This address places it conveniently within the town of Newport, a community in Carteret County that serves as a gateway to North Carolina's stunning Crystal Coast. The park's location on E Chatham Street offers specific advantages in terms of accessibility and proximity to local amenities.

One of the most significant aspects of the park's location is its direct proximity to Fort Benjamin Park. Being "right across from Fort Benjamin Park" is a major highlight, especially for families. This means residents have immediate access to a public park that likely offers playgrounds, open spaces, and potentially other recreational facilities. For daily outings with children, exercise, or simply enjoying green space, this accessibility is invaluable and contributes significantly to the quality of life for residents.

E Chatham Street itself is a local thoroughfare within Newport, providing relatively easy access to the town's core services. Promotions or Special Offers

For North Carolinians seeking a budget-conscious path to homeownership or stable long-term living, this inherent affordability can be a significant draw.

Prospective residents are strongly advised to contact Sunset Pines Mobile Home Park directly to inquire about:

  • Current and exact lot lease rates. It is crucial to get up-to-date pricing information directly from the management.
  • What services are currently included in the lot rent (e.g., trash pickup, water, sewer, common area maintenance).
  • Any fees associated with an application or the process of moving a manufactured home onto a lot.
  • Recent or planned improvements to the park's infrastructure, such as roads or utility systems, which would directly address concerns raised in past reviews.

Given the feedback regarding maintenance, direct communication with the park management is essential not only to inquire about pricing but also to understand the current state of operations and any commitments to future improvements. This proactive approach will help potential residents make a well-informed decision about the value proposition of Sunset Pines Mobile Home Park.

The roads are horrible and in the back of the park there is a busted septic tank the kids were running through what they thought was a mud puddle and the smell from the septic could literally be smelt coming through my friends air vents. Trash was literally everywhere where it seems the dumpster never gets dumped. Very poorly maintained I feel bad for the people having to pay rent due to having no where else to go.

Frank Sides DOESN'T own it anymore and hasn't for a while. He sold it before he ever passed away. When he did own it he kept it clean and up to date. He's still listed as the owner and I have pictures showing he's still listed as the owner. I'm going to post them as soon as I can. This day 5-11-2023.

The entrance sign was excellent. The roads were run down. The homes looked run down. Mobile home placed very close together. The person I visited moving in, moved into an unclean mobile home with belongings of the previous tenants and was cleaning behind them and it obviously was not walked through before they moved in.
