The market for manufactured homes in Florida is diverse, ranging from highly amenitized 55+ communities to more basic residential parks. When considering a place like Sharp's Mobile Park, understanding its unique characteristics is paramount. It's important to remember that while this article aims to be informative and helpful, particularly from the perspective of a local Floridian, the content is strictly based on the provided data. This means presenting both the positive aspects and any significant concerns without embellishment or invention, allowing you to weigh the factors that are most important to you in your housing search.
---**Sharp's Mobile Park** is situated at **44 Sharps Cir, Eustis, FL 32726, USA**. This address places the mobile home park within the city of Eustis, a historic and growing community in Lake County, Florida. Eustis is known for its beautiful lakes, including Lake Eustis, which is part of the larger Chain of Lakes, offering ample opportunities for boating, fishing, and waterfront activities.
The park's location provides a degree of convenience for residents. Eustis offers a charming downtown area with local shops, restaurants, and regular community events. Essential services such as grocery stores, pharmacies, and healthcare facilities are readily available within a short driving distance. The area maintains a more laid-back, small-town feel compared to Florida's larger metropolitan centers, which can be appealing to those seeking a quieter lifestyle.
In terms of broader accessibility, Eustis is well-connected by local and state roads. Highways like US-441 and State Road 19 provide easy access to neighboring cities such as Mount Dora, known for its quaint boutiques and festivals, and Tavares, the "Seaplane City." For more extensive shopping, dining, or specialized medical care, residents can access larger hubs like Leesburg or even Orlando, which are within a reasonable driving distance. The overall Central Florida location means residents can enjoy the natural beauty of the lakes while still having access to urban amenities.
However, while a review mentions "Location and lake," it also heavily qualifies that these factors "does not make amenities," indicating that while the geographical position is present, it might not translate into integrated community benefits provided by the park itself. Despite this, for Floridians who value being near natural waterways and a quieter community while still having access to basic necessities, Sharp's Mobile Park's location in Eustis holds some inherent appeal.
---Based on the provided resident reviews, the services offered at Sharp's Mobile Park appear to be a significant point of concern for current and past residents. While typical mobile home parks offer a range of services from basic utilities to common area maintenance, the feedback for Sharp's Mobile Park suggests considerable shortcomings in these areas.
-
**Lot Rental:** The fundamental service, as with any mobile home park, is the provision of a lot for a manufactured home in exchange for rent. However, one review explicitly states, "Lot rent is out of control and not comparable to the other communities." This indicates a perception of high and possibly unmanaged rental increases, which can significantly impact residents' financial stability.
-
**Utility Provision (with issues):** While the park presumably provides hookups for essential utilities like water and sewer to each lot, a major issue highlighted by a resident is that they "have had problem with sewage leaks and on any give day, standing water." This points to severe, unaddressed infrastructure problems related to core services that are critical for habitable living.
-
**Maintenance of Common Areas (reportedly lacking):** One review directly states, "Streets in park need maintanence." This suggests a failure to maintain the common infrastructure of the park, which is typically a core responsibility of park management. Florida Statute 723.022 mandates that mobile home park owners "Maintain buildings and improvements in common areas in a good state of repair and maintenance and maintain the common areas in a good state of appearance, safety, and cleanliness." The resident feedback implies this legal obligation may not be met.
-
**Management Oversight (described as poor):** The most consistent feedback relates to management. Reviews state, "Management is basically non existent" and "Management only likes you until they sell you a trailer as is...then you are on your own! Be careful." Another comments on "Management in the past year..... well just ask the tenants." This indicates a severe lack of effective and responsive management, which would typically be responsible for addressing resident concerns, maintaining the park, and enforcing rules.
It is critical to note that the reviews explicitly state, "no amenities what so ever." This suggests that the park does not offer common recreational facilities like clubhouses, swimming pools, or organized activities that are often found in other mobile home communities in Florida. This lack of amenities, combined with the reported issues in core services and management, paints a challenging picture of the living experience at Sharp's Mobile Park.
---Based on the provided customer reviews, a direct assessment of "features" or "highlights" for Sharp's Mobile Park yields a stark and concerning picture. Unlike communities that boast a range of amenities or well-maintained environments, the feedback for Sharp's Mobile Park primarily highlights significant deficiencies rather than positive features.
-
**Location (with caveats):** The primary geographical feature is its location in Eustis, Florida, and proximity to a "lake." While Eustis is a desirable area for some Floridians due to its small-town charm and access to the Chain of Lakes, one review explicitly states that "Location and lake does not make amenities." This suggests that while the park is situated geographically near the lake, residents do not perceive any integrated or maintained benefits from this proximity within the park itself.
-
**Lack of Amenities:** A prominent "feature" highlighted by the reviews is the complete "no amenities what so ever." This indicates an absence of common facilities typically found in mobile home parks, such as clubhouses, swimming pools, recreational areas, or organized social activities. For residents seeking an active community lifestyle, this is a critical absence.
-
**Maintenance Issues:** A significant and repeated concern is the poor state of maintenance. Reviews explicitly state, "Streets in park need maintanence" and describe "problem with sewage leaks and on any give day, standing water." These are not "highlights" but rather critical issues that severely detract from the living experience and raise concerns about health, safety, and quality of life. The mention that "all the trailers are in need of major improvements" also suggests a general state of disrepair within the park.
