Southside Mobile Home Park About
For Georgia residents exploring mobile home living options, or those already within such communities, understanding the nuances of individual parks is critical. Southside Mobile Home Park, located at 1450 S Broad St, Monroe, GA 30655, is one such community in Walton County. This article aims to provide a clear and factual overview of this mobile home park, drawing directly from available public feedback, to help prospective residents in Georgia make a truly informed decision. While mobile home living can offer affordable and flexible housing solutions, the experience is heavily influenced by community management, and here, the reviews present significant points of concern.
Mobile home parks can offer a sense of community and a path to homeownership that might be more accessible than traditional stick-built homes. Monroe, Georgia, itself is a city with a historic downtown, a growing population, and a blend of small-town charm with suburban conveniences. However, for any long-term residential commitment, particularly where the land is leased and the home is owned, the relationship with property management is paramount. It dictates the daily living experience, the resolution of issues, and residents' overall peace of mind.
Unfortunately, the public reviews available for Southside Mobile Home Park highlight severe and distressing issues concerning its management. One resident, a mobile home owner within the community, expresses profound dissatisfaction, stating, "If I could give a negative billion stars I would! I own a mobile home in this community and the stress alone from the poor management is killing me!" This highly charged statement is followed by specific and serious allegations: "Management is never available, never answers calls. I have been told 2x that rent was not received and then magically they find my payment after serving me an eviction!" The emotional toll is evident, with the resident concluding, "Words don't explain how much I hate this place. I thought I would never have anything to worry about here because of the cheap lot rent and my ability to pay it but these people make worries out of nothing! I should be suing them for my mental health, this community is a joke." These are not minor complaints; they point to fundamental breakdowns in communication, potential mismanagement of payments, and aggressive tactics that create immense stress for residents, including threats of eviction.
Another review corroborates and expands on these concerns, detailing a "very unsettling experience with this property management company." The resident describes unannounced and aggressive attempts to enter their home: "A group of people showed up at my doorstep unannounced, claiming they were there to do an inspection. They did not identify themselves, provide any paperwork, or show any badges, leaving me confused and scared. I was home alone with my minor child, and their aggressive behavior—trying to enter my home without proper notice—was extremely frightening." This review further states that "they refused to provide clear answers" and "demanded my house key, even though I was previously assured during the lease signing that the management company already had a copy of the key and that I wouldn’t need to provide another." This suggests a blatant disregard for tenant privacy, safety, and established lease agreements. Such incidents are deeply concerning and, if accurate, represent a significant breach of professional conduct and potentially tenant rights under Georgia law. The collective weight of these reviews strongly advises extreme caution and thorough investigation for anyone considering Southside Mobile Home Park as a potential home.
Southside Mobile Home Park is located at 1450 S Broad St, Monroe, GA 30655, USA. This address places the community in the city of Monroe, the county seat of Walton County, Georgia. Monroe is a city that offers a blend of historic charm and growing suburban convenience, situated within the broader Atlanta metropolitan area. While the reviews for the park itself present significant challenges, the geographical location of Monroe generally provides a range of amenities and accessibility features for its residents.
The park's situation on South Broad Street (S Broad St) means it is on a main thoroughfare in Monroe, which typically implies relatively easy access to and from the community. Monroe is well-connected to major state routes, including State Route 78, which provides a direct link to Athens to the east and the greater Atlanta metropolitan area to the west. This road network is crucial for commuters and those who frequently travel for work, shopping, or leisure. While not directly on an interstate, the accessibility to these major state routes generally facilitates efficient travel across Walton County and to surrounding regions in Georgia.
Beyond the immediate access to the park, the city of Monroe offers a variety of local amenities. Its historic downtown area is a significant draw, featuring a unique array of antique shops (Monroe is often called the "Antiques Capital of Georgia"), boutiques, and local restaurants. Residents can find various grocery stores, pharmacies, and essential services within a short driving distance. For outdoor enthusiasts, local parks such such as Childers Park (known for its walking trails) and the general rural-suburban landscape of Walton County provide opportunities for recreation. Families with children will note that the park is within the Walton County School District, which encompasses schools within Monroe. The combination of a community in a generally well-situated area with access to local services and regional connectivity is a general advantage of living in Monroe, though it's important to separate these broader benefits from the specific and severe issues reported within the Southside Mobile Home Park itself.
- Mobile Home Lot Rentals: Provides spaces for residents who own their manufactured homes and lease the land beneath them.
- Lease Management: Handles the process of lease agreements and renewals. (Note: Reviews indicate significant issues with payment tracking and communication regarding leases).
- Property Management Oversight: Intended to manage the community's operations and address resident concerns. (Note: Reviews strongly indicate severe deficiencies in management availability, responsiveness, and professional conduct).
- Utility Connections: Mobile homes in the park would typically be connected to essential utilities such as water, sewer, and electricity.
- Community Maintenance (Expected): Like any mobile home park, there would be an expectation for common areas and infrastructure to be maintained. (Specific performance of this is not detailed in current reviews, which focus on management issues).
- Basic Security Measures (Assumed): While not specified, parks often have some level of security. (However, incidents of unannounced entry raise significant security and privacy concerns).
- Affordable Lot Rent (historical): One resident noted the "cheap lot rent" as a reason for choosing the community, suggesting historical affordability.
- Mobile Home Ownership: Allows residents to own their homes while leasing the land, a common appeal of mobile home parks.
- Location in Monroe, GA: Benefits from Monroe's small-town charm, historic downtown, and local amenities.
