Services Offered

As a manufactured home park, Pleasant Terrace primarily offers lot rentals for residents who own their mobile homes. The services provided typically focus on the infrastructure and management of the common areas, ensuring a habitable and organized living environment. Based on the nature of such communities and available information, here are general services likely offered or managed:

  • Lot Rental: Residents rent individual plots of land where their manufactured homes are situated. The monthly lot rent typically covers the cost of the land lease and may include certain shared services. Reviews indicate annual rent increases are part of the structure.
  • Community Management: The park has an on-site or readily available manager. Reviews highlight the manager's forthright and honest approach, which suggests a commitment to clear communication and fair dealings within the community.
  • Utility Connections: While residents are typically responsible for their individual utility bills (e.g., electricity, water, sewer, gas), the park provides the necessary hookups at each lot for these services.
  • Trash Services: It is common for mobile home park lot rent to include basic services like curbside trash pickup or access to community dumpsters.
  • Maintenance of Common Areas: The management is responsible for the upkeep and cleanliness of shared spaces, such as roadways, lighting, and any common amenity areas within the park.
  • Rules and Regulations Enforcement: To maintain community standards, the management enforces park rules and regulations, which cover aspects like property upkeep, noise levels, and pet policies.

Features / Highlights

Pleasant Terrace, as a residential community, offers specific features and highlights that contribute to its living environment. While it may not boast extensive recreational facilities like some larger resorts, its strengths lie in its core community aspects and location:

  • Established Community: Pleasant Terrace is an established mobile home park, indicating a long-standing presence in Cokato. This often translates to a stable resident base and a settled neighborhood feel.
  • Individual Home Ownership: Residents typically own their manufactured homes, which can foster a sense of pride and stability within the community, as homeowners often invest more in their property's upkeep and appearance.
  • Well-Kept Individual Homes: Reviews indicate that the homes within the park can be "kept up and cozy," suggesting that residents take care of their properties, contributing to a generally appealing living environment on an individual basis.
  • Friendly Community Atmosphere: A significant highlight mentioned by residents is the "wonderful" community here. This suggests a positive social environment where neighbors are friendly and supportive.

  • Accessibility to Major Routes: The park's location offers relatively easy access to U.S. Highway 12, connecting residents to wider regional areas for work or leisure.

Promotions or Special Offers

As a long-term residential mobile home park, Pleasant Terrace typically does not offer seasonal "promotions" in the same way a campground or vacation resort might. The primary financial consideration for residents is the monthly lot rent. However, prospective residents should always inquire directly about any current availability or specific terms.

Key financial aspects and potential inquiries might include:

  • Lot Rent Structure: Understand the current monthly lot rent and any recurring annual increases, as mentioned in a review. Inquire about how these increases are determined (e.g., by a corporation) and what they cover.
  • Application Fees: Ask about any application fees, background check fees, or security deposits required for new residents.
  • Home Purchase Assistance: While Pleasant Terrace is a lot-lease community, inquire if they have any affiliations with manufactured home dealers or lenders that might offer special programs for purchasing a home to place in the park.
  • Current Availability: Lot availability in established mobile home parks can fluctuate. Always contact management to see what lots are currently open or if there's a waiting list.

For the most accurate and up-to-date information on lot rent, availability, and specific move-in requirements, interested parties should contact the Pleasant Terrace management directly.

The home I was in is kept up and cozy. The park itself is in need of a lot of help. Lots of run-down mobile homes and just not one bit inviting.
