Ridge Crest MHC About
For many Texans, finding a stable and affordable place to call home is a significant consideration, especially with the evolving housing market. Mobile home communities offer a unique housing solution, providing a blend of affordability and a sense of community. In the Von Ormy area, just south of San Antonio, Ridge Crest MHC is one such mobile home park that serves local residents. Understanding what a mobile home park offers, from its location to its community dynamics, is crucial for anyone considering this type of living arrangement.
Mobile home parks like Ridge Crest MHC can represent a different approach to homeownership or long-term rental. They typically involve residents owning their manufactured homes while leasing the land, which can often result in lower overall housing costs compared to traditional stick-built homes. This model provides an accessible entry point into establishing a stable residence for many individuals and families in Texas. These communities often aim to provide essential amenities and a structured environment for their residents.
The decision to choose a mobile home park involves weighing various factors, including location, community rules, and the overall living experience. Ridge Crest MHC, situated strategically near a major interstate, offers a particular set of characteristics that may appeal to some prospective residents while presenting considerations for others. This article aims to provide a factual and informative overview, drawing from available public information, to help Texans in the region better understand what living at Ridge Crest MHC might entail. We will explore its geographical advantages, the typical services found in such communities, and the kind of resident experiences that have been shared.
It's important for prospective residents to gather comprehensive information and consider all aspects when looking for a new home. Mobile home communities, like any residential area, have their own unique atmosphere and operational procedures. This overview of Ridge Crest MHC is designed to be a helpful starting point for those in Texas who are exploring their housing options in the Von Ormy vicinity, providing a balanced perspective based on available public data and resident feedback.
Ridge Crest MHC is strategically located at 14146 Interstate 35 Access Rd, Von Ormy, TX 78073, USA. This placement directly on the Interstate 35 access road is a significant factor in its accessibility. For Texans who rely on convenient highway access for their daily commutes, work, or travel throughout the region, this location offers a clear advantage. Interstate 35 is a major north-south artery connecting San Antonio to various parts of Texas, making it easy for residents to navigate to and from the park.
Von Ormy, while a smaller community, benefits from its proximity to San Antonio, one of Texas's largest metropolitan areas. This means residents of Ridge Crest MHC can enjoy a more suburban or semi-rural living environment while still having relatively quick access to the extensive amenities, employment opportunities, healthcare facilities, shopping centers, and entertainment options that San Antonio provides. For example, a drive into downtown San Antonio for work or leisure would be straightforward via I-35.
The "Access Road" designation indicates that the park is not directly on the high-speed main lanes of the interstate but on the frontage road, which typically allows for easier and safer entry and exit for residents. This can be particularly beneficial for mobile home residents, as it simplifies maneuvering larger vehicles or mobile homes themselves. The local area around Von Ormy also offers its own set of community services, albeit on a smaller scale, providing a local ecosystem for day-to-day needs.
While the convenience of being on a major highway is undeniable for commuting and regional travel, it also means the park is situated in an area that experiences significant traffic. Prospective residents should consider this aspect of the location in terms of potential noise levels and the general environment. However, for those prioritizing direct and easy access to major transportation routes for connectivity across South Central Texas, Ridge Crest MHC's location is a key highlight.
Based on the typical operations of mobile home communities and general public information, Ridge Crest MHC likely provides a standard set of services to its residents. While specific, detailed service lists are not extensively publicized, these generally include:
-
Lot Rental and Utility Connections: The primary service involves the rental of individual lots for manufactured homes. These lots are typically equipped with essential hookups for water, sewer, and electricity (individual meters are common, with residents paying for their usage). This allows residents to set up their own manufactured homes and connect to vital utilities.
-
Community Maintenance: Mobile home parks are responsible for maintaining common areas, including internal roads, shared green spaces, and general park infrastructure. This ensures the community remains presentable and functional for all residents.
-
Waste Management: Most mobile home parks facilitate waste collection, usually through designated dumpsters or scheduled curbside pickup services, making trash disposal convenient for residents.
-
On-Site Management/Support: While details on the management structure are limited, mobile home parks generally have a management presence or designated contact person to address resident inquiries, concerns, and ensure compliance with park rules. This often includes administrative support for lease agreements and community guidelines.
-
Basic Infrastructure: The park provides the underlying infrastructure necessary for a residential community, such as paved roads within the park and storm drainage systems.
It is important to note that specific services, their quality, and any additional amenities can vary greatly between mobile home parks. Prospective residents are always encouraged to directly inquire about all included services, utility arrangements, and any associated fees when considering a long-term stay.
-
Community Environment: One review highlights that a friend finds the park "very beautiful and quiet." This suggests that, for some residents, Ridge Crest MHC offers a visually appealing and peaceful living environment, which can be a significant advantage for those seeking tranquility in their home life.
-
Proximity to Interstate 35: The location directly on Interstate 35 Access Road is a key feature, offering convenient and direct access to a major transportation artery. This is highly beneficial for commuters, providing efficient routes to San Antonio and other surrounding areas for work, shopping, and entertainment.
