Increase rent every year not the place to recover financially.. management does not follow own rules.. impossible to talk to anyone. Quick to complain but not to solve problems.. horrible cat/insect/rodent problems. Parking is terrible. Events if any are a joke..

Schools are good for this park but turning off your electric for long periods of time in the winter to put in new trailers makes your pipes bust. they want the homes painted while you are redoing your floors and plumbing the next spring and they find reasons to get the old trailers out. They make more money flipping trailers then keeping people there so if you buy a new one don't expect them to work with you to keep it much after its paid off. my one word of advice... Run.

River bluff is a very nice family-oriented community. Our children ride their bikes their scooters skateboards etc all parents watch out for all kids. Very safe place, I love it here!

Bittersweet. Love the area and the trailer park but the owner Sundance is being greedy with fines for violations on little stuff without written warnings while their own properties don't meet standards.
