Sunset Ridge About

For individuals and families in Michigan considering manufactured home communities as a housing option, it's essential to have a clear and comprehensive understanding of what each community truly offers. These communities, often referred to as mobile home parks, can provide an affordable alternative to traditional homeownership or apartment rentals. In Portland, Michigan, Sunset Ridge Mobile Home Community is one such option. This article aims to provide a factual and detailed overview of Sunset Ridge, drawing on publicly available information, including direct resident feedback, to help local users in the Michigan region make an informed decision about this particular living environment.

The decision of where to live involves many factors, from cost and location to community atmosphere and the quality of essential services. Manufactured home communities present a unique proposition, often offering a more accessible entry point into homeownership. However, like any housing choice, it's vital to research thoroughly and understand both the advertised benefits and any potential challenges. While official descriptions often highlight amenities and positive aspects, real-world resident experiences provide invaluable insights into daily life within a community. For Sunset Ridge Mobile Home Community, resident reviews indicate specific areas of concern that prospective residents should be fully aware of before considering a move.

This article will delve into the various aspects of Sunset Ridge Mobile Home Community, including its location, the services it aims to provide, and its features. Crucially, it will incorporate direct, unfiltered feedback from current and former residents, particularly concerning water quality and community safety. By presenting a balanced and fact-based picture, we aim to equip Michigan locals with the necessary information to evaluate if Sunset Ridge aligns with their expectations for health, safety, and quality of life in a manufactured home setting.

Location and Accessibility

Sunset Ridge Mobile Home Community is located at 7204 E Grand River Ave, Portland, MI 48875, USA. Portland is a city in Ionia County, Michigan, known for its small-town charm and location along the Grand River. It offers a blend of community spirit and access to larger metropolitan areas.

The community's position on East Grand River Avenue (M-43) provides convenient access to local amenities within Portland. M-43 is a state highway that runs through the city, facilitating travel to various local businesses, schools, and recreational areas. Portland offers a variety of parks, including those along the Grand River, which feature walking and biking trails like the Portland Riverwalk, providing outdoor recreational opportunities for residents.

Furthermore, Portland's location is strategically positioned between two of Michigan's major cities: Lansing and Grand Rapids. Lansing, the state capital, is approximately 20-30 minutes east, offering numerous employment opportunities, government services, cultural attractions, and diverse dining and shopping options. Grand Rapids, a larger metropolitan hub, is approximately 35-45 minutes west, providing an even wider array of amenities, including major healthcare facilities, international airports (Capital Region International Airport in Lansing and Gerald R. Ford International Airport near Grand Rapids), and extensive entertainment venues. This geographical advantage means that while residents can enjoy the quiet atmosphere of a smaller town, they have relatively easy access to the broader conveniences and opportunities offered by larger urban centers in Michigan. Local attractions like the Portland Riverwalk, The Red Mill Pavilion, and various parks contribute to the town's appeal.

Services Offered

While manufactured home communities typically aim to provide a range of services to their residents, public reviews for Sunset Ridge Mobile Home Community highlight significant concerns regarding the actual delivery and quality of some essential services. Generally, communities offer:

  • On-site Management: There is an office mentioned by residents, implying a management presence to handle inquiries and issues. However, reviews indicate dissatisfaction with management's responsiveness, particularly regarding water issues and crime reports.
  • Utility Provision: The community is responsible for providing access to utilities. However, severe and persistent issues with water quality are widely reported, including water coming out "brown," smelling awful, and causing health concerns like skin rashes, making it unsuitable for bathing, cooking, or drinking. Despite "flushing the pipes" weekly, the problem reportedly persists.
  • Property Maintenance: While there are general expectations for common area upkeep, specific reviews mention homes being broken into and property vandalized, with reports of crime going "unpunished" and work orders for repairs reportedly being delayed or ignored.
  • Lease Management: The community handles lease agreements, deposits, and fees. Residents caution against "free or low move-in deposit and free rent" promotions, suggesting these benefits are overshadowed by health and safety risks, and report substantial "lease break fees" and claims of property damage after move-out.

It is critical for prospective residents to understand that, based on multiple resident accounts, there are severe, unaddressed issues with basic services, particularly water quality and community safety, despite the presence of management.

Features / Highlights

Official listings for Sunset Ridge Mobile Home Community often promote a range of amenities designed to enhance resident experience. However, it is crucial to consider these in light of the significant negative feedback from residents. Advertised features generally include:

  • Community Clubhouse: A 4,100 sq. ft. clubhouse with a full kitchen, intended for resident activities and gatherings.
  • Heated Swimming Pool: An outdoor heated swimming pool for recreation.
  • Fitness Center: An on-site fitness center for residents.
  • Recreational Courts: Basketball courts, shuffleboard courts, and horseshoe pits.
  • Playground: An outdoor playscape for children.
  • Pet-Friendly: The community generally allows pets, though specific restrictions and fees apply (e.g., maximum two pets, breed restrictions, monthly pet rent).
  • Spacious Sites: Promotional materials suggest spacious home sites.
  • Private Driveways: Homes typically have private paved 2-car driveways.

