Ridgebrook Hills About
For those in Fort Wayne, Indiana, exploring housing options, manufactured home communities often present a unique and potentially more affordable path to homeownership or rental. Ridgebrook Hills, located in Fort Wayne, is one such community that has been a part of the local housing landscape for many years. With a history that includes multiple ownership changes, it's a place that has garnered significant attention and feedback from its residents. Understanding the realities of living in a community like Ridgebrook Hills is crucial for anyone considering making it their home.
Manufactured home communities, sometimes still referred to as mobile home parks, offer a different style of living compared to traditional apartments or houses. They can provide a sense of community and potentially more space, often with individual lots for homes. However, like any living situation, the quality of life within these communities is heavily influenced by management, maintenance, and the overall environment. For potential residents in Indiana, especially in a dynamic city like Fort Wayne, it's important to weigh the advertised benefits against the experiences of current and past residents.
Ridgebrook Hills, specifically, has been subject to various changes over the years, including multiple sales within a short period. These transitions can sometimes lead to adjustments in rent structures, management practices, and the prioritization of community improvements. As prospective residents, understanding these aspects is vital for making an informed decision. This article aims to provide a factual and comprehensive overview of Ridgebrook Hills, drawing from publicly available information and direct resident feedback, to give a realistic picture for those in the Indiana region. Our goal is to help you navigate the decision-making process by presenting a clear and unbiased perspective.
The information presented here is compiled to offer a balanced view, highlighting both the intended offerings of the community and the real-world experiences shared by those who reside there. By understanding these nuances, you can determine if Ridgebrook Hills aligns with your housing needs and expectations for a comfortable and secure living environment in Fort Wayne.
Ridgebrook Hills is situated at 2737 W Washington Center Rd, Fort Wayne, IN 46818, USA. This address places it within a prominent area of Fort Wayne, Indiana, providing both advantages and considerations for its residents. Fort Wayne is a significant city in Indiana, known for its diverse economy, educational institutions, and various recreational opportunities.
The community's location on West Washington Center Road offers a degree of accessibility to major thoroughfares and city amenities. Washington Center Road itself is a key east-west artery in Fort Wayne, connecting various neighborhoods and commercial zones. This means residents potentially have relatively straightforward access to shopping centers, dining establishments, and entertainment venues scattered throughout the city. Glenbrook Mall, a major shopping destination, is noted to be within two miles of the community, as is the Sweetwater Music Store, indicating convenience for retail and specialized interests.
For families, the proximity to educational facilities is often a crucial factor. Ridgebrook Hills is located within the Northwest Allen County Schools district, which is generally considered a top-rated school district in the area. This can be an attractive point for parents seeking quality education for their children. Additionally, higher education institutions like Ivy Tech Community College, Purdue Fort Wayne, and the University of St. Francis are within a reasonable driving distance, providing opportunities for continuing education.
Recreational opportunities are also a consideration for local users. Franke Park and the Fort Wayne Children's Zoo are within a short drive, offering outdoor activities and family-friendly attractions. Golf enthusiasts may appreciate the proximity to Coyote Creek Golf Course and Colonial Oaks Golf Club. The Fort Wayne Trails system also offers opportunities for outdoor recreation, allowing residents to enjoy the natural beauty of northeastern Indiana.
However, it is important to note that public transportation options directly serving the community might be limited, as some assessments indicate the area is "car-dependent" with "some transit." This suggests that personal vehicle ownership would likely be necessary for most daily errands and commutes. While the location offers access to many city features, residents should assess their individual transportation needs.
Based on available information and resident feedback, Ridgebrook Hills Manufactured Home Community advertises certain services, although the delivery and consistency of these services have been a point of contention for some residents. Here's a look at what is stated to be offered, contrasted with real-world experiences:
On-Site Staff and Management: Ridgebrook Hills is stated to be managed by on-site staff who are there to assist residents. However, multiple resident reviews indicate significant issues with management responsiveness, with complaints of unreturned phone calls and managers rarely being in the office.
Maintenance and Winter Snow Removal: The community advertises maintenance services and winter snow removal for common areas. Despite this, resident reviews mention neglected maintenance issues, such as unkempt yards with high grass and unrepaired property damage (e.g., yards torn up for shed removal that were not fixed for months), as well as general lack of repairs for issues within rental homes (e.g., leaky roofs, bubbling flooring, non-draining sinks, and furnace problems that left residents without heat).
