This overview aims to provide a factual and informative look at Pleasant Hills MHP, drawing upon available public data and direct feedback from individuals who have had experience with the property. Mobile home parks can offer an attractive alternative to traditional housing, often providing more affordable living solutions and a sense of community. However, like any property, they come with their own set of considerations. For those in Georgia contemplating a move to a mobile home park, knowing the specifics of places like Pleasant Hills MHP is crucial. This article is designed to equip you with details that can help you assess if this community aligns with your housing needs and expectations, keeping in mind the importance of due diligence when exploring any new living situation.

Pleasant Hills MHP is situated at 16 Pleasant Hill Dr, Talmo, GA 30575, USA. Talmo is a community located in Jackson County, Georgia, offering a quiet, more rural setting. This location provides residents with a peaceful environment, often sought after by those looking to escape the hustle and bustle of larger urban centers in Georgia.

The park's address on Pleasant Hill Drive positions it within reasonable accessibility to local amenities and larger towns. Talmo itself offers basic services, and for more extensive shopping, dining, and employment opportunities, residents typically travel to nearby cities such as Gainesville, Jefferson, or even closer, the area around I-85. The proximity to I-85 is a notable advantage for commuters, providing relatively easy access to larger industrial areas and employers within the North Georgia region.

While the immediate surroundings of Pleasant Hills MHP offer a rural ambiance, the convenience of reaching major highways ensures that residents are not isolated from necessary services. This balance of quiet living with practical accessibility is a characteristic often valued by those looking for mobile home living in Georgia. Understanding the local infrastructure and travel times to key destinations is an important aspect of considering any residential location, and Pleasant Hills MHP's placement in Talmo offers a particular blend of these factors.

Based on available public information and feedback, the services and amenities at Pleasant Hills MHP appear to be basic. It's important to note that the provided reviews highlight certain concerns regarding property maintenance and management, which directly impact the perceived quality of services offered.

  • Pad Leases: Public records suggest the park consists of 54 pads, with 53 of these spaces reported as leased. This indicates that the primary service offered is the lease of land for mobile homes, rather than the rental of mobile homes themselves. Residents would typically own their mobile homes and lease the lot.
  • Included Utilities (Water and Trash): One public listing for a rental within the park indicated that "Rent includes water and trash." This suggests that water and trash collection services are typically part of the monthly pad rent, which can be a convenience for residents.
  • Paved Roads: The park is described as having "paved roads," which is a basic infrastructure service that contributes to ease of access and navigation within the community.
  • Septic Tanks: The park is reported to be on "septic tanks" rather than a municipal sewer system. This is a common service setup for rural mobile home parks.
  • Limited Maintenance: A significant concern raised by a reviewer is that the owners "don't repair stuff if anything is wrong with the place." This suggests that maintenance services for common areas or issues impacting residents may be limited or unresponsive.
  • No On-Site Laundry: A specific listing for a rental within the park mentioned "Laundry: None," implying that there are no shared laundry facilities available on-site.

Based on available public information and customer reviews, the highlights of Pleasant Hills MHP are primarily centered on its location and the potential for a quiet, rural living experience, while acknowledging significant concerns raised by residents.

  • Quiet, Rural Setting: The park is located in Talmo, GA, described as offering a "quiet, rural setting." For those seeking a peaceful environment away from urban density, this could be a highlight.
  • Accessibility to I-85: The community is noted for having "easy access to I-85," making it convenient for commuters and those needing to travel to larger employment centers or amenities in nearby Gainesville or Jefferson.
  • Potential for Affordable Land Lease: Mobile home parks typically offer a more affordable housing solution compared to traditional stick-built homes, as residents often own their homes but lease the land. While the condition of trailers is a concern, the pad lease model itself can be a highlight for budget-conscious individuals.
  • Community Structure: The park consists of 54 pads, indicating a modest-sized community where residents might have a chance to know their neighbors, fostering a sense of community for some.
  • Water and Trash Included: For individual rental units within the park (where applicable), the inclusion of water and trash services in the rent can be a financial benefit and convenience.

