Lighthouse Mobile Home Park About

For many Texans seeking housing in the vibrant and growing city of New Braunfels, mobile home parks often represent a more accessible and potentially affordable alternative to traditional homeownership or apartment rentals. These communities typically offer spaces for manufactured homes, where residents own their homes but rent the land lot. Lighthouse Mobile Home Park is one such community located in New Braunfels, catering to individuals and families looking for a place to settle in this popular Hill Country destination.

The decision to move into a mobile home park involves considering various factors, including the cost of lot rent, the quality of amenities, the management's responsiveness, and the overall living environment. While mobile home living can offer a strong sense of community and financial flexibility, it's essential for prospective residents to have a clear and factual understanding of what each specific park offers, as well as any potential challenges reported by current or past residents.

This article aims to provide a straightforward and informative overview of Lighthouse Mobile Home Park. We will detail its location and accessibility within New Braunfels, outline the services it provides (or is expected to provide), and highlight its features. Crucially, we will incorporate direct feedback from real customers to offer a candid and unvarnished perspective on the resident experience. This factual approach is designed to help local Texans make informed decisions about their housing options in the New Braunfels area.

Understanding both the intended offerings and the realities on the ground, as described by those who live there, is vital. By presenting this information in a clear and structured format, we hope to assist you in evaluating whether Lighthouse Mobile Home Park aligns with your housing needs and expectations in the heart of Texas.

Location and Accessibility

Lighthouse Mobile Home Park is located at 5078 FM482 Lot # 28, New Braunfels, TX 78132, USA. This address places it along FM482 (Farm to Market Road 482), a roadway that connects various parts of the New Braunfels area and extends towards communities like Sattler and Canyon Lake. New Braunfels, situated in the picturesque Texas Hill Country, is a rapidly growing city known for its blend of German heritage, recreational opportunities, and proximity to major metropolitan areas like San Antonio and Austin.

The location on FM482 provides reasonable accessibility for residents, allowing for connections to main arteries that lead to downtown New Braunfels, shopping centers, grocery stores, and other essential services. While it might not be in the immediate bustling core of the city, its position on a Farm to Market road suggests a potentially quieter setting while still being connected to necessary urban amenities within a reasonable driving distance.

For Texans, New Braunfels is a highly desirable area due to its natural attractions, including the Guadalupe and Comal Rivers for tubing and water sports, as well as Canyon Lake, which is popular for boating and fishing. While Lighthouse Mobile Home Park's immediate surroundings on FM482 may vary, its overall location within the 78132 zip code places residents within reach of these recreational opportunities and the city's cultural offerings, such as Schlitterbahn Waterpark and Gruene Hall.

The accessibility of the park is a key factor for residents commuting to work, school, or accessing healthcare. While the area around FM482 can be a mix of residential and commercial developments, the location generally offers a balance between a sense of community living and practical access to the broader New Braunfels infrastructure.

Services Offered

  • Lot Rentals: Lighthouse Mobile Home Park primarily offers lots for rent where residents can place their mobile or manufactured homes. The stated lot rent is $600. This is a common arrangement in mobile home communities, allowing individuals to own their home while renting the land.
  • Utilities (Not Included): A crucial detail provided in a customer review is that "Utilities are not included" in the $600 lot rent. This means residents are responsible for additional costs such as electricity, water, sewer, and potentially gas or trash services, which is an important factor for prospective renters to consider in their budget.
  • On-Site Management (with noted issues): Customer reviews indicate the presence of management staff ("Lady is always on a power trip"). However, residents report significant dissatisfaction with management, citing issues like sending "violations for literally EVERYTHING," perceived discrimination, and a general feeling of being taken advantage of. This suggests that while management is on-site, their approach to resident relations is a major concern for some.
  • Maintenance (with noted issues): Residents express strong dissatisfaction with maintenance services, stating, "They take forever to fix things and the majority of the time they do a shitty job," and "My air conditioning problem is of no concern to them since my request for someone to come check it out was completely ignored." This implies that while maintenance is ostensibly a service, its effectiveness and responsiveness are severely lacking.
  • Parking (with noted issues): Despite parking being a fundamental need, reviews mention issues such as "parking on grass" violations and the "entire parking lot/ trailer park is sinking and no real parking." This suggests a problem with adequate or well-maintained parking facilities.
  • Basic Infrastructure (with noted issues): The review mentioning "the entire parking lot/ trailer park is sinking" suggests that the overall infrastructure of the park, beyond just individual lots, may suffer from maintenance deficiencies, impacting the general living conditions.

