Sunset View Mobile Home Park About

For many residents across Michigan, mobile home parks represent a significant and often accessible pathway to homeownership or affordable rental housing. These communities, often referred to as manufactured home communities, offer a distinct living arrangement where individuals or families can own their home while leasing the land it occupies. This model can provide a sense of stability and community that differs from traditional apartment living. In Portland, Michigan, Sunset View Mobile Home Park stands as one such community, contributing to the local housing landscape.

The decision to live in a mobile home park involves considering various factors, including the community's atmosphere, the services provided, and the overall management of the property. For those in Michigan exploring manufactured housing options, understanding the real-world experiences within such communities is crucial. While mobile home parks can offer a more budget-friendly alternative to site-built homes, it's important to approach these decisions with thorough research and a clear understanding of what a particular park entails.

This article aims to provide a factual and informative overview of Sunset View Mobile Home Park, drawing solely on publicly available data, including direct customer feedback. Our goal is to present a realistic picture for prospective residents in Michigan, helping them learn more about this specific location in Portland and what it might mean to live there. We will cover its location, typical services, any highlighted features, and essential contact information.

Location and Accessibility

Sunset View Mobile Home Park is located at 926 Hill St Lot 2, Portland, MI 48875, USA. Portland is a charming city situated in Ionia County, Michigan, known for its small-town feel and proximity to the Grand River. This location offers residents a blend of peaceful, community-oriented living with convenient access to local amenities.

Being situated on Hill Street, the park is likely within or very close to the residential areas of Portland, ensuring easy access to the town's services. Portland, while not a large metropolitan center, provides essential conveniences such as local shops, schools, and community facilities. For residents of Sunset View Mobile Home Park, this means daily necessities are typically just a short drive away, contributing to the practicality of living in this location.

Furthermore, Portland's position in Michigan provides reasonable accessibility to larger cities like Lansing (the state capital) and Grand Rapids. This makes the park a potentially attractive option for individuals or families who prefer the tranquility of small-town living but require access to broader employment opportunities, healthcare facilities, or extensive retail options available in nearby urban centers. The rural-suburban blend often found in Michigan's smaller towns ensures a quieter lifestyle while maintaining connections to larger resources, making this location appealing to a segment of local residents.

Services Offered

Mobile home parks typically offer a foundational set of services centered around the leasing of land lots for manufactured homes. Residents usually own their homes but pay a recurring lot rent to the park management. Based on the common structure of mobile home parks and the provided information, the core services at Sunset View Mobile Home Park would generally include:

  • Lot Leasing: The primary service, providing individual plots of land for the placement of manufactured homes.
  • Utility Connections: Ensuring that each lot has access to necessary utility hookups (water, sewer, electricity). It is critical for residents to clarify whether the cost of these utilities is included in the lot rent or billed separately.
  • Infrastructure Maintenance: Upkeep of the internal roads and basic infrastructure within the park.
  • Waste Management: Providing a system for trash collection for residents.

However, it is vital to acknowledge the significant concerns raised in public reviews regarding service delivery and maintenance. Customer feedback describes issues such as prolonged lack of running water for the entire park, unresolved electrical problems in homes, and a general lack of maintenance on essential home components like furnaces, heat ducts, roofs, and floors, leading to conditions like black mold. Reviews also mention difficulties with management responsiveness and a perceived lack of investment in upkeep for occupied rental units. These accounts suggest that while basic services may be nominally available, the quality and responsiveness of maintenance and utility provision appear to be significant challenges according to some residents. Prospective residents should diligently verify the condition of any home or lot they are considering, and clarify all maintenance responsibilities and response times with management in writing.

Features / Highlights

The features and highlights of Sunset View Mobile Home Park, as gathered from public data, present a challenging and concerning picture, primarily due to direct customer feedback. While the inherent features of a mobile home park generally include community living and a more affordable housing option, the reviews provided highlight significant drawbacks that should be carefully considered:

  • Community Setting: As a mobile home park, it offers a community environment where residents live in close proximity, which can sometimes foster a sense of neighborhood.
  • Affordable Housing (Potential): Mobile homes are often sought as an affordable alternative to traditional stick-built housing, especially for those on a limited budget.
  • Individual Homes: Residents typically have their own detached dwelling, offering more privacy than apartment living.

However, the most prominent "features" from customer reviews are negative concerns:

  • Severe Maintenance Neglect: Multiple reviews point to widespread and prolonged issues with essential home components, including furnaces, heat ducts described as "opened on both ends and collapsed in the center," roof damage, floor damage, and "black mold throughout the house." One renter explicitly states, "I have begged and pleaded to get several repairs done to our home, and nothing has been done."
  • Unresponsive Management: Complaints highlight a consistent "run around" from management when issues are reported. Reviewers state that "nothing is happening" despite notifications and that management "can't keep maintenance people because they don't pay them or get materials for them to fix the place up."
  • Utility Outages: A significant incident mentioned is a "4 days" water outage for the "whole park" with no compensation or alternative accommodation provided by management, despite what homeowners' insurance allegedly indicated was the park's responsibility.
  • Questionable Business Practices: Accusations include selling "way over priced" trailers, doing "the bare minimum" on repairs, and prioritizing the "fix up the dilapidated trailers and sell them at a higher price than a new trailer" over repairing occupied homes. The phrase "slum lord" is used to describe the owner's alleged neglect.
  • Deteriorating Conditions: A stark statement indicates that "All the trailers that are lived in are in these conditions minus the electric issue!" and that the park is "MOVING A NEW RUN DOWN TRAILER IN HERE FOR THE TO RENT OUT. WHEN THEY ALREADY CANT KEEP UP ON THE ONES THEY HAVE!!!"

