Ridge Valley Estates, as a mobile home park, provides the fundamental services required to maintain a residential community for manufactured homes. While the specific details of services can vary based on the lease agreement for lot rentals versus park-owned home rentals, the overarching goal is to ensure a functional and habitable environment. Based on feedback and common mobile home park operations, the following services are typically offered or maintained:
- Lot Rentals: The primary service is leasing lots for residents to place their manufactured homes. This usually includes access to utilities (water, sewer, electricity) although the cost of these utilities might be separate or included in the rent, depending on the agreement.
- Infrastructure Maintenance: As highlighted in positive reviews, the management undertakes significant infrastructure projects. This includes maintenance and replacement of septic systems, ensuring proper waste management for the community.
- Road and Parking Pad Maintenance: The park has invested in repaving roads and parking pads, which are crucial for ease of access and the overall aesthetic appeal of the community.
- Roofing Installation/Repair Coordination: External contractors are brought in for services like roofing installation on mobile homes within the park, indicating management's involvement in maintaining the housing units themselves.
- General Grounds Upkeep: While not explicitly detailed, a "well-maintained" park generally implies ongoing landscaping, trash collection, and common area maintenance to ensure a clean and presentable environment.
- Community Management: There is a management entity responsible for enforcing rules, handling lease agreements, and addressing resident concerns, aiming to create an organized living space.
Ridge Valley Estates offers several features and highlights that are noteworthy for prospective residents in Alabama. While some aspects draw mixed reviews, certain physical improvements and community characteristics stand out.
- Well-Maintained Grounds: One of the most significant highlights is the park's overall maintenance. An external professional noted it as "the most well-maintained mobile home park that I have ever been to," citing visible improvements.
- Recent Infrastructure Upgrades: The park has undergone substantial upgrades, including the replacement of septic systems and the repaving of roads and parking pads. These improvements directly enhance the living conditions and infrastructure quality for residents.
- New Metal Roof Installations: There has been a significant effort to install many new metal roofs on the mobile homes, which contributes to the aesthetic appeal, durability, and energy efficiency of the residences.
- Affordable Housing Option: As a mobile home park, Ridge Valley Estates typically offers a more budget-friendly housing alternative compared to traditional site-built homes in the Opelika area, making homeownership or affordable rental more accessible.
- Established Community Setting: The park provides an established neighborhood environment, which can appeal to those seeking a sense of community and a defined residential area.
- Accessibility to Opelika Amenities: Its location in Opelika ensures residents have convenient access to local shopping, dining, schools, and employment centers, balancing quiet living with urban convenience.
It is important for potential residents to visit the park and speak directly with management and current residents to gain a comprehensive understanding of the living experience and features firsthand, as experiences can vary.
As a private mobile home park, Ridge Valley Estates typically does not advertise promotions or special offers in the same way retail businesses might. Any available deals, incentives, or specific rental terms would generally be discussed directly between prospective residents and the park management. For Alabamians interested in learning more about available units or lot rentals, direct communication is the most effective approach.
- Competitive Rental Rates: The primary "promotion" is often the inherent affordability of mobile home living compared to other housing types. Prospective residents should inquire about current rental rates for available homes or lots.
- Direct Inquiry for Specific Deals: Any potential move-in specials, reduced security deposits, or flexible lease terms would be determined and communicated during a direct inquiry or application process. It is always advisable to ask if any incentives are available.
- Understanding Lease Terms: While not a promotion, thoroughly reviewing and understanding the lease agreement, including rent increase clauses, maintenance responsibilities, and move-out conditions, is crucial. This proactive approach can prevent future misunderstandings about costs and obligations.

Customer Reviews
I don't live here but I would like to give a complimentary review. I am the one who installs there Roofing on there mobile homes .I am in there quite often. I have to say that this is the most well maintained mobile home park that I have ever been to. Just in the last few months they have replaced their septic systems, installed many new metal roofs and repaved the roads and parking pads. Good job Y'all!!!
NEVER RENT FROM RIDGE VALLEY!!! Used to be a nice community to live in a few years back!! Rude management and they are slow to fix any home repairs. Lots of cars parking on the road making it hard for cars to drive without having to pull to the side to let a car pass. Also, will raise the rent at the end of your lease forcing you to move within a months time or pay astronomical price increases without any home improvements to property. Randomly will cut the water off for hours without notice inconveniencing tenants who are home during day. Many rules to follow but management picks and chooses who to fine for breaking rules. IF YOU MOVE THEY WILL TRY AND MAKE YOU RESPONSIBLE FOR REPLACING EVERYTHING IN THE HOME INCLUDING CARPET/VINYL FLOORING. WILL SEND YOU A HUGE BILL BE PREPARED TO GET A LAWYER!!! TERRIBLE LANDLORDS. BIGGEST FRAUDS IN LEE COUNTY. YOU HAVE BEEN WARNED!!!
Rudest people to call themselves management. My son and his family moved in on Jan 1,2022 and haven't missed a payment or done ANYTHING against the excessive rules of this park, but the manager has ridden their and been demeaning every time a simple question is asked and has hung up on me (I'm on the lease as well) and did it again to me just now. Becky is NOT a good woman to deal with the public.
WARNING this is one of the worst places to live. If I could give it no stars, I would. After the 1st month there I knew I had to leave. So I left after 2 to 3 months. That thing they call Becky has such a nasty attitude (watch your kids, because she is rude to them too). She seems nice at 1st but it is all for show. She smokes in her office, so you leave with the smell on you. This could be a nice quiet place to live but you would not want to deal with her nor her lies. I was excited to move in but she quickly started to show her true face ( of the many that she has). My first bad impression was when I was a new tenant and went to pay my rent while she was standing outside talking. I said excuse me, I'd like to pay my rent (I like to have my receipt), she says real nasty to me don't you see the drop box, use it. Later she says little things here and there that made me look at her side ways. I knew I had to leave because I know my temper. Not to mention that she likes to gossip about other tenants. I do not have time for it. She is very unprofessional.
Do not ever rent here. If I could give it no stars I would have. Place is like a prison. Can't do this, don't do that. Cant even ride bikes or play music in your car or walk around after dark. Scam artists who charge you for everything under the sun and just want to take your money. Becky, the property manager is rude and nosey, not to mention a sneaky liar. Her husband is nice, but she sends him to spy on the entire property, patrolling alllllll day and night. Save your time and money and go elsewhere!
