Located in Eastern Jackson County, this park offers mobile homes that have been described as "clean and spacious," contributing to a generally "well-kept" appearance in some areas. However, it is important for prospective residents to understand that, like many communities undergoing transitions or management changes, experiences can differ significantly.

This article aims to provide a factual and informative overview of Maple Wood's Mobile Home Park, drawing from public feedback to offer a balanced perspective. We will detail its location, typical services offered, and what individuals and families might expect from this housing option in Odessa.

Location and Accessibility: Positioned in Odessa, Missouri

Maple Wood's Mobile Home Park is conveniently located at 610 Orchard St, Odessa, MO 64076, USA. This address places it within the city of Odessa, a community in Eastern Jackson County, Missouri. Odessa offers a blend of small-town charm and accessibility to larger regional centers, making it a viable location for those seeking a more suburban or rural living environment while remaining connected to essential services.

The park's location on Orchard Street provides residents with relatively easy access to local amenities within Odessa, such as grocery stores, schools, local businesses, and community services. For those who commute for work or require access to broader shopping and entertainment options, Odessa offers a manageable drive to larger cities in the Kansas City metropolitan area. This accessibility makes Maple Wood's Mobile Home Park a practical consideration for individuals and families looking for housing in this part of Missouri.

Services Offered: Basic Provisions for Mobile Home Living

As a mobile home park, Maple Wood's primarily offers lots for manufactured homes, and potentially homes for rent or sale. Based on general industry standards and the provided feedback, services typically include:

  • Mobile Home Lot Rentals: The core service is the leasing of individual lots where residents can place their manufactured homes. This often provides a more accessible entry point into homeownership compared to traditional housing.
  • Access to Utilities: Residents can expect hookups for essential utilities such as water, sewer, and electricity at each lot, enabling the connection of services directly to their homes.
  • General Park Maintenance: One review notes that the "park appears pretty well-kept," suggesting that there are efforts made towards maintaining common areas and the overall appearance of the community. However, the conflicting nature of reviews regarding maintenance should be noted by prospective residents.

Given the mixed feedback, it is crucial for prospective residents to conduct thorough due diligence regarding the current state of services and infrastructure. Direct inquiry with park management about utility arrangements, specific maintenance responsibilities, and any available homes for rent or sale is highly recommended.

Features / Highlights: Points of Consideration for Residents

Based on the provided customer reviews, Maple Wood's Mobile Home Park presents both positive aspects and significant concerns that potential residents should be aware of.

  • Clean and Spacious Mobile Homes: One positive highlight is the description of individual mobile homes as "clean and spacious," suggesting comfortable living spaces for residents.
  • Overall Park Appearance (Mixed): While one reviewer noted the park "appears pretty well-kept," other feedback raises serious concerns about maintenance and living conditions under new management. This indicates a potentially inconsistent experience or a community undergoing significant changes.

Points of Concern from Reviews:

  • Management Issues: Severe negative feedback highlights issues with "new management" that allegedly "forced us to move out of the 'uninhabitable' place they refused to repair issues for 2 years and now treats everyone like peons." This suggests potential challenges with responsiveness, maintenance, and resident relations.
  • Financial Risks: A strong warning against moving in due to the risk of being "screwed out of 20k and then given a threat of eviction if you don't pay late rent within 5 days after it's due date" points to potential financial instability or aggressive collection practices.
  • Severe Maintenance Neglect (Historical): References to "old management left us living in squalor with leaking roof, flooding drains, floors falling through, outlets catching fire, etc..." highlight past severe issues with property upkeep, which may still be a concern under new ownership if repairs were not adequately addressed.
  • Negative Characterization: The park is explicitly referred to as "trailer trash park" and "the worst decision you could ever make for your family," indicating deeply negative experiences for some residents.

These contrasting reviews suggest a complex situation. It is vital for potential residents to visit the park in person, speak with current residents if possible, and thoroughly vet the current management and property conditions before making any commitments.

Promotions or Special Offers: Direct Inquiry is Essential

Due to the conflicting and concerning nature of some reviews, any information regarding promotions or special offers should be approached with extreme caution and verified directly with the park management. While mobile home parks may offer incentives such as reduced security deposits or discounted first month's rent, the primary concern for prospective residents at Maple Wood's Mobile Home Park should be confirming the current living conditions, management practices, and contractual terms.

It is crucial to ask direct questions about:

  • Current Rental Rates and Fees: Ensure transparency in all costs, including lot rent, utility fees, and any other charges.
  • Lease Terms and Conditions: Understand clauses regarding late payments, eviction policies, and maintenance responsibilities.
  • Maintenance Procedures: Clarify how maintenance requests are handled, response times, and who is responsible for repairs (park vs. resident).

Given the warnings about financial issues and eviction threats, a thorough review of any lease agreement and financial obligations is paramount.

Don't move in here unless you want to be screwed out of 20k and then given a threat of eviction if you don't pay late rent within 5 days after it's due date. Old management left us living in squalor with leaking roof, flooding drains, floors falling through, outlets catching fire, etc... and new management forced us to move out of the "uninhabitable" place they refused to repair issues for 2 years and now treats everyone like peons. Moving into this trailer trash park would be the worst decision you could ever make for your family.

Love how far this park has come since the first time I visited. The maintenance man Brandon is amazing and his wife is very polite, friendly, and helpful. I just adore those two. The only reason for 4 stars is the drive through the park really needs repair. So many pot holes and just a rough ride anytime we are over that way. I'd give this park 5 stars just because of Brandon and his wife they've made such an impact on the community.

Maple Woods Mobile Home Park is a nice Mobile Home Park. It also has a lot of empty lots, that have a lot of potential. If we personally had the money, we would buy a big beautiful double wide, and haul that big old thing there and place it on the side where we would have a big yard. Plus some of the people that live there are absolutely amazing!