Given these strong and consistent negative remarks, any prospective resident should exercise extreme caution and conduct extensive personal due diligence, including a thorough inspection of any unit or lot, direct conversations with current residents, and a review of all contractual obligations.

Promotions or Special Offers

Publicly available information, particularly from customer reviews, does not indicate any positive promotions or special offers being run by Sunset View Mobile Home Park. In fact, the reviews focus heavily on issues related to high pricing, lack of maintenance, and perceived prioritizing of profits over resident well-being. One review specifically mentions that "Rent goes up, that's the only thing that the owner cares about!"

Typically, mobile home parks might offer:

  • Move-in incentives (e.g., discounted first month's rent)
  • Referral bonuses for existing residents
  • Special pricing for new home purchases or long-term leases

However, given the provided customer feedback, it is highly unlikely that such positive promotions would be a central focus for Sunset View Mobile Home Park as described. Any inquiries about pricing, rental terms, or potential offers should be made directly with the park management, but prospective residents should be prepared to critically evaluate the value proposition in light of the significant concerns raised by current and former residents. It is imperative to obtain all terms and conditions in writing.

Conclusion: Why this place is suitable for locals

Based on the provided customer reviews, it is extremely challenging to assert that Sunset View Mobile Home Park is "suitable" for locals in Michigan, particularly given the severe and consistent negative feedback regarding living conditions, maintenance, and management responsiveness. The detailed accounts of prolonged issues with essential utilities (heat, electricity, water), extensive structural damage (roof, floor, mold), and a perceived lack of care for occupied homes present a highly concerning picture.

While mobile home parks can theoretically offer an affordable housing solution for Michigan residents, the experiences described by current and former residents of Sunset View Mobile Home Park suggest significant compromises on safety, habitability, and basic living standards. The stated issues of "black mold throughout the house," collapsed heat ducts, and extended utility outages are not minor inconveniences but serious problems that can significantly impact health, safety, and quality of life.

Therefore, for Michigan locals seeking housing in Portland, while Sunset View Mobile Home Park exists as an option, the public data strongly indicates that it comes with substantial risks and potential hardship. Any local considering this park should proceed with extreme caution. It is imperative to conduct thorough personal inspections of any potential home and lot, speak extensively with current residents (if possible), review all lease agreements with legal counsel if necessary, and carefully consider the documented history of unaddressed issues before making any commitment. Michigan residents have various housing options, and it is crucial to ensure any chosen living situation meets basic standards of safety, comfort, and responsive management.

Almost a year ago we bought a trailer that was way over priced. We waited a month before we could move into our home bc we were waiting for our furnace to be fixed/replaced. They ended up doing the bare minimum to get it up and running. When the hvac guy at peak heating and cooling asked about our heat ducts. They replied "that is not why we are here, we r here to get the furnace working." When the hvac guy told them that the furnace needed to be replaced they still had him do the bare minimum to get it working. In which it worked for 1 month after we moved in. We spoke to the hvac company that came to our trailer and he said he would be willing to testify as to what they said and that he told them they should replace the furnace. By the way the heat ducts were opened on both ends and collapsed in the center! Fast forward 6 months the water went out for the whole park for 4 days. For 4 days we had no running water and they didn't do anything to compensate us, they didn't put us up in hotels. They said it was on our renters/homeowners insurance. The homeowners insurance said it was on the trailer park to put us up in one! Fast forward 3 month half our electric in our house doesn't work! It's been 2 months since they have been notified and nothing is happening! We just keep getting the run around. On top of the roof damages, floor damages, and black mold throughout the house! All the trailers that are lived in are in these conditions minus the electric issue! Yet they are MOVING A NEW RUN DOWN TRAILER IN HERE FOR THE TO RENT OUT. WHEN THEY ALREADY CANT KEEP UP ON THE ONES THEY HAVE!!! Thank you for your time, and I look forward to hearing from you guys!!!!!

I have lived here for 7 years, and I have begged and pleaded to get several repairs done to our home, and nothing has been done. we are renters, and all they care about is to fix up the dilapidated trailers and sell them at a higher price than a new trailer so they don't have to do anything but collect lot rent talk about a (slum lord) they can't keep maintenance people because they don't pay them or get materials for them to fix the place up renters should come first before repaing a empty trailer to sell!!!
