Pleasant Oaks About
For those of us living in Louisiana, finding a mobile home park that offers a stable, well-maintained, and comfortable living environment is a significant consideration. When exploring options like Pleasant Oaks Mobile Home Park in Walker, LA, it's crucial for prospective residents to be fully informed about the current conditions and resident experiences. Located on Florida Blvd, Pleasant Oaks has a history in the community, but recent feedback from current residents indicates significant changes and challenges since the property changed ownership.
The transition in ownership appears to have impacted various aspects of daily living at Pleasant Oaks. Multiple reviews express concerns about a decline in property maintenance, a lack of communication from management, and issues with essential services. One resident states, "Worst place I’ve ever lived. It went downhill majorly when the former owner sold it. Now the landlord has been shot and you have nobody to contact about anything. There are issues inside the trailer I am renting, I will be moving out soon. AGAIN, there is nobody to contact about it. The water gets turned off more than once a month, has been shut off multiple days in a row. It also turns colors more than it should… I have a small child to worry about, this place isn’t safe whatsoever." This highlights serious concerns regarding safety, maintenance, and the reliability of utilities.
Another review reinforces these points: "Ever since the owner sold. This place has gone downhill they have not fixed the pool. They have no intentions on fixing it. Yet expect that rent every month. The previous owner had no issues. They low balled the lawn care man so he quit and are grass is high. Now they have an old man out there using a push mower paying him only $500 to cut this whole property. Now they turned the water off. Without notice. No nothing. They are clearly working on the line and could have some notice for us. Do not recommend this place." These detailed accounts from residents paint a picture of significant operational issues that could directly impact the quality of life for those living there.
For any Louisianian considering a mobile home park, these insights are vital. Mobile home living is often chosen for its affordability and community aspect, but the concerns raised about neglected amenities, unreliable water service (including discoloration), and difficulties in reaching management are critical. The mention of the landlord being unavailable for contact due to a serious incident further complicates the situation for residents trying to address problems with their rentals or the park's infrastructure.
Prospective residents should approach Pleasant Oaks with a thorough understanding of these reported challenges. It is essential to conduct extensive personal due diligence, which includes visiting the property, speaking with current residents if possible, and meticulously reviewing any lease agreements before committing. Understanding the full scope of responsibilities and services, or lack thereof, is paramount to making an informed decision about living at Pleasant Oaks Mobile Home Park.
Pleasant Oaks Mobile Home Park is located at 11482 Florida Blvd, Walker, LA 70785, USA. This address places it along a major roadway in Walker, a growing community within Livingston Parish, Louisiana. Florida Blvd (US-190) is a key east-west arterial road that provides direct access to various local amenities and connects to broader regional routes.
Walker is situated to the east of Baton Rouge, offering residents a more suburban or semi-rural living experience while maintaining relatively convenient access to the state capital. The proximity to Florida Blvd means that essential services such as grocery stores, gas stations, and local businesses in Walker are generally within a short driving distance. For more extensive shopping, dining, and employment opportunities, Baton Rouge is a manageable commute via US-190 and Interstate 12.
Livingston Parish itself is known for its blend of suburban development and natural landscapes. While the park is on a main road, the specific character of the immediate surroundings can vary. The accessibility is generally good for vehicle owners, as most errands in this area are car-dependent. For families, the location is within the Livingston Parish Public School District, with various schools assigned to the area.
However, it is important to note that while the physical location offers accessibility to various points of interest, the operational challenges mentioned in recent reviews regarding utilities and maintenance might impact the practical accessibility and usability of amenities within the park itself. Prospective residents should verify the current status of services and infrastructure on-site, despite the convenient external location.
Based on the provided resident reviews, and acknowledging the significant concerns raised, the services at Pleasant Oaks Mobile Home Park currently appear to be inconsistent or lacking in certain key areas. While typical mobile home parks aim to provide a range of services, the reported experiences indicate challenges in their consistent delivery.
- Mobile Home Lot Rentals: The park primarily offers lots for mobile homes, some of which may include units for rent. However, reviews mention issues with the condition of rented trailers.
- Utility Hookups (Electricity, Water, Sewer): While hookups for electricity, water, and sewer are fundamentally present for mobile home living, residents report significant and frequent issues with water service, including unannounced shut-offs and discolored water, raising concerns about reliability and quality.
- Property Maintenance (Reportedly Inconsistent): Reviews indicate a decline in property maintenance, with specific mentions of a neglected pool, overgrown grass due to changes in lawn care, and overall cleanliness issues that were not present under previous ownership.
- Management Contact (Reportedly Difficult/Absent): A major concern highlighted is the inability to contact management for issues, particularly since a reported incident involving the landlord. This suggests a significant gap in responsive oversight.
- Community Amenities (Pool): A pool is present, but reviews explicitly state it has not been fixed and there are "no intentions on fixing it," despite being an expected amenity for which residents are paying rent.
- Trash Collection: While not explicitly mentioned in the negative reviews, trash collection is a standard service expected in mobile home parks, though its current state of maintenance might be a concern given other reported issues.
It is crucial for any potential resident to directly verify the current operational status of all services and amenities before making a commitment, as the provided reviews indicate a notable decline in service quality.
Based on the current resident feedback, it is challenging to list "features" or "highlights" in a promotional sense, as the reviews primarily highlight significant drawbacks and concerns. However, from a factual perspective, the following aspects have been mentioned:
- Location on Florida Blvd: The park's address provides direct access to a major thoroughfare in Walker, offering some level of connectivity to local businesses and services outside the park.