-
Affordable Housing Option: Mobile home communities, by their nature, generally offer a more affordable housing solution compared to traditional stick-built homes. This makes Ridge Crest MHC a potentially attractive option for Texans seeking economical long-term living in the San Antonio metropolitan area.
-
Established Presence in Von Ormy: As an existing mobile home community, Ridge Crest MHC has an established presence in Von Ormy, indicating it has been a part of the local landscape for some time. This can imply a degree of stability and familiarity within the local community context.
Information regarding specific promotions or special offers for Ridge Crest MHC is not publicly available or widely advertised. Mobile home parks, like many rental communities, often manage their pricing and any incentives on a direct, inquiry-by-inquiry basis, rather than through widespread public promotions.
However, it is common practice in the mobile home park industry for certain types of offers to be made, depending on market conditions, occupancy rates, and management policies. These could potentially include:
-
Reduced Lot Rent for Long-Term Leases: Prospective residents committing to longer lease terms (e.g., 12 months or more) might be offered a slightly lower monthly lot rent compared to shorter-term agreements.
-
Waived Application or Setup Fees: Occasionally, a park might waive initial administrative fees, such as application processing fees or certain setup charges for new home installations, as an incentive.
-
First Month's Rent Discount: Less common, but some parks might offer a discount on the first month's lot rent to new residents.
Given the mixed nature of the reviews regarding costs and management practices, it is especially critical for any interested individual to contact Ridge Crest MHC directly. By speaking with the park management, you can inquire about current lot availability, precise rental rates, any ongoing promotions, and thoroughly understand all associated fees before making any commitments. This direct communication is the best way to get the most accurate and up-to-date financial information.

For Texans considering their housing options in the greater San Antonio area, Ridge Crest MHC in Von Ormy presents a particular type of living solution that could be suitable for certain individuals and families. Its primary draw lies in its strategic location directly on the Interstate 35 access road. For those who commute regularly into San Antonio or need convenient access to major transportation routes for work or personal travel across South Central Texas, this accessibility is a significant advantage. It allows residents to tap into the job market, amenities, and services of a large metropolitan area while potentially benefiting from the generally lower living costs associated with mobile home communities in a smaller, adjacent town.
The affordability factor is often a key consideration for many Texans, and mobile home parks like Ridge Crest MHC typically offer a more economical housing alternative compared to traditional homeownership or apartment rentals in urban centers. The community aspect, as hinted by one review mentioning a "very beautiful and quiet" environment, suggests that for some, the park offers a peaceful setting that can foster a sense of home.
However, it is crucial for prospective residents to conduct thorough due diligence. The mixed reviews available publicly indicate that while some residents may find the park beautiful and quiet, others have expressed significant concerns regarding management practices, utility infrastructure, and rising costs. This highlights the importance for any Texan considering Ridge Crest MHC to visit the park in person, speak with current residents if possible, and have a clear, detailed understanding of all lease terms, rules, and potential fees. It is vital to inquire about the water system's reliability, rent increase policies, and management's responsiveness to maintenance issues.
Ultimately, Ridge Crest MHC could be suitable for Texans who prioritize direct highway access, are comfortable with the mobile home park living model, and are prepared to actively engage with the park management to ensure their needs are met. For those seeking a potentially affordable housing option within commuting distance of San Antonio, and who are willing to proactively assess the community's operations and environment, Ridge Crest MHC offers a distinct choice in the Von Ormy area.
Customer Reviews
If people actually read the reviews. They would know to start away from this PLACE. This PLACE is HORRIBLE. They are trying to be an H.O.A. Community. What they should really be doing is redo the water system they have. It's broken on a daily or weekly basis. They write you up for everything and anything. The Cost of rent keeps going up just about every 6 months or so. This PLACE isn't worth the money or time to come here. I'll get some retaliation for this review because we are still here, but we are just warning People to STAY AWAY.
I don't live here but I know a friend lives there and I see it's very beautiful and quiet
The price of this place was what made it stand out...but the new owners are raising rent and not making it worth a while. Compared to other parks, this one has very little to offer. It’s not much of a “community”. It doesn’t have its own amenities. No place for kids to play. Your experience here varies depending what area your house is at. The best part was that it was safe but people have been getting their things stolen left and right and not much is being done. A lot of areas have bad lighting. The back is very dark at night. They used to do the lawn for you which was a plus but they stopped that.
The water is always a problem it doesn't work half the time, the price of trash pick up is way to high and it only gets picked up once a week, and yet again the rent went up again there is nothing in this park worth wht we are having to pay, most of the people in this park live on a fixed income and after paying rent there is nothing left to live on. This park is not what it use to be, the roads are just patched and not fixed, anything they do is just for the money and this is my opinion!!!!! I'm sure everyone struggles every month which is not right. You should be able to live comfortably and can't why is it they don't show all the reviews on this site???? I know for a fact all the reviews are not on here
I love this place but thinking moving because I'm not going able afford it petty soon. they said it was because taxes when up. which I understand but a lot of us are on ss trying live our golden years it getting harder harder especially rent keep going up and up except for check
