Riverview Court About
For Wisconsin locals exploring various housing options, mobile home parks, often referred to as manufactured home communities, can present an alternative pathway to homeownership and community living. Riverview Court, situated in the city of La Crosse, is one such community that caters to residents of all ages. While these communities can offer a more affordable entry into homeownership compared to traditional stick-built houses, prospective residents should always engage in thorough research to ensure a positive and sustainable living experience.
Riverview Court is located in a well-established area of La Crosse, a city known for its scenic beauty along the Mississippi River, vibrant downtown, and strong local economy. The concept of manufactured home living often appeals to those seeking a sense of neighborhood, a manageable property, and potentially lower housing costs. This article aims to provide a factual overview of Riverview Court, incorporating publicly available information and important considerations based on resident feedback, to help Wisconsin residents make informed decisions about their housing needs.
Riverview Court is located at 1747 Rose St #81, La Crosse, WI 54603, USA. This address places the mobile home park within the city limits of La Crosse, a significant urban center in Western Wisconsin. La Crosse is renowned for its picturesque setting amidst the bluffs and the Mississippi River, offering a blend of natural beauty and urban amenities.
The park's location on Rose Street provides residents with convenient accessibility to various essential services and attractions within La Crosse. Residents can easily reach local shopping centers, grocery stores, dining establishments, and healthcare facilities. The proximity to major roads and the city's public transportation network (if available nearby) facilitates commuting for work or leisure activities. Being in La Crosse means residents have access to numerous educational institutions, including the University of Wisconsin-La Crosse and Viterbo University, as well as cultural venues and recreational opportunities.
The city's strong connection to the Mississippi River also opens up possibilities for outdoor activities such as boating, fishing, and enjoying the riverfront parks. This combination of urban convenience and access to natural attractions makes the location of Riverview Court appealing for a diverse range of Wisconsin residents.
As a manufactured home community, Riverview Court primarily focuses on providing managed lots for individuals who own their manufactured homes. While specific detailed lists of services are best obtained directly from park management, common services typically offered or facilitated in such communities include:
- Lot Rental: The fundamental service provided is the leasing of individual land plots where residents place their manufactured homes. Lot rent fees are charged monthly.
- Utility Hookups: The park provides the necessary infrastructure for utility connections (e.g., water, sewer, electricity) at each lot. While residents typically pay for their individual utility usage, some components like water, sewer, or trash removal might be included in the lot rent. Public sources indicate "Water" and "Trash Removal" may be included, but direct verification is advised.
- Community Management: A management team is responsible for the overall operation of the park, including enforcing community rules, maintaining common areas, and addressing resident concerns. Websites suggest the community has an "All Ages" policy, meaning it is not restricted to specific age groups.
- Common Area Maintenance: Management typically oversees the upkeep of shared spaces such as internal roads, lighting, and general landscaping within the park.
- Parking: Each lot usually comes with dedicated parking for residents' vehicles.
- Restrooms: Public information indicates that restrooms are available for the convenience of residents and visitors.
It is crucial for prospective residents to thoroughly clarify all services included in the lot rent and any additional fees for utilities or other services before committing. Clear understanding of the lease agreement and park rules is vital for a positive living experience.
Riverview Court, as a manufactured home community in La Crosse, offers several features that may appeal to prospective residents. While detailed features are best confirmed directly with park management, general highlights common to well-established communities of this type, and implied by its nature, include:
- All-Ages Community: Unlike some mobile home parks that cater specifically to seniors, Riverview Court is an "All Ages" community, making it suitable for families, working professionals, and retirees alike, fostering a diverse resident base.
- Potential for Affordable Homeownership: Manufactured homes often represent a more accessible entry point into homeownership compared to traditional stick-built housing, providing an opportunity to build equity.
- Individual Home Lots: Residents typically enjoy their own individual lot with space around their home, offering more privacy and outdoor space than many apartment living situations.
- Proximity to City Amenities: Its location in La Crosse provides residents with convenient access to a wide array of city services, shopping, dining, entertainment, and employment opportunities.
- Community Environment: Mobile home parks often foster a strong sense of community, with neighbors frequently interacting and a more communal atmosphere than detached housing.
- Dedicated Management: As with any managed property, the presence of a management team (as implied by the contact information) is intended to ensure rules are followed and the community is maintained.
