Bought this trailer sight unseen going by just few exterior pictures . ....deal she said was...manager said she is taking best highest cash offer so I offered $1000 based on used trailer fixer uppers in the same trailer park... didn't know exactly the damages to the plumbing or water heater or forced gas air Coleman furnace or the breaker box panel...in all cost me $349 dealer fee + lot rent deposit $400 plus $1000 she accepted my money when she told me she had a $1500 cash offer from another trailer park resident she'd have to accept if I didn't have the $1000 money order a $349 money order which I had both them and the $400 in cash still I showed her partner bf or husband idk to ask him if I could make 4 $100 instalments to pay the lot rent deposit in full in 4 months over time so I could have $400 left over to get n fix up trailer if needed. He said to ask her she declined said I had till close of business to have the 3rd money order of $400 to give her all three by then too...not two ($1000+$349) but in full all three ($1000+$349+$400( that equaled $1749. The plumbing PVC was frozen broke in elbow by water heater n in another line behind washer dryer room n they installed rubber tubing hot n cold water lines to feed shower. They installed a good med quality shower head n on off adjustment hot cold faucet in shower. Also replaced leaking kitchen faucet and replumed the drain trap under sink minor work in all these things...but the sun contractor plumbing guy n his helper from Drake Construction n custom homes charges Bill Drake CEO of Drake Construction $1000 ONE-THOUSAND DOLLARS! They were their on site working less than couple hours.(1.45hrs) That equals approx $500 per billable hour...say what? Huh... Then Quast Electric charged me personally $150 cash to come replace two breakers burnt up on a 15 minute service call two men old man n young guy old man said trailer is 3 wire not up to code n fire hazard needs rewire to code of 4 wire he said or it overloads wires n not safe could be fire in trailer FROM BURNT UP WIRES! So he said he can't to busy to rewire it anytime soon n didn't have enough time to even give me estimate n also n so I read in lot lease I got to maintain home owners insurance on it or they will charge me $15 per month for them to pay for homeowners insurance if I don't but I can't get home owners insurance unless I got title which at closing I ask they said I'd receive it in mail within 6 months lease statement says Shultz communities will "COMMIT" see mail it to me within ONE YEAR NOT 6 months so that's weird toO n also got a property tax bill due by May 5th 55$ or $85 June 1st or 125$ on July...etc up n up to no maximum amount is capped. So as you can see it's expensive n lots of unforseen problems n the Coles Moultrie first 30 days $186 plus Ameren $167 plus water bill could be $89 n my meds over the counter Tylenol n ibuprofen n extra food cost n savings my budget is 1200$ n I only get $967 SSI income direct deposit in account

Lived there 2 years ,was fine until the new owners bought the place . It does have new trailers they are moving in but in doing so the roads got tore up and the park managers they have are on a whole other lvl ,way to many rules as to what you got to do with a home you already own . Would not recommend unless you can ben to their liking.

I own a small commercial and residential cleaning business and was racially profiled by this business today due to a resident. I was not given the opportunity to explain because when I did I was banned from the property. I have a client on this property and this has now disrupted my business. I unfortunately have filed a consumer complaint with the State Attorney Generals Office. Sad to see Racism still exists. πŸ˜” 😒

This place looks like a dive! People can only get what they can afford. The folk's that run this place looks like they don't have any upkeep. I remember as a kid in ground pool arcade room at one time it was a very nice place but not anymore.
