From Sunshine Mobile Home Park, residents have relatively easy access to major roadways, facilitating travel throughout the St. Petersburg and wider Tampa Bay area. Its position allows for connections to thoroughfares that lead to popular destinations. A significant highlight mentioned by a resident is being "close to the beaches like Treasure Island," which means access to the Gulf Coast's famous white-sand shores is just a few miles away. This offers ample opportunities for beach days, watersports, and enjoying breathtaking sunsets.
While the immediate surroundings may be a point of discussion for some, the overall accessibility to essential services and entertainment remains a key feature. Within a reasonable driving distance, residents can find grocery stores, shopping centers, diverse dining options, and medical facilities. The broader St. Petersburg area is rich with parks, museums, and various leisure activities, ensuring that residents have plenty of options for recreation and daily needs. The community's location means residents can enjoy the local St. Petersburg lifestyle while having access to the wider Pinellas County amenities.
Services Offered
Mobile home parks typically provide a range of services that contribute to the convenience and maintenance of the community. At Sunshine Mobile Home Park, the services offered are generally covered by the lot rent, which is a common structure in many mobile home communities where residents own their homes but lease the land they sit on. While specific details can vary, based on common practices and resident feedback, the services included in the lot rent at Sunshine Mobile Home Park are understood to encompass essential utilities and community maintenance. These likely include:
- Water Services: Provision of water utility for residents' homes.
- Sewer Services: Management and provision of wastewater services.
- Trash Collection: Regular waste disposal services, contributing to the park's cleanliness.
- Common Area Maintenance: Upkeep of shared spaces, roads, and landscaping within the park. This includes maintaining amenities like the pool and clubhouse.
- On-Site Management: A dedicated park manager, as highlighted by a resident, who is "extremely kind, patient, and helpful." On-site management plays a crucial role in addressing resident needs, enforcing park rules, and ensuring the smooth operation of the community.
It is important for prospective residents to verify the exact inclusions of the lot rent directly with park management, as these details can impact the overall cost of living. Understanding these services helps residents budget effectively and enjoy a streamlined living experience.
Features / Highlights
Sunshine Mobile Home Park offers several features and highlights that contribute to the resident experience, catering to those seeking a comfortable and active lifestyle in Florida. Based on available information and resident reviews, the key features include:
- 55+ Community: Sunshine Mobile Home Park is designated as a 55+ community, meaning it is specifically designed for active adults. This age restriction often fosters a quieter environment and a community of residents with similar life stages and interests.
- Heated Swimming Pool: A significant amenity, allowing residents to enjoy swimming and relaxation year-round, regardless of the season.
- Multi-use Clubhouse: A central hub for social activities and community gatherings, providing a space for residents to connect and participate in events. This often includes areas for billiards and card tables.
- Shuffleboard Courts: A classic and popular recreational activity in Florida mobile home parks, offering a fun way for residents to socialize and stay active.
- Pet-Friendly Grounds: Indicates that residents can bring their beloved pets, which is a crucial consideration for many looking for a new home.
- On-Site Management: The presence of a park manager, specifically praised for being "extremely kind, patient, and helpful," is a strong positive. Good management can greatly enhance a community's atmosphere and responsiveness to resident needs.
- Proximity to Beaches: A major draw, allowing residents quick access to renowned Gulf Coast beaches like Treasure Island, ideal for sunbathing, swimming, and enjoying the coastal lifestyle.
- "Little River" with Wildlife Sightings: One resident mentioned seeing "manatees on dolphins at the little river in the community." While there are conflicting views on the quality of this waterway, the potential for observing local wildlife can be a unique highlight for nature enthusiasts. It is important to note that this "river" is Joe's Creek, and its condition is a point of contention in reviews.
- Mature Shade Trees: Providing natural beauty and comfort throughout the park, enhancing the aesthetic appeal and offering relief from the Florida sun.
- Easy Access to Major Freeways: Simplifies travel to larger cities and attractions such as Tampa, Orlando, and Clearwater.
- Community Activities: Though not explicitly detailed, the presence of a clubhouse and friendly residents suggests opportunities for social interaction and planned events.
These features collectively aim to provide a fulfilling and enjoyable living experience for the 55+ demographic.
Promotions or Special Offers
Mobile home parks typically manage their "promotions" differently than traditional real estate, often focusing on the value proposition of the lifestyle and amenities rather than temporary discounts on lot rent or home prices. At Sunshine Mobile Home Park, the primary offer to potential residents is the opportunity to live in an established 55+ community with a range of amenities and a helpful on-site manager, all within a desirable Florida location. The cost structure involves purchasing a mobile home and then paying a monthly lot rent to the park management.
It's important for prospective residents to be aware that while the initial purchase price of mobile homes in the park might seem "inexpensive" as noted in a review, the monthly lot rent can be a significant ongoing cost. One review specifically highlights that the lot rent is "over a $1,000 a month." While this figure should be verified directly with the park, understanding the full financial commitment is crucial.