It is important to acknowledge that the provided reviews, specifically one that details "gross violations of my basic human and tenant rights," "discriminatory practices," "unprofessional treatment," and claims of "forged" leases and "overpriced lot rent," highlight significant concerns. These comments indicate potential challenges with management practices and resident relations. Prospective residents are strongly advised to perform extensive due diligence, including requesting copies of all rules and lease agreements in advance, thoroughly reviewing them, and speaking with current residents if possible, to gain a comprehensive understanding of the living environment and management approach.
Manufactured home parks typically do not offer short-term "promotions" in the same way retail businesses do. Instead, their "offers" are generally related to the structure of lot rentals and potential home sales. While no specific promotions are publicly advertised for Riverview Court, potential incentives or arrangements might include:
- Homes for Sale/Rent: The park might have manufactured homes available for sale or rent directly within the community, sometimes offering specific terms or financing connections.
- Long-Term Lease Options: Lease agreements might offer benefits for longer commitments, though this is not explicitly stated.
- Referral Programs: Some communities offer incentives to existing residents who refer new, approved tenants.
Given the concerns raised in the reviews regarding "overpriced lot rent" and issues with lease agreements, it is exceptionally important for prospective residents to inquire about all costs, fees, and the exact terms of any lease or purchase agreement in great detail. Clarity on lot rent inclusions/exclusions and potential increases is paramount. Direct communication with the management is the only way to obtain precise and current information on lot availability, pricing, and any associated terms.

Given the significant concerns highlighted in one of the provided reviews, it is strongly advised that prospective residents directly contact the park management, ask thorough questions, request all documents (like park rules and lease agreements) for review, and consider seeking independent legal advice before making any commitments. Visiting the park and, if possible, speaking with current residents can also provide valuable insights into the living experience.
For Wisconsin locals considering a manufactured home as a housing solution in the La Crosse area, Riverview Court presents itself as an "All Ages" community offering a potential pathway to homeownership. Its location in La Crosse provides residents with the benefits of city living, including access to a wide array of amenities, services, educational institutions, and recreational opportunities along the Mississippi River and within the scenic bluffs. The concept of mobile home park living can appeal to those seeking a more community-oriented environment and potentially more affordable housing compared to traditional homes.
However, prospective residents must approach their inquiry with significant caution and due diligence, particularly in light of the highly critical review detailing serious allegations of discriminatory practices, unprofessional treatment, and concerns over lease terms and lot rent. While one review praised it as the "safest and best managed in the area," the contrasting experience underscores the importance of thorough personal investigation. For those who prioritize affordability and a communal setting in La Crosse, Riverview Court may warrant consideration, but only after direct and exhaustive verification of all terms, conditions, and a clear understanding of the management's policies and approach to resident relations.
Customer Reviews
Following this update, below, is my original review of Riverview court from 3 years ago. I had rated it 5 stars back then but since that time, I have experienced such gross violations of my basic human and tenant rights that a single star review is my only option. Without going into great detail, let it be known that the landlord and management of Riverview Court has engaged in discriminatory practices and unprofessional treatment of this tenant. I have never missed a payment and I've been a asset to the community. My neighbors have never had any crimes or thefts take place because of my guests but my age group and owning a shop made for more traffic than this unofficially elder tenant only community saw fit. My guests and I had our vehicles towed and in the instances weren't able to recover them. This may all sound one sided and it is true that I didn't just fall in line but after being to eviction court five times for such heinous crimes, as having my window ac unit on the wrong side of the house or having a guest trespass on a neighbor's property (they cut through an adjacent yard to mine) they finally evicted me because I was in the hospital and didn't file a response to eviction hearing #5. If anyone knows a good lawyer for a discrimination lawsuit this ex-tenant has a good case with an easy win ready to go.
I've been looking for a trailer for my mother for a number of months. I would love to hear from anyone who knows of one for sale in this park, now or in the near future. Thanks ahead of time for ANY help. I feel it is the safest and best managed in the area.
My friend was kicked out of this trailer court because his neighbors sabotaged his occupancy there and now has to ask for permission to visit his mother which is the most ridiculous thing I have ever heard. The owner/manager of this location are awful people as far as I see it.
Are u pet friendly and how much is it a month
Great place to live
