Finding the right place to live during your retirement years involves many considerations, from location and accessibility to community atmosphere and the services available. Scenic Community aims to provide a comfortable and manageable living experience for its residents, focusing on the senior demographic. While it's important to gather all available information, understanding the general profile of such a community can help you determine if it aligns with your lifestyle and expectations. Mobile home parks, particularly those designated for seniors, can offer a sense of belonging and a more relaxed pace of life, often at a more accessible price point compared to other housing options in desirable areas like Asheville.

This article will provide a clear and factual overview of Scenic Community, shedding light on its location and accessibility within Asheville, the types of services and features it offers, and important considerations for potential residents. We will delve into what makes this particular mobile home park a potential fit for North Carolina locals looking for a senior-focused living arrangement, drawing on publicly available information to give you a comprehensive picture.

Location and Accessibility

Scenic Community is strategically located at 45 Scenic Dr, Asheville, NC 28805, USA. This address places the community within the vibrant and popular city of Asheville, known for its stunning mountain scenery, thriving arts and culture scene, diverse culinary options, and abundant outdoor recreational opportunities. For North Carolina residents, particularly those in the Western part of the state, this location offers significant advantages.

The community's "well-located" status is a key highlight. Being in Asheville means residents have convenient access to a wide array of amenities and services essential for senior living. This includes proximity to reputable healthcare facilities, including hospitals, doctors' offices, and specialized medical services. Grocery stores, pharmacies, and various retail outlets are typically just a short drive away, making daily errands manageable.

Furthermore, living in Asheville provides access to a rich cultural and social environment. Seniors can enjoy local attractions such as the Biltmore Estate, numerous art galleries, live music venues, and a plethora of dining experiences. The natural beauty of the Blue Ridge Mountains is right at your doorstep, offering opportunities for gentle walks, scenic drives, and enjoying the changing seasons without having to travel far. Accessibility to major roadways is also a benefit, allowing for easier visits from family and friends living in other parts of North Carolina or beyond. While the specific nature of "Scenic Dr" might imply some inclines, the overall location within Asheville ensures that residents are well-connected to the city's resources and charms, making it a convenient base for senior living.

Services Offered

As a mobile home park, Scenic Community primarily offers residential lots for mobile homes and potentially RVs, where residents can own their homes and lease the land. Based on the provided information, the core service is the provision of a living space within a designated community. Here's what can be inferred about the services typically offered, alongside insights from resident feedback:

  • Residential Lot Leasing: The primary service is leasing out individual lots for mobile homes and potentially RVs. This allows residents to bring their own manufactured home or RV and settle into a long-term spot within the community. It's important for prospective residents to understand the terms of these leases, including monthly rent and any associated fees.
  • Senior Community Environment: Scenic Community is identified as a "senior community." This means that the park is likely governed by age restrictions, typically requiring at least one resident per household to be 55 years or older. This fosters a community environment tailored to the interests and needs of older adults, potentially offering a more peaceful and like-minded neighborhood.
  • Basic Infrastructure: Like all mobile home parks, Scenic Community provides the fundamental infrastructure for residents, including utilities hook-ups (water, sewer, electric) at each lot. The quality and maintenance of these services are crucial for comfortable living.
  • Road Maintenance: The park is responsible for maintaining its internal roads, ensuring they are navigable for residents and their visitors. However, one review mentioned "debris and downed trees along the road," suggesting that the timeliness and thoroughness of this maintenance can vary.
  • Common Area Management (Varies): In many mobile home parks, management is responsible for maintaining common areas, which might include shared green spaces, dog walk areas, or other community amenities. A review noted "debris and downed trees... in the dog walk areas" and "uprooted portion of a tree between 2 RV's that they seem to think is the renters responsibility," indicating that the scope and responsiveness of management regarding common area upkeep and shared infrastructure might be an area for prospective residents to investigate further.

It's crucial for interested individuals to directly inquire about the full suite of services, specific maintenance responsibilities (e.g., whether tree removal between lots is park or resident responsibility), and any community rules or expectations regarding lot upkeep.

Features / Highlights

While details from the provided reviews are limited, we can extrapolate some key features and highlights that define Scenic Community, particularly considering its designation as a senior mobile home park in Asheville:

  • Designated Senior Community: This is a primary feature. Being a "senior community" means it caters specifically to residents aged 55 and over. This can lead to a quieter environment, a shared understanding of lifestyle needs among residents, and potentially activities or amenities geared towards this demographic, fostering a sense of camaraderie.
  • Well-Located in Asheville, NC: As highlighted in the location section, the park's address in Asheville is a significant draw. Residents benefit from easy access to urban amenities, healthcare, cultural attractions, dining, and shopping, all while living in the beautiful mountain region of North Carolina. This balance of convenience and natural beauty is a major advantage.
  • Affordable Living Option (Implied): Mobile home parks often provide a more affordable housing solution compared to purchasing a traditional stick-built home in areas like Asheville. This can be a significant highlight for seniors on fixed incomes, allowing them to enjoy the Asheville lifestyle without the higher costs of other housing types.
  • Potential for RV Living (Previously): While the primary focus appears to be mobile homes, one review explicitly mentions living there "in my RV for 9 years now" and refers to an "RV side." This suggests that at least historically, the community accommodated long-term RV residents, potentially offering flexibility for those with larger recreational vehicles.
  • Long-Term Residency Possible: The review from a resident of "9 years" indicates that the park supports long-term residency, allowing individuals to establish roots and truly make it their home for extended periods.
  • Community Potential: In senior-focused communities, there is often an inherent potential for social interaction, neighborly support, and a sense of belonging among residents who share similar life stages and interests. While not explicitly stated, this is a common benefit of such communities.

