South Concho MHC About

Are you a Texan considering your housing options in the San Angelo area, perhaps exploring manufactured home communities for a long-term residence? South Concho MHC in San Angelo, Texas, offers a unique perspective on mobile home living. As an established community, it provides a different housing model, where residents typically own their homes while leasing the land. For those seeking alternatives to traditional stick-built homes or apartment rentals, manufactured home communities like South Concho MHC can be an important part of the housing landscape in Texas.

South Concho MHC is a community that has experienced changes, including new management, which often brings shifts in operations and resident experiences. Understanding the current environment and resident feedback is crucial for anyone considering making this their home. While some aspects of community living can be incredibly positive, such as the potential for homeownership and a sense of neighborhood, it’s also important to be aware of the daily realities and challenges that residents have expressed. This article aims to provide a factual overview of South Concho MHC, drawing from publicly available information and resident reviews, to help you make an informed decision about this San Angelo mobile home park.

South Concho MHC is located at 4115 Ben Ficklin Rd #20, San Angelo, TX 76903, USA. This address places the mobile home community in a part of San Angelo that offers a blend of accessibility to local amenities while maintaining a residential character. Ben Ficklin Road is a recognized thoroughfare in San Angelo, suggesting relatively straightforward access to various parts of the city.

For residents, the location provides reasonable convenience to essential services. San Angelo is a regional hub in West Texas, offering a range of grocery stores, retail shopping centers, healthcare facilities, and dining options. These amenities would typically be within a manageable driving distance from South Concho MHC, making daily errands and necessities easily accessible for residents. The city also offers various recreational opportunities, including parks, cultural attractions, and access to the Concho River, which are all part of the local San Angelo lifestyle.

As with many residential areas, personal vehicle use is generally the primary mode of transportation for residents to navigate San Angelo and access its wider offerings. While specific public transportation routes serving Ben Ficklin Road directly may vary, the overall location within San Angelo's urban footprint provides a practical base for living and working in the area. However, the exact nature of traffic on Ben Ficklin Road, and its impact on the immediate community, would be best assessed by direct observation.

South Concho MHC provides fundamental services characteristic of a mobile home park, focusing on the infrastructure and management necessary for lot rentals and community living. While explicit, detailed lists of services are not always publicly available, based on general industry standards and the nature of manufactured home communities, we can outline the core offerings:

  • Mobile Home Lot Rentals: The primary service involves leasing plots of land where residents can place their owned manufactured homes. This arrangement includes a monthly lot rent fee.

  • Utility Connections: The park provides the necessary hookups for essential utilities such as electricity, water, and sewage at each lot. Residents typically pay for their individual utility consumption.

  • Community Management: There is an on-site or accessible management team responsible for overseeing park operations, collecting rent, and enforcing community rules. However, recent reviews indicate that experiences with management have been challenging, with some residents reporting that the "ladies in the office are RUDE" and that management "does not care" about certain issues.

  • Common Area Maintenance: Standard for mobile home parks, management is usually responsible for the upkeep of common areas and internal roads. However, reviews suggest that "nothing is getting taken care of" in terms of general maintenance, with concerns about stray animals and uncontrolled parking.

  • Rule Enforcement (Inconsistent): The park has established rules, but residents report that "Rules apply to some but not all," indicating inconsistent enforcement, particularly concerning pets and parking.

Prospective residents should plan to verify the current status of all services and their consistency directly with park management and potentially existing residents, given the mixed feedback regarding operations.

South Concho MHC, like any long-standing community, has specific features and highlights that define the resident experience, alongside areas that have drawn concern from its inhabitants. Understanding these points is crucial for anyone considering making this their home.

  • Established Community: Having been in operation for years, South Concho MHC is an established part of the San Angelo housing landscape. This can imply a certain level of stability in terms of existing infrastructure and long-term residents.

  • Opportunity for Homeownership: For many Texans, the primary draw of a mobile home park is the ability to own a home at a potentially lower cost than traditional stick-built houses, while leasing the land. This offers a pathway to homeownership that might be otherwise out of reach.

  • Location in San Angelo: The park's address in San Angelo provides residents with access to the city's amenities, including shopping, dining, and employment opportunities, as well as local attractions like the Concho River and various parks.

However, significant concerns have been raised by residents, which are critical to acknowledge:

  • Lack of Maintenance and Upkeep: A major highlight of concern is the perception that "nothing is getting taken care of" in terms of general park maintenance. This implies issues with the upkeep of common areas or the overall appearance of the park, which can detract from the living experience.

  • Stray Animals and Aggressive Dogs: Residents report a significant problem with "stray cats and dogs everywhere" and specifically mention "Dogs run loose and some are aggressive." This poses serious safety and cleanliness concerns for residents, especially families with children or pets.