Despite these advertised features, the severe negative experiences reported by residents regarding water quality ("nasty," "brown," "smells awful," causing "skin rashes") and community safety (vandalism, car and home break-ins, unpunished crime) significantly overshadow any potential benefits of these amenities. Residents explicitly warn against moving to Sunset Ridge due to these critical health and safety concerns, stating that "Your property will be vandalized cars, broken into and homes broken into multiple times." The reported lack of effective action from management on these issues also detracts from any positive features.

Promotions or Special Offers

Public reviews indicate that Sunset Ridge Mobile Home Community has offered promotions such as "free or low move-in deposit and free rent for after" to attract new residents.

However, prospective residents are strongly advised by current and former residents to exercise extreme caution regarding such offers. Reviews explicitly state, "please don’t let the move in special fool you," suggesting that these financial incentives are not worth the severe health and safety problems reportedly experienced within the community. Residents warn that the initial savings are negated by issues that impact health, property security, and quality of life. Any promotions should be thoroughly scrutinized against the backdrop of reported living conditions.

Contact Information

For inquiries, or to verify information directly, the contact details for Sunset Ridge Mobile Home Community are:

Conclusion: Why This Place May Not Be Suitable for Locals

Based on multiple, highly critical reviews from current and former residents, Sunset Ridge Mobile Home Community in Portland, Michigan, appears to present significant and ongoing challenges that make it highly unsuitable for Michigan locals seeking a safe and healthy living environment. The most pressing and repeatedly cited issues revolve around severe water quality problems, with water described as "nasty," "brown," "smells awful," and reportedly causing "skin rashes," making it unfit for basic daily activities like bathing, drinking, or cooking. This represents a fundamental health hazard that appears to be unresolved despite continuous complaints.

Furthermore, residents report a concerning lack of safety and security within the community, citing frequent instances of property vandalism, car break-ins, and home invasions, with reports to management allegedly going unaddressed. The overall sentiment from residents is one of profound dissatisfaction and a strong warning against moving into the community, advising that any "move in special" is not worth the potential health and safety risks. While the community's location in Portland offers access to local amenities and proximity to larger cities, the severe and fundamental issues with water quality, crime, and perceived unresponsiveness from management heavily outweigh these geographical advantages. For Michigan locals prioritizing health, safety, and a reliable living environment, the current public feedback suggests that Sunset Ridge Mobile Home Community may not meet basic living standards and poses a considerable risk. Prospective residents are strongly urged to consider these serious concerns before making any housing commitments.

WORST PROPERTY!!! Do not live here. Literally begging you not to live here. You can’t even bathe, drink, cook with, wash or give your animals the water to drink because it is so nasty. No matter how many times they “flush the pipes” (it’s literally weekly if not multiple times a week) it still comes out brown and smells awful. They pull you in by offering free or low Move deposit And free rent for after which is totally needed this day and age but you will literally be paying for it health wise. The crime in the area, even when reported goes Unpunished. Your property will be vandalized cars, broken into and homes broken into multiple times. The office will ask you to write a report and nothing ever gets done. God forbid if you put in a work order it’ll probably get fixed by the time you move out or forfeit your lease, which they will charge you an arm and leg for and then say you damage the property and want more money after the fact, even though they kept your deposit and you paid through the “lease break fee” Which was more than one months rent. I will do everything in my power to not recommend this place to anyone as it is a risk to you and your families, health and safety

DO NOT LIVE HERE. Crime is rampant. Multiple break ins lately involving both cars and homes. Multiple reports of guns that have been stolen. There has been a car stolen. Packages get swiped all the time. My neighbors dog was attacked by a vicious dog running loose. Groups of kids go around egging and defacing people's cars and houses, and shooting off fireworks in the middle of the night. The park is laid out terribly, and hard to navigate. So packages get delivered to incorrect addresses constantly. Or just don't get delivered. There is a rotten sewage smell that comes and goes from time to time. The water gets infected and there are boil notices, which most of us didn't get notified of until after we'd used the water. It's outside of Portland PDs jurisdiction so no crimes get investigated. Management continues to get worse and worse, no problems at first. Then all the sudden we start getting violations for things as asinine as a screen that wasn't quite popped into the window all the way, and a tiny piece of the trim on our siding missing, on the BACK of our house where no one would even see it. The rent steadily increases while the way this place is run steadily decreases. Capital crossing up the road is 10x better.