Pet-Friendly Grounds: Ridgebrook Hills is described as a pet-friendly community, which is a key service for many animal owners. However, no specific details are available regarding pet policies or amenities for pets beyond this general statement.
Common Area Amenities Maintenance: The presence of amenities such as a clubhouse, playground, and swimming pool implies that their maintenance and upkeep would be a service provided to residents. While these amenities are listed as features, resident reviews primarily focus on the lack of maintenance for individual homes and communal infrastructure like roads and streetlights, rather than the condition of these specific recreational facilities.
Security (Promised vs. Delivered): Resident feedback heavily emphasizes a significant lack of security despite promises. Concerns include broken homes, the presence of felons, and incidents of drug use and violence (e.g., a shooting reported by a resident). This suggests a critical gap between promised security services and the actual safety experienced by residents.
Background Checks (Promised vs. Delivered): While it's common for communities to conduct background checks, resident reviews suggest that background checks are not being adequately performed, leading to safety concerns regarding felons residing in the community.
It is crucial for prospective residents to verify the current status and reliability of these services directly with community management and to seek recent resident testimonials beyond what is publicly advertised, given the contrasting information.
Ridgebrook Hills Manufactured Home Community, according to its broader marketing and public information, highlights several features designed to attract residents. However, it is essential to consider these features in light of detailed resident experiences.
Clubhouse: The community features a clubhouse, which is typically intended as a central gathering point for residents, often hosting events or providing a space for social interaction and activities.
Playground: For families with children, the presence of a playground is a significant feature, offering a dedicated outdoor space for kids to play and socialize safely within the community.
Swimming Pool: A sparkling swimming pool is listed as an amenity, which can be a highly desirable feature, especially during warmer Indiana months, providing a recreational outlet for residents.
Pet-Friendly Environment: Ridgebrook Hills welcomes pets, making it suitable for individuals and families who wish to live with their animal companions. This is a crucial consideration for many prospective renters or homeowners.
On-Site Management: The presence of on-site staff is highlighted, suggesting readily available assistance for residents. However, as noted in resident reviews, the effectiveness and availability of this management have been a point of concern.
Lighted Streets: Public information mentions lighted streets as a feature, which contributes to visibility and safety within the community during nighttime hours.
Landscaped Grounds: The community is described as having landscaped grounds, aiming to provide an aesthetically pleasing environment. However, some resident reviews mention issues with unkempt personal yards and general property appearance not being maintained to a high standard.
Variety of Home Options: Ridgebrook Hills offers manufactured homes for sale, lease-to-own options, and rentals, with varying bedroom and bathroom counts (e.g., 2 bed/1 bath, 2 bed/2 bath, 3 bed/2 bath, 4 bed/2 bath). This variety aims to cater to different household sizes and financial preferences.
Convenient Access to Fort Wayne Amenities: Its location on Washington Center Road provides easy access to Fort Wayne’s dining, shopping (including Glenbrook Mall), and entertainment options, as well as proximity to parks like Franke Park and the Fort Wayne Children's Zoo. This connectivity is a key benefit for residents looking for urban conveniences.
While these features are advertised to enhance the living experience, the actual state of maintenance and management responsiveness, as detailed in resident reviews, suggests that residents have experienced significant discrepancies between advertised features and their real-world functionality and upkeep.
Based on the most recent publicly available information, Ridgebrook Hills Manufactured Home Community offers several promotions and special incentives designed to attract new residents, particularly for those looking to purchase or lease-to-own a manufactured home, or for those interested in renting. It's important to note that these offers can be seasonal or subject to change, so direct inquiry is always recommended for the most current details.
Some of the reported promotions include:
Purchase Credit for Approved Buyers: For cash purchases or lease-to-own programs on qualifying homes, Ridgebrook Hills has offered a significant purchase credit, such as a $5,000 credit once approved. This can substantially reduce the upfront cost of homeownership.
Down Payment Matching: Related to purchase or lease-to-own options, promotions have included matching a resident's down payment up to a certain amount, such as $5,000, on qualifying homes. This initiative aims to make homeownership more accessible.
Waived Application Fees: For prospective residents submitting applications within 24 hours of a showing, the community has offered to waive all application fees. This can provide immediate savings for those ready to commit.
