When considering a manufactured home community like Llewellyn's, understanding the services that are typically included in the lot rent is important for budgeting and assessing the overall value. While specific details about every service are best confirmed directly with the park management, well-kept communities usually provide a foundation of essential services to ensure a functional and pleasant living environment. Based on the common practices of manufactured home communities, here are the types of services prospective residents should inquire about at Llewellyn's:
- Lot Lease: The primary service provided is the lease of the land (the lot) upon which the manufactured home sits. This lease typically includes access to and maintenance of the community's infrastructure.
- Common Area Maintenance: Management is generally responsible for maintaining the common areas within the community, such as roads, landscaping in shared spaces, and ensuring the overall tidiness of the park. This contributes to the aesthetic appeal and safety of the environment.
- Road Maintenance: Internal roads within the community are typically maintained by the park management. This includes repairs and often snow removal during winter months, ensuring that residents have clear and safe access within the community.
- Waste Management: Many manufactured home communities include a form of communal trash collection service as part of the lot rent. This simplifies waste disposal for residents. Prospective residents should inquire about the schedule and specifics of trash services.
- Utility Management: While individual homes will likely have separate meters for electricity, and potentially gas, some utilities like water and sewer might be managed centrally by the park. These costs could be included in the lot rent or billed directly through the park. It is crucial to clarify how all utilities are handled to understand the total monthly expenses.
- Community Management: The presence of on-site or accessible management ensures the administration of park rules, addresses resident concerns, and works to maintain a cohesive and orderly living environment.
It is highly advisable for potential residents to directly contact Llewellyn's Manufactured Home Community to obtain a precise and up-to-date list of all services included in the lot rent, and to understand how other utilities are billed. This direct communication will provide the clearest and most accurate picture of what to expect.
Llewellyn's Manufactured Home Community offers several features that might appeal to those seeking a specific type of living environment. However, it's also important to consider all public feedback to get a balanced view. Here are the highlights and aspects noted in reviews:
- Nicely Kept Appearance: One reviewer noted that the park "looks like a nicely kept mobile home park." This suggests that the general grounds and appearance of the community are maintained to a good standard, which is a positive indicator for overall living quality. A well-maintained exterior contributes to a pleasant atmosphere for residents.
- Open Spaces Available: The observation of "a bunch of open spaces available" could be a highlight for prospective residents looking for a place to move their new or existing manufactured home. This indicates availability and choice, which can be a significant advantage in a competitive housing market.
- Quiet Atmosphere (Implied): While not explicitly stated, the general nature of a "nicely kept mobile home park" in a more suburban/rural area often correlates with a quiet living environment, appealing to those seeking peace and tranquility.
- Accessibility (Implied): The location in Dover, PA, suggests a balance between a peaceful setting and accessibility to local amenities and potentially larger towns, which is a common feature sought after in such communities.
However, it is crucial to address contrasting feedback regarding customer service and specific park policies:
- Lack of Street Lighting at Night: A specific concern raised is the absence of "lights in the streets at night." This is a practical and safety-related issue that prospective residents should consider, especially regarding visibility and security after dark.
- Reported Unprofessionalism and Communication Issues from Management: A significant concern highlighted by a reviewer is the "extremely rude" and "unprofessionalism" of a lady (presumably a staff member) encountered during an inquiry, particularly regarding pet policies. The reviewer described being hung up on and then ignored during subsequent calls. This indicates potential challenges with communication and customer service, which can impact a resident's experience.
- Strict and Potentially Inconsistent Pet Policies: The review brings to light strict pet policies, specifically the unacceptance of an Australian Shepherd in addition to a Pit Bull, with the management's reasoning for the Aussie being unclear. The frustration over the perceived inconsistency or lack of explanation regarding pet restrictions is a significant point for animal owners to consider.
Prospective residents should definitely prioritize a direct visit to the park to assess the street lighting situation and the overall atmosphere. They should also engage directly with management to clarify all policies, especially pet restrictions, and gauge their communication style and responsiveness firsthand before making any commitments.
Based on the provided public reviews for Llewellyn's Manufactured Home Community, there is no information available regarding specific promotions or special offers, such as discounts on lot rent, move-in specials, or incentives for new residents. It is common for manufactured home communities not to widely advertise such promotions, focusing instead on their core offerings and the overall living experience.
However, for individuals interested in Llewellyn's, the "open spaces available" noted in a review could be considered a form of "opportunity" or "availability offer," indicating that there are indeed lots ready for occupancy. The primary "offer" for prospective residents would be the opportunity to lease a lot within the community for their manufactured home.
For the most accurate and up-to-date information regarding lot availability, current lot lease rates, and any potential, albeit unadvertised, incentives or programs that might be available, prospective residents are strongly encouraged to contact Llewellyn's Manufactured Home Community directly. Looks like a nicely kept mobile home park . Although there are no lights in the streets at night. Saw a bunch of open spaces available
I called to speak about living in this community. I asked about my animals and the lady was extremely rude said my Australian shepherd and pit bull was not welcomed. I laughed and questioned why my aussie wasn't allowed and she hung up on me. I called back and it rang for a while then was answered and she put the phone down and wouldn't talk to me as I can hear her and a gentlemen talking in the background. I kept trying to get someone's attention and I finally hung up after no one would come to the phone. I can understand the pit bull because of how people view them. Its a common problem however I have never heard my aussie being an issue. The unprofessionalism is real with this lady!
We love it here. Quiet, safe, beautiful landscape. A person could not ask for a nicer place to live.
Roads horrible would give zero stars but not allowed they have half torn down trailers just sitting there and the only positive thing is the old man that mows the lawn
Very pleasant and very friendly people live there. My husband and I are looking to buy a place with beautiful scenery and friendly neighborhood.
