Mobile home parks often represent a more accessible path to homeownership or a practical rental solution for many North Carolinians. They typically provide residents with a lot to lease for their manufactured home, offering a sense of stability often associated with homeownership, potentially at a more affordable rate than traditional housing options. Dutch Treat Mobile Home Park is a part of this landscape, situated in a location that offers proximity to the beloved Crystal Coast.

When evaluating any mobile home park, various factors come into play, including location, community management, and the overall living environment. For those looking at Dutch Treat Mobile Home Park, it's beneficial to consider its address and accessibility, as these contribute significantly to the daily lives of residents. Being situated on NC-24, a state highway, suggests a certain level of connectivity and ease of access to surrounding areas and amenities.

A community's atmosphere and the quality of its maintenance are also crucial elements. While mobile home living can offer many benefits, including a sense of community and potentially more spacious individual lots than some apartment living, the experiences within communities can vary. Understanding the services that are generally provided, or expected, in such parks helps set realistic expectations for potential residents.

The purpose of exploring communities like Dutch Treat Mobile Home Park is to provide local North Carolina users with factual insights into available housing options. This approach helps individuals and families make informed decisions about where they choose to live, ensuring they find a place that aligns with their lifestyle and preferences in the vibrant Newport area and beyond.

Location and Accessibility

Dutch Treat Mobile Home Park is located at 940 NC-24, Newport, NC 28570, USA. This address places it directly on a state highway, NC-24, which is a significant artery in the Carteret County region of North Carolina. The location on a main road provides a clear advantage in terms of accessibility, making it straightforward for residents to navigate to and from the community.

Newport, where Dutch Treat Mobile Home Park is situated, is a growing town that serves as a gateway to North Carolina's famous Crystal Coast. This means residents have relatively easy access to a variety of coastal attractions, including the beautiful beaches of Atlantic Beach and Emerald Isle, popular for recreation, fishing, and watersports. For those who enjoy the outdoors and the unique charm of coastal living, the location offers a connection to these desirable leisure activities.

The proximity to NC-24 ensures that residents have convenient routes to essential services and neighboring towns. For example, larger towns such as Morehead City, with its array of shopping centers, restaurants, and medical facilities, are easily reachable. Havelock, home to Marine Corps Air Station Cherry Point, is also within a commutable distance, making the park a potential option for military personnel and their families seeking housing near the base.

Within Newport itself, residents can access local amenities like grocery stores, pharmacies, schools, and local businesses without extensive travel. The direct access from a state highway typically means less complex navigation, which can be a daily convenience for commuters and those running errands. While being on a main road, the specific layout of a mobile home park usually aims to create an internal community feel, attempting to mitigate some of the direct effects of road traffic within the residential areas of the park itself.

Overall, the location of Dutch Treat Mobile Home Park on NC-24 in Newport, NC, positions it well for residents who value ease of access to both local necessities and the broader coastal region. It offers a practical base for living in Carteret County, connecting residents to work, services, and leisure activities throughout the area.

Promotions or Special Offers

Based on the provided information and the nature of mobile home parks, specific, short-term promotions or "special offers" from Dutch Treat Mobile Home Park are not publicly detailed. Mobile home communities generally focus on long-term lot leases rather than seasonal discounts in the way retail businesses or vacation rentals might.

However, the concept of "promotions" in a mobile home park context often relates to the overall value proposition of the lot rent and any included services. Previous reviews have indicated lot rent was around $400-$450 per month, which, if still accurate, could be considered a competitive rate in the Newport, NC area. This affordability itself serves as a key aspect of the park's offering.

Prospective residents interested in Dutch Treat Mobile Home Park are strongly encouraged to contact the management directly to inquire about:

  • Current Lot Lease Rates: It is crucial to get the most up-to-date and accurate pricing, as rates can change over time.
  • Availability of Lots: Inquire about which lots are currently open for lease and any specific features they might offer.
  • Included Services: Confirm exactly which services are covered by the lot rent (e.g., trash pickup, water, sewer, maintenance of common areas).
  • Lease Terms: Ask about the available lease durations (e.g., month-to-month, annual) and if there are any benefits or requirements associated with different terms.

It is always advisable to directly communicate with the park management for the most precise and current information regarding pricing and any terms that might resemble a "special offer" for new residents. This proactive step ensures that potential residents have all the necessary details to make an informed decision about joining the Dutch Treat Mobile Home Park community.

Mangement a joke. Rene we don't expect you to be the brightest crayon in the box but could you try not to be the dullest. Trash hasn't been picked up twice a week in four years, you're lucky if it gets picked up once a week. Leash law doesn't apply here apparently. Dogs are constantly running around. Park Manger couldn't poor water out of a boot if the directions were written on the bottom. If I could give it negative stars I would. Place was much better before morning view took over. They took slum lord to a whole new meaning.

Dutch treat mobile home park was at one time a beautiful well maintained park. Everyone kept their yards neat and clean...seems like over past couple of years it has gone down hill, in fact it is down right trashy , I hope the people who live there don't pay over 100.00 , for the right to live in a dump.

Too many trailers not keep up, and the roads are terrible. Hope the owner invests some more money into making this place better without increasing the cost.