It is important to address the significant concerns raised by multiple reviews regarding the condition of the mobile homes and the management practices. One reviewer stated, "It's rough place and I wouldn't suggest anyone to move there. The trailers are rough except a couple of them, but it doesn't have any new trailers and there rough." Another highly critical review highlighted issues with frequent changes in ownership ("Been under new owners going on 4th time in 2 and a half years"), alleged unpaid taxes since 2016 ("if you look on mobile homes they have not paid taxes since 2016! pretty sure something sketchy is going on with that place"), and a lack of repairs ("I know they don't repair stuff if anything is wrong with the place"). These points are crucial for anyone considering Pleasant Hills MHP.

Based on the publicly available information and typical practices for mobile home parks, specific promotions or special offers for Pleasant Hills MHP are not advertised through broad public channels. Mobile home parks primarily operate by leasing individual pads or, less commonly, renting out existing mobile homes. Any specific incentives, such as reduced first month's rent, move-in specials, or referral bonuses, would typically be managed directly by the park's management or property owner and communicated to prospective residents on an individual basis.

Given the concerns highlighted in customer reviews regarding frequent changes in ownership and management, and issues with property taxes and repairs, it is particularly advisable for any interested parties to directly contact the park management to inquire about current availability, rental terms, and any applicable offers. This direct communication would also be an opportunity to discuss the concerns raised in public reviews and gain clarity on the current state of the park's operations and any future plans for improvements or stability. It is crucial to gather the most current and direct information possible before making any decisions related to moving to Pleasant Hills MHP.

It is highly recommended that prospective residents contact the park management directly to gain the most current information. For locals in Georgia considering mobile home living, evaluating a place like Pleasant Hills MHP requires careful consideration, particularly in light of publicly available feedback. While its location in Talmo offers a quiet, rural setting with convenient access to I-85 and nearby towns like Gainesville and Jefferson, which can be appealing for those seeking a more relaxed pace of life with connectivity, it's crucial to weigh all aspects.

The primary suitability for locals might lie in its potential as an affordable land lease option, which can be a significant draw for individuals and families looking for lower housing costs in Georgia. The inclusion of water and trash in the rent (for specific rentals) is also a practical benefit that can simplify budgeting. The structure of a mobile home park, with its defined community, can also be appealing to those who prefer a neighborhood feel.

However, based on the provided reviews, potential residents must be fully aware of the reported challenges, including the perceived "rough" condition of some trailers and concerns about inconsistent property management, frequent ownership changes, and alleged lack of repairs. These factors suggest that while the location offers a peaceful backdrop, the living experience itself may require a higher degree of self-reliance or a tolerance for less-than-ideal conditions.

Therefore, for Georgians considering Pleasant Hills MHP, it is highly suitable for those who prioritize the quiet, rural location and potentially lower land lease costs, and who are prepared to conduct thorough due diligence, including personally inspecting any mobile home they consider and directly engaging with the current management about the concerns raised in public feedback. It is paramount to verify current conditions and management policies to ensure the community aligns with individual expectations for a stable and comfortable living environment.

Beware of this place!!! Been under new owners going on 4th time in 2 and a half years and if you look on mobile homes they have not paid taxes since 2016! pretty sure something sketchy is going on with that place. I know they don't repair stuff if anything is wrong with the place. I would look anywhere besides this place! Will never know what your money is going towards. would have not given it a star but it was the only way I could warn people against the place.

I can’t believe anyone would give this place 5 stars it’s not even worth one!! Renting from that place was a nightmare because you never knew when it would switch owners! So many hands in and out of the office every time I turned around and then I was told the last owners were scamming us and not even putting the money towards fixing up the mobile homes. When I moved every place had busted out windows and dilapidated porches along with faulty outlets and power only working in part of the places. Please do not think of wasting your money on this horrific place!!

Definitely not a place I'd suggest living. The owners are slum lord's and the property itself is just terrible.
