The community is conveniently located just off US-401 (Fayetteville Road) and is an easy drive from Interstate 40 (I-40) and the I-440 Beltline that encircles Raleigh. For North Carolina locals, the park’s location in Garner offers a desirable balance. It provides a more suburban, potentially quieter setting than downtown Raleigh, while still being very close to a wealth of amenities. • Maintenance Services: Residents can submit service requests, suggesting that maintenance support is available for the rental units. However, the quality and responsiveness of maintenance is a point of contention in some reviews.

  • Parking: Each mobile home space is noted to have individual concrete parking spaces, ensuring dedicated off-street parking for residents' vehicles.
  • Family-Focused Environment: The park promotes a family-friendly atmosphere with amenities and programs geared towards children and family activities.

Regarding promotions or special offers at Parrish Manor, the information available primarily focuses on their standard rental terms and application process rather than short-term financial incentives in the traditional sense. As a rental community for manufactured homes, their "offers" are more likely embedded in their ongoing pricing and community features, aiming to provide long-term value.

Based on public information, key aspects that could be considered a form of value or "offer" include:

  • Affordable Rental Prices: The listed starting rental prices for 2, 3, and 4-bedroom manufactured homes (ranging from $1,325 to $1,600 and up) can be significantly more affordable than traditional stick-built homes or even some apartment complexes in the Raleigh-Garner area, especially for the square footage offered. This inherent affordability is a major draw.
  • Boys & Girls Club Membership: The incredibly low annual membership fee of $7.50 for the on-site Boys & Girls Club program is a substantial value-add for families with children, providing access to after-school activities, homework assistance, and dinner. This is a unique and highly beneficial community program.
  • Spacious Layouts for the Price: The homes are marketed as having spacious living areas and ample closet space, offering good value per square foot compared to other rental options in the market.

Parrish Manor's website indicates an application process for pre-approval, requiring a $50 non-refundable application fee from everyone 18 years and older upon approval. Any specific, time-limited rental promotions would typically be advertised directly on their official website or by contacting their leasing agents. Prospective residents are strongly advised to confirm current pricing, fees, and any special terms directly with Parrish Manor's management.

For those interested in inquiring further about Parrish Manor, including current availability, rental qualifications, and specific home features, direct contact with the community's management is the most effective approach. They can provide the most accurate and up-to-date information for prospective residents in North Carolina.

When contacting Parrish Manor, it is highly recommended to prepare a list of specific questions, especially concerning the reviews that mention health-related issues (mold, roaches, leaks) and vehicle towing policies. Inquire directly about their maintenance protocols, pest control measures, and the specifics of their parking and towing enforcement to ensure you have a complete picture of the living conditions and community rules.

For North Carolina locals, Parrish Manor presents itself as a potentially suitable housing option, particularly for families seeking an affordable rental home with community-focused amenities in the Garner area. The community's emphasis on family-friendly living, evidenced by the playground, fishing pond, picnic areas, and notably, the on-site Boys & Girls Club partnership, can be a significant draw for those with children. The access to an after-school program at a minimal cost is a considerable benefit that enhances the value proposition for families.

The location in Garner offers a desirable suburban lifestyle with excellent accessibility to Raleigh's employment opportunities, educational institutions, and extensive shopping and dining options. This blend allows residents to enjoy a quieter residential setting while still benefiting from the conveniences of a major metropolitan area. For many North Carolinians, balancing affordability with urban proximity is a key factor in their housing decisions, and Parrish Manor aims to provide that balance.

However, it is crucial for prospective residents to engage in thorough due diligence. The serious concerns raised in recent public reviews, including issues with living conditions (mold, roaches, sewage smells, leaks) and aggressive, potentially unfair towing practices, cannot be overlooked. These issues, if accurate, directly impact resident health, safety, and financial well-being. While the advertised features are appealing, the reported negative experiences highlight the importance of careful investigation.

Therefore, while Parrish Manor’s affordable rental rates and family-oriented amenities might initially be attractive, local individuals and families must exercise caution. It is strongly advisable to visit the property in person, ideally inspecting the specific unit they might rent, and to directly address all concerns regarding maintenance, pest control, and towing policies with the management. Speaking with current residents, if feasible, could also provide valuable firsthand insights. For those prioritizing affordability and family amenities in Garner, Parrish Manor could be an option, but only after a comprehensive and critical evaluation of its current living conditions and management practices to ensure it meets health, safety, and fair treatment standards.

This isn’t the place you want to live. If you care for your health and your family’s health. Living conditions are not it. Mold. Roaches. Leaks. List goes on! Can’t even have your trailer smelling good because all you smell is sewage coming from the vents! 🤢. Run don’t walk RUN! Yeah the rent is cheap but heath is wealth! and yeah we mentioned this to maintenance when they do their little bs inspections but why didn’t they mention it upon moving in? They need they had issues with mold and roaches before renting it out. They even had roach traps in the trailer prior to moving in we should’ve taken that as my serious red flag. I shouldn’t have to mention ANYTHING they already knew

My vehicle got towed illegally, the towing company they deal with is very aggressive and rude unlimited towing an recovery, they said my vehicle was in the grass but yet the next morning it was multiple vehicles parked in the grass two houses down someone had their whole truck n trailer on the grass 2 houses up cars was parked all on the grass, they come in the middle of the night while u sleeping I wouldn’t of known if my son didn’t get up to go to the bathroom this is ridiculous now my kids take turns checking on my vehicle Throughout the night cause its just not safe when u don’t know if your vehicle is going to be there when u get up the next morning. They charge a crazy price when my vehicle just got pulled up, I had to call people in the early morning asking for money for a tow they didn’t have but knew I had to go to work so not only do I have to pay them back, but I have rent an other bills as well. Unlimited Recovery is a bad company to do business with they don’t have no management that’s why the treat people like they do. It’s to the point that I don’t even want to park my car over here .

I went to go check on my family member the other night for an emergency.I was not even there 30 minutes when my car was getting towed! Absolutely absurd that one can’t even visit their family in times of need! $215 is absolutely insane! They left after I paid and took another car. They don’t even leave a card or anything to make one aware their car is towed.

Price is good, neighborhood is quite but every year your rent goes up and you only get a 90 day notice, in the begin the people are nice to you long enough to get you in a lease then it is a switch up. They do not officially fix things they do a temporary fix enough for it to work or hold over. Anytime you question something you are talked to like you are beneath them they tell you what every fits at the moment until you actually look at your lease or question what they say. The only people with good customer service are there are maintenance. No functioning safe playground for the kids to play at all of the photos on the site are old everything. Quick as people move in is as quick as they move out…… not going speak on the remodel they say they have were your floor boards will come up and they quick fix it with glue….time after time🤦🏽‍♀️

Was conducting private business with a client and their team decided to run up on me aggressively. I have tough skin and this was the first time I felt uncomfortable the way these good ol boys tried to keep their neighborhood clean. Their overstepping harassment and piss poor demeanor was unwarranted and inexcusable. I don't need to be stopped by some geriatric truck haulin pipe cleaner asking me where I'm going . You guys feel any certain type of way then call the cops, stop profiling