Features / Highlights

  • Location in New Braunfels: Despite negative operational feedback, the park's location in New Braunfels, a desirable and growing city in the Texas Hill Country, is a geographic feature. This provides residents with access to the city's job market, schools, and recreational attractions like the rivers and Canyon Lake, though the park's internal issues might detract from fully enjoying these external benefits.
  • Lot Rental Model: For those seeking to own a mobile home but not the land, the lot rental model is a feature that allows for a potentially lower barrier to entry into homeownership compared to purchasing a traditional house. The lot rent is stated at $600, though this does not include utilities.
  • Individual Spaces (with noted issues): The mention of spaces being "not partitioned with a retractable fence" that "can be removed if and when the owners of the mobile home are moving out or in" indicates a flexible, but perhaps less defined, separation between lots. This could be seen as a feature for ease of moving in/out but might lack privacy for residents.
  • Access to Texas FM Roads: Being located on FM482 provides direct access to a Farm to Market road, facilitating connections to other areas within New Braunfels and beyond. This offers a certain level of regional accessibility for residents.
  • Community Dynamics (as reported): While the overall sentiment about management is negative, the fact that residents are vocal about their experiences, warning others, highlights a form of community awareness, albeit through shared dissatisfaction. The strong warnings serve as an "informational feature" for potential new residents.
  • Children's Safety Concerns: One review explicitly states, "not safe for children," which is a critical piece of information. This isn't a highlight in a positive sense, but a factual feature reported by a resident concerning the living environment.

Promotions or Special Offers

Based on the provided customer reviews, there is no indication of any promotions or special offers at Lighthouse Mobile Home Park. The reviews primarily focus on the negative aspects of living there, including high lot rent ($600 per month, not including utilities) and various operational and management issues.

Mobile home parks sometimes offer incentives for new residents, such as reduced first-month's rent, waiving application fees, or discounts for longer lease terms. However, given the nature of the customer feedback, it is unlikely that such attractive offers are a primary focus for this park. Prospective residents are strongly advised to contact Lighthouse Mobile Home Park directly for the most current pricing on lot rentals and to inquire if any promotions exist, though with caution, keeping the existing reviews in mind.

Conclusion: Why This Place is Suitable for Locals

When considering Lighthouse Mobile Home Park in New Braunfels, Texans looking for housing options should approach with extreme caution, taking into account the significant and consistent negative feedback from current and former residents. While the park's location on FM482 in New Braunfels offers geographic access to a desirable part of Texas with its recreational opportunities and urban amenities, the suitability of this park for locals is heavily impacted by the reported living conditions and management practices.

The core offering of lot rentals at $600 per month (not including utilities) might initially appear as an affordable entry point into the New Braunfels housing market. However, the numerous complaints about high lot rent for what residents describe as poor landscape maintenance, non-existent or "shitty" repairs, ignored air conditioning issues, and a "sinking" parking lot suggest that the value proposition is severely diminished. Concerns about violations for minor issues like grass height, combined with accusations of disrespect, discrimination, and a lack of safety due to "junkies" and stolen belongings, paint a picture of a challenging living environment.

For local Texans, especially families with children, the explicit warning that the place is "not safe for children" is a critical red flag. While every individual's experience can differ, the volume and severity of the negative reviews strongly indicate that Lighthouse Mobile Home Park, as described by its residents, may not provide the stable, safe, and well-maintained living conditions that most Texans would expect or deserve from a mobile home community. Prospective residents are strongly urged to consider these detailed accounts as a primary factor in their housing decision, and to seek alternative options that offer a more positive and secure living environment in the New Braunfels area.

Landscape not well maintained. Rent of the lot are too high. Each spaces are not partitioned with a retractable fence. This fence can be removed if and when the owners of the mobile home are moving out or in. They charge $600.for the lot rent. Utilities are not included. Rent at your own risk. Good luck y'all.

This place is for people In need and people without papers. They violate your civil rights and will discriminate you. Lady is always on a power trip. It doesn't matter if you pay on time they will keep on sending violations for parking on grass, when the entire parking lot/ trailer park is sinking and no real parking. They will rob you of your money and not safe for children. Junkies crawl the neighborhood at night. Your stuff will get stolen. Strongly recommend not living here. You will be taken advantage of. But don't take my word for it.

Lighthouse Mobile Home Park is an amazing community to place your home. I was a newly separated single mom with ZERO knowledge of mobile homes, but made a purchase & found the community to place my house. Gwenda the on-site property manager & Mark the general manager are incredible people. They work w/ you, look out for you, give you information, give you chances to keep your lot & home up to lease standards -example: I broke my ankle & had issues w/ my lawn mower so my grass was much longer than it should have been. Gwenda was understanding & patient w/ me & I was not cited or charged. The location is near I-35, an easy commute to New Braunfels, Schertz/Cibolo & North San Antonio. The community does not have amenities that are becoming popular in other parks & apartment complexes, but that is fairly reflected in their affordable lot rents. There is also a gorgeous community park less than 1 minutes drive away. I am so grateful to have found a place to put my home & feel that Gwenda & Mark have been on my team EVERY step of the way! I would honestly give more than 5 stars if I could.

Honestly, this place was a little sketchy. I came to drop off a delivery and there was a man there attempting to direct traffic but he was very rude and mean and wasn't explaining what was going on. I was almost late delivering my order and he was there when I was trying to leave again.
