees: Inquire about any upfront costs such as application fees, security deposits, or first month's rent.
  • Pet Policies: If applicable, confirm pet allowances and any associated fees or restrictions.

Given the mixed feedback on communication and billing from current residents, it is particularly important for any interested party to engage directly with park management to get all pricing and policy details in writing. Do not assume any promotional offers without explicit confirmation from the management.

I definitely don’t recommend moving into this place and I won’t be either , my friend has been in her home all day long with no air conditioning and she also has Covid-19 .. it’s extremely dangerous they aren’t being compliant at all she has sent multiple text and also phone calls .. it’s ridiculous, they managed to send someone but he just up and left after he had asked her if she was late on rent !?? Not to mention she has been begging for a lock changed since she’s lived here ... something as simple as a lock change and they can’t manage to fix the situation.. unprofessional as hell.

Very quiet, except for the trains running directly behind park, but you get used to them. Carpet should have been cleaned before move-in but wasn't. Value is pretty good but it's not the Ritz.