Any "special offers" are more likely to come from individual home sellers within the park who might be motivated to sell quickly, or from financing options for mobile home purchases rather than direct promotions from Sunshine Mobile Home Park management itself. Potential buyers are encouraged to inquire directly with the park about current lot rent rates and any fees, and to work with real estate agents who specialize in mobile home sales to explore available homes and understand the full financial implications. The park's website, if available, or direct contact, would be the best source for the most current information regarding lot rent and home availability.
Contact Information

Prospective residents are strongly encouraged to contact the park manager, Tina, directly via phone. As one review highlights, Tina is "extremely kind, patient, and helpful," making her an excellent first point of contact for questions regarding lot rent, available homes, community rules, and scheduling a visit. Visiting the park in person and speaking with management is highly recommended to gain a comprehensive understanding of the community and its environment.
Conclusion: Why this place is suitable for locals
For Floridians, particularly those in the St. Petersburg area seeking a 55+ community with specific attributes, Sunshine Mobile Home Park offers a unique living proposition. While it has received varied feedback, its suitability for local residents largely depends on individual priorities regarding cost, community atmosphere, and surrounding environment.
One of the strongest draws for locals is the park's management. The consistent praise for Tina, the park manager, highlights a key advantage: a supportive, kind, and helpful point of contact within the community. This can be invaluable for residents, ensuring that concerns are addressed and the community operates smoothly. Additionally, the proximity to popular Gulf Coast beaches like Treasure Island is a significant benefit for Floridians who enjoy coastal activities and the sunny lifestyle. The presence of a heated pool, clubhouse, and shuffleboard courts provides ample opportunities for recreation and socializing within the community, catering to an active adult lifestyle.
However, it is crucial for local users to conduct thorough due diligence, especially regarding the monthly lot rent, which a prospective buyer noted as being "over a $1,000 a month." While this cost covers various services, it's a significant financial commitment that needs to be weighed against individual budgets and the value perceived from the community's offerings and location. The discussion around Joe's Creek and the immediate surrounding area's character also suggests that a personal visit and careful assessment of the neighborhood are essential to ensure it aligns with one's comfort and safety preferences.
Ultimately, Sunshine Mobile Home Park could be a suitable option for locals who prioritize friendly and helpful management, desire close proximity to beautiful beaches, and are comfortable with the specific financial structure and environmental aspects. For those who value the warmth of a supportive community and the convenience of being near St. Petersburg's attractions, a direct conversation with Tina and a personal tour would be the best way to determine if this community truly is their ideal "Sunshine" paradise.
Customer Reviews
Tina, the park manager is extremely kind, patient, and helpful! I love being close to the beaches like Treasure Island! And not to mention manatees on dolphins at the little river in the community
This is a review from a potential buyer. I've been looking for a trailer for quite some time now and I've noticed that there are a TON of mobile homes for sale in this park and they are pretty inexpensive. Upon further investigation, I see it's probably because the lot rent is over a $1,000 a month. If that's the case, I'll just by a place and own my property. You advertise waterfront property. You mean Joe's Creek that runs through the back and is infested with gators, rats and snakes? It also ran through my property when I lived near there and my kids were never allowed near the canal. It's dirty. I feel bad for the retirees trying to make ends meet and living here. First off, it's not even in a nice part of Pinellas County. It's literally in a sketchy area where there are very few nice homes around. It's in a lower income area of St Petersburg and also a high crime area. I'm writing this to let the greedy owners know that I see your greedy people and I think you are the WORST. The neighboring parks in this area have reasonable lot rents and very few homes for sale. This place? It seems like every other home for sale on Zillow is here. They must have at least 80% of the homes here for sale. Also, for people out of state, yes, it's a few miles from the beaches but how many times are you really going to go to the beach? Is it enough times to justify this high rent. Owners, you are running your residents out of this park. Shame on all of you greedy corporate American.
I would like to have the owner of Sunshine Mobile Home Park contact me personally to discuss the concerns that are never addressed by the appointed manager. I have spoken to her several times with zero results
Manager was nowhere to be found post Milton. Dogs yapping all the time. Neighbors parking all over your lot until you say something. Lot rents are high claiming we are not low income housing. Take a walk thru Sunshine sometime especially the east side and if this isn't low income housing conditions I don't know what is. The grounds are still a mess for Milton .Manager seems like she only cares about her lame clubhouse food pantries little bulletins and secondary things that do not matter. Cigarette buts everywhere and dogs walked past lot borders. This park was way nicer 3 years ago before legacy and Ms Mastry was the manager.
People are asking , what size dogs can you have. I tell them I'm not sure. Because I have a 11lb dog And I see big ones here also