-
**Management Challenges:** The feedback consistently points to highly problematic management. Terms like "Management is basically non existent" and a warning that "Management only likes you until they sell you a trailer as is...then you are on your own! Be careful." These are not positive features but rather severe deficiencies that would impact a resident's sense of security and support within the community. The comment "Code and Police visit daily I think" further implies a breakdown in order or adherence to regulations.
-
**Financial Concerns:** The phrase "Lot rent is out of control and not comparable to the other communities" indicates a negative highlight regarding affordability and value for money. This suggests that despite the lack of amenities and maintenance issues, the cost of living there is perceived as disproportionately high.
-
**Uncertain Future (Resident Speculation):** A resident's opinion, "I would not be surprised if this place is not knocked to the ground.....prime spot for condos. So if you buy in here, and it sales, you are out of your money," expresses a serious concern about the park's long-term stability and the potential financial risk to homeowners. While this is speculative, it reflects a resident's apprehension regarding the park's future.
In summary, based on the provided reviews, the "features" of Sharp's Mobile Park appear to be predominantly negative, focusing on a lack of amenities, poor maintenance, problematic management, high costs, and an uncertain future, rather than positive attributes that would attract new residents.
---As a content writer, it's crucial to stick to factual information, especially when discussing "promotions or special offers." In the case of **Sharp's Mobile Park**, the provided customer reviews offer no indication of any promotions, special offers, or unique incentives for prospective residents. The feedback instead focuses heavily on significant challenges related to maintenance, management, and lot rent.
Manufactured home parks typically communicate any promotions directly through their sales office, on their official websites (if they have one), or through third-party real estate listings. Given the nature of the reviews provided, which highlight concerns about the park's upkeep and management, it is highly unlikely that any promotional offers would be a primary draw for potential residents.
The reviews specifically mention that "Management only likes you until they sell you a trailer as is...then you are on your own!" This suggests a sales approach focused on quickly moving existing inventory without ongoing support, rather than attracting new residents with special deals or a focus on long-term satisfaction.
Therefore, it is not possible to list any promotions or special offers for Sharp's Mobile Park based on the available data. Prospective residents should anticipate that any financial arrangement would involve a standard lot rental agreement and the purchase of a mobile home, potentially "as is," without any advertised incentives or discounts. It is advisable to thoroughly inquire about all costs, including lot rent, utilities, and any potential fees, directly with the park management, and to request a clear, written breakdown of all financial obligations.
---For inquiries regarding **Sharp's Mobile Park**, including questions about lot availability, current rental rates, or any other concerns, please use the following contact details:
**Address:** 44 Sharps Cir, Eustis, FL 32726, USA
**Phone:** (352) 357-5254
**Mobile Phone:** +1 352-357-5254
Given the significant concerns raised in resident reviews regarding management and park conditions, it is strongly advised that any prospective resident conduct thorough due diligence when contacting Sharp's Mobile Park. This should include asking detailed questions about lot rent increases, current maintenance schedules, utility reliability (specifically regarding water and sewage), and how resident concerns are addressed. A personal visit to the park, observing the conditions mentioned in reviews, and ideally speaking with current residents, would be critical before making any decisions.
---For Florida residents considering a manufactured home community, **Sharp's Mobile Park** in Eustis presents a complex scenario that warrants careful and thorough consideration. While its location at 44 Sharps Cir offers proximity to Lake Eustis and the general charm of a Central Florida town, the overwhelming feedback from residents highlights significant challenges that prospective occupants should be fully aware of.
On the surface, Eustis provides a quieter alternative to Florida's bustling metropolises, with local shops, dining, and recreational opportunities on the Chain of Lakes. For individuals who prioritize being in this specific geographical area, the park’s address might initially seem appealing.
However, the suitability of Sharp's Mobile Park for locals is severely impacted by the direct and critical feedback from residents. The consistent reports of "Streets in park need maintanence," "no amenities what so ever," and alarming issues like "sewage leaks and on any give day, standing water" point to fundamental problems with the park's infrastructure and upkeep. These are not minor inconveniences but potentially serious quality of life and health concerns that directly contradict the expectation of a well-maintained living environment.
Furthermore, the complaints about management being "basically non existent," "rude," and a warning that they "only likes you until they sell you a trailer as is...then you are on your own!" paint a picture of a lack of support and responsiveness, which is crucial for a comfortable community experience. The concern about "Lot rent is out of control and not comparable to the other communities," coupled with the implied financial risk ("I would not be surprised if this place is not knocked to the ground.....prime spot for condos. So if you buy in here, and it sales, you are out of your money"), adds a layer of significant financial instability and uncertainty.
Therefore, while the physical location might be a draw for some, it is paramount for any Floridian considering Sharp's Mobile Park to understand that the available information suggests a challenging living environment with critical issues in maintenance, amenities, management, and potentially escalating costs and an uncertain future. For locals, this community may only be suitable for those who are prepared to accept very basic living conditions, a lack of park-provided amenities, and potential ongoing issues, or who are seeking an extremely low entry point into homeownership with full awareness of the stated risks. A thorough, in-person inspection and detailed questioning of management about every concern raised in these reviews are absolutely essential for anyone contemplating a move to Sharp's Mobile Park.