- Proximity to Walker Amenities: Being in Walker, residents are near local shops, and within a reasonable driving distance of Baton Rouge for more extensive services.
- Livingston Parish School District: The park is within the boundaries of the Livingston Parish Public School District, which may be a consideration for families.
- Mobile Home Housing Option: It serves as a mobile home community, offering this specific type of housing which can sometimes be a more affordable alternative to traditional stick-built homes.
However, it is vital to acknowledge that these potential "features" are heavily overshadowed by the significant concerns raised by current residents, including:
- Deterioration of Maintenance: Concerns about an unmaintained pool, high grass, and general decline in property upkeep.
- Unreliable Utilities: Frequent, unannounced water shut-offs and issues with water quality (discoloration).
- Lack of Responsive Management: Difficulty in contacting management for urgent issues, including maintenance and safety concerns.
- Safety Concerns: Explicit mention of the park not being safe "whatsoever" by a resident, particularly in light of an incident involving the landlord.
Prospective residents should prioritize investigating these reported issues thoroughly, as they directly impact the livability and safety of the community.
Given the significant concerns raised in recent resident reviews regarding maintenance, utility reliability, and management responsiveness at Pleasant Oaks Mobile Home Park, it is highly unlikely that the park is currently offering promotional incentives to attract new residents. Properties facing such fundamental operational challenges typically prioritize addressing those issues rather than focusing on marketing promotions.
If, by chance, any offers were extended, they would likely be related to rental rates or lease terms. However, based on the current public feedback, the more crucial "offer" a prospective resident would seek is transparency regarding the reported issues and clear assurances of immediate improvements and consistent service delivery.
Prospective residents are strongly advised to exercise extreme caution and conduct extensive due diligence before considering Pleasant Oaks Mobile Home Park. Instead of inquiring about promotions, it is paramount to:
- Directly contact the listed phone numbers: (225) 955-1792 and +1 225-955-1792, to ascertain if anyone is currently managing the property and available to address concerns.
- Insist on a thorough in-person visit: Observe the current state of the property, including common areas, landscaping, and the general condition of available units.
- Speak with current residents: If possible, engage with existing tenants to understand their firsthand experiences regarding water service, maintenance, and management accessibility.
- Carefully review any lease agreement: Pay close attention to clauses regarding utility provision, maintenance responsibilities, and procedures for contacting management for issues. Ensure clarity on what is covered and what is not.
Any decision to move into Pleasant Oaks should only be made after comprehensive verification of its current operational status and a clear understanding of the risks highlighted by existing residents.

Prospective residents attempting to contact Pleasant Oaks Mobile Home Park should be aware of the reported difficulties in reaching management, as highlighted in recent resident reviews. It is advisable to be persistent and prepared for potential challenges in obtaining timely responses or information. Verifying current management and their contact methods should be a priority.
When considering mobile home living in Louisiana, we locals prioritize a safe, stable, and well-managed community that offers comfortable and reliable living conditions. Based on the recent and direct feedback from current residents, Pleasant Oaks Mobile Home Park in Walker, LA, currently presents significant challenges that directly contradict these fundamental expectations for a suitable home environment.
While the location on Florida Blvd in Walker offers geographical access to local amenities and the broader Livingston Parish, the internal state of the community, as described by residents, raises serious concerns. Reports of a drastic decline in maintenance, an unaddressed broken pool, consistently high grass, and critically, frequent and unannounced water shut-offs with discolored water, indicate a severe lapse in essential services. The inability to contact management for urgent issues, including maintenance problems within rented units, further exacerbates these concerns, leaving residents feeling unsupported and unsafe. The explicit statement that the place "isn't safe whatsoever" due to various factors, including an incident involving the landlord and general operational neglect, is particularly alarming, especially for those with small children.
For any Louisianian seeking a place to call home, these issues are not minor inconveniences; they are fundamental breaches of what constitutes a livable and secure environment. While mobile home parks can offer an affordable housing solution, the potential cost savings at Pleasant Oaks appear to come with significant compromises to basic living standards and peace of mind. Therefore, it is critical for any prospective resident to fully acknowledge and verify these severe reported shortcomings before considering Pleasant Oaks. At this time, based on available resident feedback, this place cannot be recommended as suitable for locals seeking a stable and comfortable living arrangement, and significant improvements would be needed to address the serious concerns raised by its current tenants.

Since the new management came in, the park has significantly gone down hill. The pool hasn’t been opened since last year with the excuse of it “not being up to code”. Lawn maintenance is included in rent and the yards went almost all summer without being cut. Two of the eyes on my stove in my trailer went out back in March and they have never even bothered to try and fix. There’s many random dogs and cats that just roam the neighborhood. The park manager preaches that communication is key, but never communicates anything with the community.
The pool has been closed since the new owners bought Pleasant Oaks, the kids and adults didn’t get to use it all summer. In the lot rent includes lawn maintenance and it’s few and far between cuts. The only positive thing is we have gotten a new water system (or septic?)
Would not recommend, lot note went from $350 to $700, it's like I'm renting 2 lots now. Lawn service was included when the price was $350 but for some reason they decided to make us do our own lawn care after they double the price, now how does that justify the lot increase. Shut down the nice inground pool that we used to enjoy in the summer time. When the wind blows from the south you could smell the waste management dump next door. We tested the water and it showed positive for ,"pesticides"!!!! The number they give you to contact the owners if you have a question is a dead number. The manager works full-time at Walgreens so you can't hardly get him if you need to, I warn you STAY AWAY FROM THIS PLACE
