Pownal Estates MHP LLC is an established manufactured housing community located in the southern Vermont town of Pownal. As a mobile home park, its primary function is to provide developed land lots to residents who own their manufactured or mobile homes, offering a crucial and often more affordable pathway to homeownership in the Green Mountain State. The park operates under the management of an entity based outside of Vermont, a common structure for mobile home communities, which emphasizes the need for local residents to understand the relationship between park ownership, management, and the rights afforded to them under Vermont’s mobile home park resident statutes.
The park has been a part of the Pownal community since at least 1970, with a reported number of home sites available for residents. The model of a mobile home park is distinct in Vermont housing, providing residents with ownership of their home structure while leasing the underlying land lot. This model is subject to specific state regulations designed to protect residents, including rights concerning lot rent increases, park maintenance standards, and the right of first refusal should the park be offered for sale. Understanding these protections is vital for any current or prospective resident in Vermont.
However, it is a matter of public record that Pownal Estates MHP LLC has faced significant and ongoing challenges regarding infrastructure and maintenance. Concerns raised by residents in available public commentary include major issues with the water system—described as being in a state of disrepair with instances of prolonged outages and water quality problems—as well as severe deterioration of the internal road system, leading to safety and vehicle damage concerns. Furthermore, reports highlight issues with community upkeep, including waste management, and fundamental necessities like mail service maintenance. This critical feedback suggests that while the park provides an affordable housing option, residents may face considerable challenges concerning habitability and essential infrastructure. Potential residents should conduct thorough due diligence, contacting state agencies and local town officials for the most current information on park conditions and any pending enforcement actions.
Pownal Estates MHP LLC is located at 45 Cardinal Blvd, Pownal, VT 05261, USA. Pownal is situated in Bennington County, at the southwestern tip of Vermont, bordering both New York and Massachusetts. This unique geographic placement provides residents with high accessibility to regional centers in multiple states, offering economic and social opportunities often outside the immediate Pownal area.
Pownal Estates' location is advantageous for residents who may commute or rely on the services of nearby, larger communities. It is easily accessible via U.S. Route 7, which connects to Bennington to the north and continues south toward Williamstown, MA. The proximity to the Massachusetts border means that amenities and employment opportunities in Northern Berkshire County are just a short drive away. This regional connectivity is a significant factor for individuals and families seeking housing in the southern Vermont corridor. The specific location within Pownal, near the Post Road area, is part of a cluster of mobile home communities in the town, placing residents close to others in similar housing situations.
As a mobile home park, the core service provided by Pownal Estates MHP LLC is the rental of a developed lot (or ‘pad’) on which a resident's manufactured home is legally sited. The lot rent covers the use of the land and is generally understood to include access to essential park-maintained utilities, although the reliability of these services has been highly contested in public reports.
For Vermonters, the key features of Pownal Estates MHP LLC relate directly to the provision of housing and the legal context surrounding it.
For inquiries related to lot availability, current rental rates, or resident concerns, the contact information for Pownal Estates MHP LLC is as follows. Prospective and current residents experiencing issues related to park maintenance or habitability are strongly encouraged to also contact the Vermont Department of Housing and Community Development and the Champlain Valley Office of Economic Opportunity (CVOEO) Mobile Home Program for advocacy and legal guidance.

In the context of Vermont’s severe housing shortage, Pownal Estates MHP LLC plays an undeniable role as a source of unsubsidized, relatively affordable homeownership. For residents in the Pownal area, this park represents an alternative to the high costs of conventional home buying and renting, allowing them to remain in their local community. The potential for owning a physical asset—the home itself—while leasing the land, is a major advantage for wealth building, albeit one that is subject to the conditions of the park.
However, local users considering Pownal Estates must approach this option with extreme caution and full awareness of the public concerns regarding infrastructure. The suitability of the park is currently intertwined with the persistent challenges in maintaining essential services and quality of life, which have been publicly detailed in resident feedback concerning water quality, road safety, and park management.
For a Vermont local, choosing Pownal Estates means balancing the benefit of homeownership affordability and regional convenience with the potential necessity of asserting tenant rights to ensure a safe and habitable living environment, as guaranteed under Vermont state law. Individuals seeking residence here should prioritize obtaining current, official information from local and state regulatory bodies regarding the park's operational compliance and any ongoing corrective actions before committing to a lot lease. The park’s true value to a local is its capacity to provide housing, but its current operational status requires a proactive and informed resident.

I wouldn't even be giving one star if I didn't have to in order to write a review. This place is absolutely disgusting and the new owners made it 10x worse. They hire druggies to work and manage that already currently reside in the park. The owners are out of las vegas. They got a HUGE grant to fix the park and haven't done anything really besides raise lot rent all the time. Didn't have water for almost 3 years yet they see no wrong and point the blame at everyone else. When the water would come through it'd be pure brown filled with feces and people's children were getting ecoli. They didn't provide water until we contacted the news station then we would get 1-2 cases a WEEK thats it! Dishes, laundry, bathing, flushing the toilet, cleaning the house, all impossible for years. This is no way for any human to live. I was forced out even after they got 7,000 for back rent that they clearly didn't deserve. However they like to scare people to get what they want. Kids get hurt riding their bikes because the pot holes are so deep they fling over the handlebars and hit the ground. You can't even do 3mph in this park without destroying your vehicle. Emergency services refuse to come down thats how bad it is. No mail since they took over they refuse to fix the mailboxes. Not to mention there's nothing there for kids to do other than go around smashing windows. There is just too much I could go on for days. Don't rent from them they are just trying to push everyone out anyways. Big rich company trying to attack the poor as they have done before. So they get a huge chunk of land for cheap. My lawsuit has started and anyone that lives there should do the same. Not to mention the murder that just happened down there.