Rentals: Move-In Specials: For rental agreements, Ridgebrook Hills has offered attractive move-in specials. One notable offer allows new renters to pay only the lot rent to move in, waiving the first month's home rent and security deposit. After the first month, the rent reverts to the original rate. Another specific offer mentioned was "$599 Moves you in!" with "$99/lot rent, $0/home rent for the first month," and a $500 security deposit.
Flexible Financing Options: Beyond specific monetary incentives, the community highlights "flexible financing" and an "affordable & attractive LTO program" (Lease-To-Own), indicating a willingness to work with prospective residents on terms that suit their financial situation. For example, lease-to-own programs have been cited with down payments of up to 10% of the total purchase price, with a stated willingness to negotiate the down payment.
These promotions aim to lower the barriers to entry for individuals and families seeking housing in Fort Wayne. However, potential residents should carefully review all terms and conditions associated with any offer and understand the full scope of their financial commitment, including the monthly lot rent (which has been cited at $605, often included in the monthly lease-to-own or rental payment). It is crucial to verify these offers directly with Ridgebrook Hills management before making any decisions.

Please be aware that while these numbers are listed, some resident reviews have indicated difficulties in reaching management by phone or receiving timely callbacks. Direct communication is key to understanding the current status of the community and its offerings.
When considering Ridgebrook Hills Manufactured Home Community for local residents in Indiana, especially those in Fort Wayne, it's important to approach the decision with a comprehensive understanding of both its potential and its reported challenges. On the one hand, Ridgebrook Hills offers a path to housing that can be more accessible and affordable than traditional home purchases, particularly with its options for sales, lease-to-own programs, and rentals. The community’s location in Fort Wayne provides residents with proximity to a wealth of urban amenities, including shopping, dining, and employment opportunities, as well as access to reputable schools in the Northwest Allen County Schools district. Features like a clubhouse, playground, and swimming pool, along with a pet-friendly policy, are designed to create a welcoming and comfortable living environment. For some, the idea of having a dedicated plot of land for their home, even if leased, offers a sense of privacy and autonomy not always found in apartment living.
However, it is crucial for prospective Indiana residents to be aware of the significant concerns raised by current and former residents. Issues related to management responsiveness, inconsistent maintenance of both common areas and individual homes, and serious safety concerns like crime and lack of security, are frequently highlighted. Reports of unreturned phone calls, neglected repairs (including serious issues like leaking roofs and non-functional heating systems), and a perceived lack of adequate background checks for residents, present a challenging picture. The sentiment expressed by some residents of regret and desire to move due to these issues is a strong indicator that due diligence is paramount.
For a local in Indiana prioritizing affordability and a convenient Fort Wayne location, Ridgebrook Hills might initially appear attractive. However, its suitability heavily depends on the individual's willingness to navigate potential operational and safety challenges. While the community advertises desirable features and move-in incentives, the consistency of these offerings and the quality of daily life within the park, as reported by residents, must be carefully considered. It's recommended that any interested local user thoroughly investigates the current conditions, speaks directly with existing residents if possible, and asks specific questions about management’s plans for addressing ongoing concerns before committing to a home or lease in Ridgebrook Hills. Understanding these realities will enable Fort Wayne locals to make the most informed decision about whether Ridgebrook Hills aligns with their long-term housing needs and expectations for a safe and well-maintained community.
