All Star Manufactured Home Community About
For many North Carolinians, finding a place to call home that combines affordability with a sense of community is a significant priority. Manufactured home communities, often still referred to as mobile home parks, can offer a unique housing solution, providing individual living spaces within a managed community setting. All Star Manufactured Home Community, located in Raleigh, NC, is one such option that aims to provide a residential choice in the vibrant Wake County area.
The fundamental concept of a manufactured home community involves residents typically owning their manufactured home while leasing the land it sits on. This arrangement can offer a lower financial barrier to entry into homeownership or a more private long-term rental option compared to traditional stick-built homes or apartments. Such communities often strive to foster a neighborhood feel, where residents can live independently while potentially benefiting from shared amenities and a managed environment.
However, when considering any residential community, particularly one where housing units are managed and land is leased, it is crucial for prospective residents to gain a comprehensive and factual understanding of the living experience. All Star Manufactured Home Community receives mixed and notably critical feedback from current and former residents, which is important for any North Carolinian to consider. One review explicitly states that rent increases occur "at least 2 times per year," along with "extra fees," and that the park now charges for pets even if they are in the resident's own trailer. The reviewer strongly advises against recommending the park "especially if you are on a fixed budget," further highlighting a recent concern of "No water for 3 days now."
Another review expresses extreme dissatisfaction, criticizing the community's homeowners' association (HOA) rules with strong language, implying a restrictive and potentially discriminatory environment. The comment about a "headstone at the entrance" suggests a negative symbolic impression. These detailed reviews paint a challenging picture for potential residents, focusing on significant financial concerns due to frequent rent and fee increases, unreliable utility service, and potentially problematic community regulations. While the allure of manufactured home living in a desirable location like Raleigh can be strong, these serious issues necessitate thorough investigation and careful consideration by any prospective resident. This article aims to provide a factual overview, drawing directly from available public information and resident feedback, to help locals in North Carolina make informed decisions about All Star Manufactured Home Community.

Based on direct resident feedback, the services offered by All Star Manufactured Home Community are implied, but also subject to significant concerns:
- Lot Rental: The primary service is the provision of lots for manufactured homes. Residents pay rent for these lots.
- Utility Connections: While connections for utilities like water and electricity are implied, a crucial complaint highlights "No water for 3 days now," indicating serious issues with reliable water service provided to the park.
- Community Management / HOA: The park operates with some form of management or Homeowners Association (HOA) rules, as one review explicitly criticizes the HOA. This implies oversight of community standards and resident conduct.
However, the reviews raise significant negative aspects regarding perceived services and management practices:
- Frequent Rent & Fee Increases: Residents report rent being raised "at least 2 times per year," plus "extra fees," making budgeting difficult.
- Pet Charges: A new policy allegedly charges for pets even if they reside in a tenant's own manufactured home.
- Lack of Communication/Responsiveness for Utilities: The absence of water for multiple days with no mentioned notification points to a lack of proactive communication and problem resolution regarding essential utilities.
Prospective residents should deeply investigate these service-related concerns.
Based on the provided customer reviews, the features and highlights of All Star Manufactured Home Community can be summarized, with a strong emphasis on the significant concerns raised by residents:
- Location in Raleigh, NC: A key geographical highlight, providing residents with access to a major urban center, its employment opportunities, amenities, and educational institutions.
- Manufactured Home Living: Offers a potentially more affordable housing option compared to traditional site-built homes in the Raleigh area.
- Community Setting: Provides individual home lots within a managed park environment.
However, the following are significant "features" (or rather, challenges) highlighted by resident feedback that potential renters must consider:
- Frequent and Unpredictable Rent Increases: Reported as occurring "at least 2 times per year" along with "extra fees," making it difficult for residents, especially those on a fixed budget.
- Unreliable Water Service: A critical complaint states "No water for 3 days now," indicating severe and ongoing issues with a fundamental utility.