- Accessibility: Situated on South Broad Street, a main thoroughfare, providing relatively easy access to local services and major roads like GA-78.
- Walton County School District: Located within a reputable school district, a consideration for families.
- Potential for Community (Historical): While current reviews are negative, mobile home parks inherently have the potential for close-knit communities.
Based on the provided resident reviews, there is no mention of any specific promotions or special offers at Southside Mobile Home Park. The current feedback focuses heavily on severe management issues rather than any incentives for new or existing residents. Mobile home parks, when not actively addressing significant operational problems, may not be in a position to offer promotional deals, as their priority would likely be internal improvements.
In a situation where residents report extreme dissatisfaction, including issues with payment tracking and unannounced property intrusions, any potential "special offers" would likely be overshadowed by the need for fundamental improvements in management and tenant relations. For prospective residents, the primary focus would be on understanding the true living conditions and management practices rather than on any short-term financial incentives.
Should you choose to contact Southside Mobile Home Park, it would be crucial to inquire not only about lot rental rates or mobile home availability but also, and more importantly, about current management practices, how resident concerns are addressed, and what steps are being taken to rectify the issues highlighted in public reviews. While direct contact information is provided below, it is essential to approach any inquiry with these significant concerns in mind. It would be advisable to request clear, written documentation of all park rules, lease terms, and entry policies.

When evaluating Southside Mobile Home Park in Monroe, GA, for local residents, it is crucial to present a factual and balanced perspective. While mobile home living can offer an accessible housing solution, the suitability of this particular community is heavily impacted by the significant and severe concerns raised in recent public reviews. Therefore, for locals, a cautious and extremely thorough approach is advised.
From a purely geographical standpoint, Monroe, Georgia, offers several advantages. It provides a blend of small-town atmosphere with growing suburban amenities, including local shops, restaurants, and essential services. Its location on South Broad Street provides straightforward access to major roadways like State Route 78, making commutes to larger employment centers and nearby cities relatively convenient. For families, being within the Walton County School District is also a consideration. The affordability of lot rent, as mentioned by one resident, can be a draw for those seeking lower housing costs in the region.
However, the overwhelming negative feedback regarding management issues fundamentally overshadows these potential benefits. Reports of "poor management," "never available," "never answers calls," mismanaged rent payments leading to "eviction" threats, and "unsettling experience" with aggressive, unannounced inspections, including attempts to enter homes without proper notice while residents are alone with minor children, are extremely serious. These issues point to a highly stressful and potentially unsafe living environment, where tenant rights and privacy appear to be disregarded. Such conditions can severely impact mental health and daily peace of mind, as directly stated by a resident. In Georgia, landlords generally have the right to inspect a property with reasonable notice, but aggressive, unannounced attempts to enter, refusing identification, and demanding keys when one is already possessed, are highly irregular and concerning behaviors that could violate a tenant's right to quiet enjoyment and safety.
Therefore, while mobile home living in Monroe might appeal to some locals due to its affordability and the general amenities of the area, Southside Mobile Home Park, based on current public information, presents substantial risks. For any Georgian considering this community, it is not merely recommended, but absolutely imperative, to conduct extensive due diligence. This should include researching tenant rights in Georgia, seeking legal counsel if necessary, and attempting to gather first-hand information from current residents on the ground, beyond online reviews. Direct communication with the current management, coupled with a demand for clear, written policies on all aspects of tenancy (including rent payment procedures, maintenance, and entry protocols), is essential. Until these significant management issues are demonstrably resolved and a pattern of positive change is established, Southside Mobile Home Park, despite its location, cannot be broadly recommended as a suitable or desirable living environment for locals in Georgia.

I had a very unsettling experience with this property management company. A group of people showed up at my doorstep unannounced, claiming they were there to do an inspection. They did not identify themselves, provide any paperwork, or show any badges, leaving me confused and scared. I was home alone with my minor child, and their aggressive behavior—trying to enter my home without proper notice—was extremely frightening. When I asked who they were and what they wanted, they refused to provide clear answers. They demanded my house key, even though I was previously assured during the lease signing that the management company already had a copy of the key and that I wouldn’t need to provide another. This entire situation was poorly handled, with no communication or professionalism. Imagine being alone with your child and having strangers trying to enter your home without explanation—it’s unacceptable. I cannot recommend this property management company based on this experience.
It is blessing to have a roof over my head. But they can not keep help here. And can not get anything fixed. This place needs a new owner that actually cares about what goes on in his properties. We have finally moved out. We needed to because of our neighbors and how things did not get fixed. There was no since of urgency. It was one year later that the porch got fixed. Rose whobis over all the trailer parks is not a very nice person. I can not let my family live there that has no respect for people that stays out of trouble and pays on time. I have an autistic son who the neighbors behind us would bully him and takes pictures of him. They are rude and was causing trouble for us. And when my husband Went to complain Rose's answer was we are not going to play tit for tat. Meaning we have no rights to complain bit they can. We lived there almost a year with no problems until they moved in. So I hope this new manager they have will do a great job, and do better for the people that still live there.
This has by far been the easiest and most stress free experience I’ve had, Very calm and quiet park very affordable and friendly, Rebecca is extremely helpful and professional. Very down to earth very sweet and understanding. I hope she is the property manager for a very long while. It’s nice to have someone who cares!
We have been working recently with Ms. Rebecca and she has been doing an amazing job. She is very professional and efficient. We truly hope that she will the property manager for a longer period of time as we enjoy working with her. She is great!