Customer Reviews
I am writing this on December Hello, I have lived in Valley homes mobile home court for now 30 years it has been sold three times in the last 2 years. Every time they sell it they up the rent in here. And they don't do anything. We were supposed to get the roads fixed, street lights put in, some of these trailers that need to be condemned, they're not checking backgrounds. I know people in here that are felons. We were promised security because people's homes are getting broken to during the daytime . And we have people whose yards are terrible grass is so high and their decks look like garbage. I would not recommend this place to anyone. They have new homes in here and some of them I've got problems inside the home. And we have expressed how much we need security. At one time we had sworn security. They were the best security that we could have we didn't have kids walking around smoking and doing dope in the street at midnight. In the field by where I live kids go over where the pine trees are and are lighting fires up sitting around smoking. I am so sick of this place and their lies. When you call to complain about something you don't get a real person you leave a message and they never returned your call. One guy's yard is all tore up because someone was trying to take the shed out because there was a mistake in communication with the people he bought it from . And they were supposed to come and fix his yard dad has not been done yet and that was 3 months ago. So take my advice and I live alone and I own my own home the don't move in here. You will regret it. I think I am going to put mine up for sale and find me another place to live I have put a lot of money time and effort in keeping my home nice. And my yard so just a little advice don't buy or rent a mobile home in this trailer court. And this is my home 🏡 I also take care of the guard rail trimming !! Hello again nothing has changed in here. We still have no security, you call the office no answer and leave a message no call back. And when it comes spring I am moving out of here. I'm going to have to sell my home. I was in the hospital 10 days and when I came home I had an eviction notice. I paid my rent before I went in the hospital on the 5th. Also when I got my statement the next month it had I owed $1,000. And when I was sent home from the hospital I was supposed to stay off my feet and I was on oxygen period supposed to be on bed rest. So because they didn't answer the phones I had to drive up to the office concerning this matter. And I got it straightened out. She said it was her mistake. This is not a good place to live! I am writing this on December the 17th. There was a shooting in here last night and you could hear it at 10:00 there was three shots fired. And from what I'm understanding it was right over by where I live. Apparently three people were involved. That's why we have asked for security and we still do not have it! What does it take another murder in here? I have even called one of the investors and got no answer back. I have emailed them no response back. We have to live in here. And I have called the Better Business bureau, I called the housing authorities for mobile homes. Please don't move in here! And the manager what a joke. Never in the office, never answers the phone, never returns phone calls! If I could afford it I would move. Because this place is really nothing but trash anymore. The people across the street from me moved in and only lived there 6 months and broke the lease and they moved out. And the lady told me that she got an attorney and he has her phone where she has called the office and where she has emailed them and got no replies back. And she pays $1,145 a month rent. And she had to buy her own storm door and have it installed. She had to pay for the leaks in the trailer and was never refunded a penny. And she moved out of here because of no security and drug dealing going on. And music so loud and her husband works. So I don't know what we're going to do about all this I know another couple have called and reported
Very disappointed in this place. My daughter has lived here little over 3 months. It's was a very nice looking trailer. But the service is horrible. And the flooring is starting to bubble up everywhere. When we had a big rain, the roof leaked and water was everywhere in the kitchen cabinets. It's been winter- she's not had heat for almost two weeks because no one will come out and fix it. She hasn't been able to use her kitchen sink since she moved in because it will not drain-she has to wash her dishes in the tub, they come out and say well idk what to do will come back later and never do. Then they expect her to pay to fix it when she is renting the place and the issues were there before she moved in they should have had them fixed. This is the second time the furnace has stopped working since she moved in. We had to bring her portable heaters and a heated blanket. She's had mice and cockroaches since she moved in and it's getting warmer they are starting to emerge. They said it's on her to control them even though they were there before she moved in. If I could get her out of there I would but we do not have the money to sever the lease. She had a nice apartment with no issues that rent was two hundred dollars less. Rent being almost 900 plus all the other crap she has to pay that place should have no issues. Only reason she moved was to be closer to work. Very sad a place is charging so much and does not even keep the renters safe and happy. As soon as her lease is up she is out of there.
If you’re looking to find a home this definitely isn’t it. Was canceled on or blown off 5 times for a tour, First one- no show, second time- reschedule, third time - was told it had accepted a tenant 15 minutes prior to showing; 2 months later attempted again because the property went back on market and was canceled on due to them not having the keys ? fifth time, as you guessed it, blown off. there’s a big lack of communication and professionalism and the rent isn’t justified, especially with how out of shape this place has become.
Update: Still sucks...no pool for 3+ years. no use of club house for 3+ years. POT HOLES POT HOLES POT HOLES. They keep raising lot rent...my guess is they are trying to force out all residents with older trailers so they can bring in the new stuff with HIGHER payments. Pic 1-Just screams "TRAILER TRASH Pic 2-Fence for some , but, not for all Pic 3-illegal kennel Pic 4-Interior trash now exterior trash Pic 5-Rotting hay or straw from next door.
They like to harass you about petty things when they are trying to rent or sell a home close by. Barking threats and once they sell or rent the home out they don't hold new move ins to the same standards like what? Lol!