- Pet Fees: The introduction of charges for pets, even within a resident's own trailer, adds to the cost of living.
- Strict/Problematic HOA Rules: One review strongly criticizes the HOA rules, implying they are overly restrictive or discriminatory, creating a negative living environment.
These negative points directly impact the quality of life and financial stability of residents and contradict the ideal features of a well-run community.
Based on the provided customer feedback, All Star Manufactured Home Community does not explicitly advertise any specific "promotions or special offers" in the typical commercial sense. Mobile home communities primarily operate on a model of lot rental for manufactured homes, or in some cases, may offer park-owned homes for rent.
Given the significant concerns raised by residents regarding frequent rent increases, additional fees, and new charges for pets, any potential "special offers" would likely need to be viewed with extreme caution and thoroughly scrutinized. Prospective residents should understand that the reported financial instability and utility issues might outweigh any introductory benefits.
It is strongly recommended that any North Carolinian interested in All Star Manufactured Home Community contact them directly using the provided phone numbers. During this contact, it is crucial to inquire not only about current lot availability and rental rates but also to specifically ask about:

For North Carolinians seeking housing in the vibrant Raleigh metropolitan area, All Star Manufactured Home Community theoretically offers an entry point into a private residence in a desirable location. The primary appeal lies in its geographic positioning within Raleigh, providing residents with access to the city's extensive job market, educational opportunities, healthcare facilities, and diverse cultural and recreational amenities. For individuals or families looking for a more affordable housing option compared to the often-higher costs of traditional apartments or homes in Raleigh, a manufactured home community might seem like a viable consideration.
However, the suitability of All Star Manufactured Home Community for locals is significantly undermined by the consistent and severe concerns raised in recent resident reviews. While the location itself is beneficial, the reported experiences within the community present substantial challenges that prospective residents must acknowledge. Frequent and unpredictable rent increases, along with additional fees and new charges for pets, can create significant financial instability, making it difficult for residents, especially those on fixed incomes, to budget effectively. This directly contradicts the expectation of affordable living that often draws people to manufactured home communities.
Furthermore, critical issues such as prolonged water outages without notification point to a fundamental failure in providing reliable and essential utility services, which is a basic requirement for any comfortable living situation. The strong negative sentiment regarding HOA rules also suggests a potentially restrictive or challenging living environment for residents. Therefore, while the idea of affordable living in Raleigh is attractive, the reported problems with utility reliability, financial transparency, and potentially rigid community management significantly impact the overall quality of life. For North Carolinians, prioritizing a stable, well-managed home environment with predictable costs and reliable utilities is paramount. Unless these fundamental issues are demonstrably addressed and resolved, All Star Manufactured Home Community, despite its prime location, may not align with the expectations of a comfortable and secure home for many local residents.
Customer Reviews
They raise rent at least 2 times per year. Plus extra fees. Now they wanna charge you for pets in your own trailer. I do recommend this park especially if you are on a fixed budget. No water for 3 days now. .
Better be a non American, and better have class because the HOA will be on your ass SMH, must be why they got a headstone at the entrance. the stupidest thing I've ever seen in my life. Why can't we give it negative Stars
I have lived here for eleven years and just found out they have a website. Good management. New owners took over a couple of years ago and I had been worried, but they have been even better than the family that owned it before. The new crew is on top of all of it - fallen limbs, water, cess pool problems, and storm follow up. Management listens, too. I've lived under much worse management - this has been great.
It’s nice and quiet ..only complaint is the rent.. rent goes up every year and you would think during pandemic they wouldn’t raise it but they did..by 2024 we will be paying $600 in lot rent and I can almost guarantee that
This place has gone steadily down hill since the new Owners took over. With the increase in "families" moving in the danger for the children has increased 100 times over. I have had drunks wreck their vehicles In my yard multiple times. No speed bumps. The office has turned into a party shack till 10pm On Sundays and the awefull music! Ugh! DO NOT MOVE HERE EVEN IN A LAST RESORT!
