I've lived here for about 6years now. It's quiet and peaceful for the most part. We stay to ourselves and don't have many issues with anyone. Our only complaint is our next door neighbor and another neighbor tend to play their music so loud my house shakes. We have complained to every manager we have had, and nothing changes. I’ve lived here for about 4 years now. It may not be the prettiest mobile home park in San Marcos but it is comfortable and affordable. I have 4 children and have always been a family person. We stick to ourselves and therefore have no issues. We mind our own business and don’t have to worry about anything. We have went through a few office managers since then but I will say that the one we have now is truly amazing. Mel is the most sweetest and understanding person! She isn’t just an office manager...she is a supporter of the community and to each individual that lives here. I just wanted to give her a shout out for all her hard work and dedication to make this place better one step at a time.
Management lies and tries to not go by a current contract overpricing water and sewage by 4x the rate won't cut limbs down says it's not our property but it's our responsibility but by contract that's not wats in black n white as well no 4 person dwelling should have a $300 plus sewage and water bill on top of $550 a month for the lot wen u own the trailer with all pipes working or capped off no leaks makes no sense.
I don't really recommend living here at this place. It does seem to be safe however there is a lot of trash, and it looks somewhat like a landfill out there. There are a lot of children running loose out in the street that are very very young. Be extremely careful driving out there because a two-year-old may run right out in front of your car. Also drive very slow the potholes are so huge and you will tear your car up if you drive even the speed limit through there. They seriously need to fix their roads. And possibly they need to put a leash law on the children out there.