  • Inconsistent Rule Enforcement: The complaint that "Rules apply to some but not all" suggests a lack of consistent application of park regulations. This can lead to frustration and a perception of unfairness, particularly regarding issues like pet control and parking. "Neighbors park where ever they choose," indicating parking rules are not consistently enforced.

  • Negative Management Experience: Multiple reviews highlight significant dissatisfaction with management, describing the ladies in the office as "RUDE" and stating that management "does not care." This suggests issues with responsiveness, customer service, and a lack of concern for resident complaints.

  • Desire to Move: The strong sentiment from at least one long-term resident stating they "would’ve never moved here" if they had known, and their intention to move once their "contract stipulations are up," indicates a high level of dissatisfaction with the current living conditions and management.

These points create a challenging picture of the current resident experience at South Concho MHC.

As a mobile home park, South Concho MHC typically does not offer "promotions or special offers" in the same vein as a retail business. The financial structure of such communities revolves around the ongoing monthly lot rent and the purchase of the manufactured home itself. Therefore, any "offers" would pertain to the terms of the lot lease or potential incentives for new home purchases directly from a dealer affiliated with the park, though no such information is publicly available for this specific park based on the provided data.

  • Lot Rental Rates: The primary financial consideration will be the monthly lot rent. Prospective residents would need to inquire directly about the current rates, what is included (e.g., specific utilities or services), and how often rent adjustments occur. The general affordability of manufactured home living compared to other housing types can be seen as an inherent "offer" for budget-conscious Texans.

  • Home Purchase/Rental Options: If the park facilitates the sale or rental of mobile homes within its community, these options themselves constitute the main offering. However, details on specific homes available or any associated incentives are not publicly provided in the given information.

Given the resident feedback regarding management and communication, it is especially crucial for prospective residents to directly contact the park management to obtain precise and current information on all financial terms, fees, and any inclusions before making any commitments.

If you wish to contact South Concho MHC for inquiries about lot availability, current policies, or any other information, you can use the following details:

  • Address: 4115 Ben Ficklin Rd #20, San Angelo, TX 76903, USA

  • Phone: (325) 655-4422

  • Mobile Phone: +1 325-655-4422

Given the nature of the reviews regarding management, it is strongly recommended that you prepare specific questions and attempt to speak directly with park management to clarify any concerns you may have, particularly regarding maintenance, rule enforcement, and pet policies. A personal visit to the park to observe the conditions firsthand would also be highly advisable.

For Texans considering South Concho MHC as a potential home, its suitability is highly conditional and depends significantly on what a prospective resident is willing to accept. The primary appeal of mobile home communities often lies in providing a potentially more affordable pathway to homeownership compared to traditional housing. Its location in San Angelo also offers access to local amenities and employment opportunities within a West Texas city.

However, based on resident feedback, there are substantial concerns that make its suitability questionable for many. The recurring issues with apparent lack of maintenance, particularly regarding stray animals and unkempt grounds, can significantly detract from daily living. Furthermore, the reports of aggressive loose dogs and inconsistent rule enforcement, especially regarding pet policies and parking, raise serious safety and quality-of-life concerns. The negative experiences with management, described as "RUDE" and seemingly indifferent to resident complaints, suggest a challenging environment for resolving issues. Therefore, while South Concho MHC offers a housing option in San Angelo, its current suitability for locals who value a well-maintained, safe, and responsively managed community appears limited based on the provided information. Prospective residents in Texas should exercise extreme caution, conduct thorough due diligence, and consider all feedback before committing to this location.

January 30, 2023: South Concho Mobile Home Park is continuing to make our community a great place to live by adding new homes and has repaired the streets with some streets having new pavement. The staff is as always friendly and addresses any issues that should arise. I still recommend this community for any and all who are looking for a new place to call home. September 11, 2022: South Concho mobile home park is continuing to improve. The street signs have been updated and are now visible! Most all of the over grown bushes have been removed. The management and staff are always friendly and on property to help with anything that needs attention. January 26, 2022: I moved here well over a year ago and I'm still happy here. The park is looking better with many new homes moved in. I really appreciate the managements commitment to keeping the park a safe place to live and raise my family. I still recommend South Concho for anyone. Previously: I've been visiting the community since 2001. I AM NOT disappointed that I decided to move here this past year. Neighbors quickly become friends and watch out for each other. Crime has lowered thanks to the watchful eyes, reporting and action taken to remove criminals. I like the direction the park is going to improve the residents experience. The owners seem dedicated to make the needed improvements with work in progress. I understand that it does take time to make the progress to be seen, not over night. The manager is friendly and pleasant to talk too. I feel she truly does care about residents needs, answers questions with truth and I feel she is excited to be the manager. The maintenance man always works on the needs of the park with knowledge and is friendly. I would recommend South Concho and excited seeing the transformation in progress.