It is important for prospective residents to verify current policies regarding RV residency, as park rules can change. Additionally, while the location is a definite highlight, the stated concerns about management responsiveness to community maintenance should be weighed by anyone considering a move.

Promotions or Special Offers

Information regarding specific promotions or special offers for Scenic Community is not available within the provided data. Mobile home parks, especially those focused on long-term residency and lot leasing, typically do not offer short-term promotions in the same way retail businesses or campgrounds might. Their pricing structure usually revolves around monthly lot rent.

However, it is always recommended for interested individuals to contact the park directly to inquire about any current incentives. While not promotions in the traditional sense, they might offer:

  • Move-in specials: Occasionally, parks might offer reduced first month's rent or waived application fees to attract new residents, particularly if they have available lots.
  • Referral programs: Some communities may have programs that reward existing residents for referring new tenants.
  • Annual lease incentives: There might be a slight discount or benefit for signing a longer-term lease agreement.

Conclusion: Why This Place Is Suitable for Locals

For North Carolina residents, particularly seniors seeking a particular lifestyle, Scenic Community in Asheville offers several compelling reasons why it might be a suitable place to call home. Firstly, its designation as a "senior community" is a significant draw. This means the environment is specifically tailored to the needs and preferences of those aged 55 and over, fostering a potentially quieter, more like-minded neighborhood where residents can connect with peers. This focus on senior living can lead to a more relaxed pace of life and a strong sense of community among residents who share similar experiences and interests. For many seniors, living among their peers can provide comfort, support, and opportunities for social engagement that might not be as readily available in a general population community.

Secondly, the community's location in Asheville, North Carolina, is a major advantage. Asheville is a highly desirable city, renowned for its natural beauty, vibrant cultural scene, and excellent healthcare infrastructure. Living at Scenic Community means seniors can enjoy the tranquility of a dedicated residential park while still having convenient access to top-tier medical facilities, diverse dining options, arts and entertainment venues, and ample opportunities for outdoor recreation in the stunning Blue Ridge Mountains. This combination of peaceful living and urban accessibility is often a crucial factor for seniors looking to maintain an active and engaged lifestyle without sacrificing comfort. The ability to easily access local amenities and services without extensive travel is a significant benefit for residents in their retirement years.

Furthermore, mobile home parks often present a more affordable housing solution compared to traditional homeownership in desirable markets like Asheville. For North Carolina seniors managing fixed incomes, this can be a pivotal factor, allowing them to stretch their retirement savings further while still enjoying all the benefits of living in a sought-after location. The potential for long-term residency, as indicated by a current resident’s nine-year tenure, also suggests stability and the opportunity to truly settle down and build a life within the community. While it is important to directly investigate current management responsiveness and maintenance practices to ensure they meet personal expectations, the fundamental structure of a well-located, senior-focused mobile home park like Scenic Community offers a distinct and potentially ideal living arrangement for many North Carolina locals entering their golden years. It provides a community where they can enjoy their retirement surrounded by beauty and convenience.

I've lived here in my RV for 9 years now. Up until the last couple of years it was a nice place to live. The current manager does nothing. I'm on the RV side and we have a little cluster of old abandoned rv's that management is doing nothing about. 6 months after the hurricane there is still debris and downed trees along the road and in the dog walk areas. There is and uprooted portion of a tree between 2 rv's that they seem to think is the renters responsibility. If your thinking about moving into this park with your rv or mobile home, I would think very carefully about it. Management here is virtually non existent and all the parent company cares about is collecting its rent.

The manager should just stay home and bake cookies, she is not management material. It was the worst place I have ever been in my entire life. Beware of the maintenance man, he is rude, obnoxious . The washers are always breaking down. You are packed in like sardines. No privacy. Showers have mold. There are RVs with junk everywhere. The main garbage overflow every week. You have to load your garbage in your car and drive it to the dumpsters. But, the manager makes decisions based on ...what ever she thinks is good for her that week. But, it is a no-brainer job for someone with no brains.

I lived in this park for a year and they are a billion dollar real estate company who only cares about the $$$$. This is advertised as a 55 and older park but it is not. I had a drunk who moved into a storage building next to me and not only had to see him bathing nude with a water hose but was also subjected to seeing him deficate in his yard. We had police cars coming over far too often because if his behavior. After suffering with no peace for most of the year, he was finally evicted but I lost sleep, was stressed out and got no support from the office. Each and every problem was ignored by management, telling me it was a police matter. A minor also lived across the street with his parents but he lived in their storage building as well. They take advantage of seniors, knowing most are on a fixed income, by increasing the rent each year and they falsely advertise what they offer for the amount they charge (people were paying for a recreation/game room for over two years that was closed) and yet they still raised the rent. If you complain, they retaliate by talking about you and using passive/aggressive behavior. I contacted corporate many times and they offered to buy my mobile home but they were not willing to pay a fair price. They are at the top end on rent and they have little competition so supply and demand keeps them full. I talked to so many people who were financially stressed but feared to complain because they had no place to go and there were few parks in the area. They also have sewer problems because they did not want to invest the money to take care of older pipes so we got to enjoy the smell of sewage often. The manager had the personality of a doorknob, that is, if you can find her in the office. The door was locked much if the time with a sign hanging so it was a hit or miss to find her there. If you are looking for a long term home as you age and you are not rich, look elsewhere or you may be very disappointed. If you are looking for a friendly manager who is professional and will make sure that you can actually enjoy your home and environment around you, run the other way because this is not the place! If you want more info. about these investors and how they run their properties, Google the company and read about the multi million dollar law suit in the CA courts.
