Conclusion: Why this place is suitable for locals

For North Carolina residents considering mobile home living, Forrest Hills Mobile Home Community in Swannanoa offers a specific set of characteristics that might appeal to certain individuals and families. For those who prioritize a quiet living environment and a neighborhood with a strong presence of families, Forrest Hills has been noted to provide these aspects. Its location in Swannanoa offers a more relaxed pace than the bustling city of Asheville, while still maintaining reasonable access to its amenities via a short drive on I-40. This balance between peaceful living and urban access can be particularly attractive to locals who work in Asheville but prefer to reside in a less densely populated area.

However, it is crucial for prospective local residents to be fully aware of the ongoing concerns highlighted by current residents. Issues such as frequent water shut-offs, poor water quality (described as "red clay mud"), and unrepaired potholes on internal roads are significant factors that have impacted residents' experiences. The reported increases in rent without corresponding improvements in road infrastructure, along with concerns about utility leak costs being split among tenants and unreturned calls from the landlord, are important considerations for anyone looking for a long-term home.

Despite these challenges, the core appeal for some locals lies in the community's quiet nature and its established family presence. For those who are willing to navigate the reported infrastructure and management issues, and who value the tranquil setting and neighborly atmosphere, Forrest Hills Mobile Home Community could still be a viable option. It’s important for any interested North Carolinian to conduct thorough due diligence, perhaps by visiting the community, speaking with current residents, and having direct conversations with management about the outlined concerns, before making a decision to move into Forrest Hills. This will ensure that their expectations align with the current reality of living in the community.

This has been an ongoing issue for 3 yrs or more about the water being turned off several times each month and sometimes for days. The water has been also very dirty. Have had it come out of my faucet like red clay mud. The roads need to be repaired. It is a lot of wear and tear on my vehicles with all the potholes. They also went up on the rent to repair the roads last year and still have not repaired them. They could at least fill in the potholes. Otherwise its quiet and lots of good families live here.

Has been absolutely horrible. Landlord has yet to return any of my calls. Constantly upping the charges of the area even though they claim to be an affordable group. My house started out at around $800 a month now it’s over $1000. The water is constantly going out and any leaks are split among the tenants instead of the landlord paying for the repairs. Do Not come here for a home

This trailer park is not a good place to live in, they make buttloads from lot rent and dont fix anything until its already broken, me and my family have been without water for the past day because they are fixing it and this seems to happen all the time cause of a water leak when they should just invest in new pipes for everyone. Not only this but some owners here are cruel towards animals and are very rude to others.

They are literally overpricing the monthly payment. And the roads aren’t paved and they don’t bother calling an animal patrol when there’s literally 3 bear cubs are roaming around this neighborhood. They also don’t bother cleaning up the trash after the bears done eating. And guess who have to pick it up. ME!?!? And they didn’t even pay us after doing it. And I swear, if my 1,200 monthly house payment goes up even more. I will literally beg my parents to move.

Not worth the stress of renting. New managers all the time worse than previous, owners live out of state so it's not properly ran. Managers can post live video feed or will allow live feeds of your mobile home on social media sites. Not worth the stress..
