Suncoast Mobile Manor About

Are you a Florida local seeking a truly affordable and stable place to call home, especially as you embrace the tranquility of your retirement years? Suncoast Mobile Manor in St. Petersburg, Florida, offers a unique and highly sought-after solution: a resident-owned, 55-plus mobile home community where the concept of "no lot rent" transforms your financial outlook and provides unparalleled peace of mind.

Suncoast Mobile Manor operates as a cooperative, meaning that when you purchase a home here, you also acquire a share in the ownership of the entire park. This innovative model eliminates the burden of monthly lot rent, a significant advantage in Florida's dynamic real estate market. Instead, residents pay a remarkably low monthly Homeowners Association (HOA) fee, which covers essential services and community maintenance. This structure is a game-changer for long-term affordability and stability, a sentiment proudly shared by long-time residents. As one resident who has lived there for 24 years enthusiastically stated, "Lived here 24 yrs, lowest maintenance and share in neighborhood!! Good neighbors and friends!" This speaks volumes about the value and community spirit found within Suncoast Mobile Manor.

The financial stability offered by this "no lot rent" model cannot be overstated for Florida locals. It allows for more predictable budgeting and frees up resources that can be better spent on enjoying the abundant leisure activities and attractions that the St. Petersburg area offers. Imagine knowing that your housing costs are largely fixed and significantly lower than traditional homeownership or lot rental scenarios.

Beyond the financial benefits, Suncoast Mobile Manor is consistently noted for its clean and well-maintained environment, reflecting the collective pride of ownership among its residents. This active involvement contributes to a welcoming and friendly atmosphere, where neighbors often become good friends. While the park does have a no-pet policy, which may be a consideration for some, for those without furry companions, it ensures a specific type of quiet and consistent community experience that many elders seek. This policy decision reflects the community's effort to maintain a particular living environment.

For Floridians prioritizing genuine affordability, community control, and a serene yet convenient location, Suncoast Mobile Manor represents an exceptional opportunity to truly live the Florida dream with greater financial freedom and a strong sense of belonging.

Services Offered

Suncoast Mobile Manor, as a resident-owned 55+ cooperative community, offers a distinctive set of services designed to provide exceptional value and a high quality of life for its residents. The fundamental shift from "lot rent" to a low monthly HOA fee is central to these services.

  • No Lot Rent: This is the hallmark service. Residents own their mobile home and a share in the cooperative that owns the land, eliminating the recurring cost of traditional monthly lot rent. This provides remarkable financial stability.
  • Low Monthly HOA Fee: Instead of lot rent, residents pay a very reasonable monthly HOA fee. Publicly available information indicates this fee can be as low as $120 per month (as of recent listings). This fee covers the operational costs of the community and includes several key services.
  • Included Utilities: The monthly HOA fee typically includes essential utilities such as water, sewer, and trash removal. This simplifies household budgeting and contributes significantly to the overall affordability of living in the park.
  • Maintenance of Common Areas: The HOA fee contributes to the maintenance and upkeep of the community's common areas, including roads, landscaping in shared spaces, and community facilities, ensuring a clean and attractive environment.
  • Community Management: As a resident-owned community, the park is managed by its residents, often through an elected board and/or a hired management company. This structure empowers residents to have a direct say in the governance and direction of their community.
  • Laundry Facilities: The community provides on-site laundry facilities for the convenience of its residents.
  • Share in Neighborhood Ownership: The purchase of a home includes a share certificate, making residents owners in the cooperative. This fosters a sense of collective responsibility and investment in the community's well-being.

Features / Highlights

Suncoast Mobile Manor offers a compelling array of features and highlights that make it a standout choice for 55+ individuals seeking a comfortable, affordable, and community-focused lifestyle in St. Petersburg.

  • Resident-Owned Community / No Lot Rent: This is the paramount highlight. The co-operative structure means residents own a share of the park, eliminating monthly lot rent and replacing it with a very low, stable HOA fee (e.g., $120/month) that includes essential utilities like water, sewer, and trash. This offers exceptional long-term financial predictability and savings.
  • Low Maintenance Living: With HOA fees often covering water, sewer, trash, and potentially some common area maintenance, residents can enjoy a more relaxed lifestyle with fewer external bills and responsibilities.
  • 55+ Age-Restricted: The community is exclusively for residents aged 55 and over, creating a peaceful, mature, and like-minded environment where neighbors share similar life stages and interests.
  • Clean and Well-Maintained Park: Suncoast Mobile Manor is consistently described as a "clean" and well-kept community, reflecting the pride of ownership and effective management, which contributes to an inviting atmosphere.
  • Excellent Location: Situated on 46th Ave N, the park offers unparalleled convenience. It's close to shopping centers, restaurants, medical facilities, and importantly, is very near the Pinellas Trail, providing easy access to outdoor recreation and even the beaches without needing a car for every outing.
  • Proximity to Gulf Beaches: Just a short 10-15 minute drive to Madeira Beach and John's Pass, residents have quick access to some of Florida's most beautiful coastal areas for leisure and enjoyment.
  • Friendly Neighbors and Community Spirit: Long-term residents highlight "good neighbors and friends," indicating a welcoming and supportive community where residents feel connected and enjoy social interactions.
  • Community Amenities: The park offers a clubhouse and laundry facilities, providing spaces for residents to socialize, relax, and take care of daily needs conveniently within the community.
  • Affordable Homes: Homes within Suncoast Mobile Manor often represent a very affordable entry point into homeownership in Pinellas County, especially considering the "no lot rent" benefit. Many homes are well-maintained, and some are even sold fully furnished and turnkey.

Promotions or Special Offers

As a resident-owned cooperative community, Suncoast Mobile Manor doesn't typically run seasonal "promotions" or "special offers" in the traditional sense, as might be seen in a rental-based mobile home park or new housing development. Instead, its core "offer" is the inherent and continuous financial benefit of its unique ownership model: the complete absence of monthly lot rent.

The primary attraction and the ongoing "promotion" for Suncoast Mobile Manor is the exceptionally low monthly HOA fee, which has been recently cited as around $120. This fee covers significant expenses such as water, sewer, and trash removal, providing an incredible value proposition compared to other living arrangements in Florida. For residents, this translates into substantial long-term savings and financial predictability, which is a far more impactful benefit than any temporary discount.

When homes become available for sale within Suncoast Mobile Manor, their pricing reflects the value of this cooperative share. Prospective buyers are encouraged to evaluate the overall cost of ownership, which includes the home's purchase price and the consistently low HOA fees, rather than looking for short-term discounts. While there are no specific "promotions" publicly advertised, the long-term financial advantage of owning a share in the park with no lot rent is the most significant and consistent benefit offered. It is always best to directly contact the park's association or the real estate agent for a specific listing to understand the most current fees and any benefits associated with purchasing a home in this resident-owned community.

Contact Information

For those interested in learning more about the unique resident-owned community of Suncoast Mobile Manor, inquiring about available homes, or understanding the cooperative ownership model, direct contact is the most effective approach.

  • Address: 7499 46th Ave N, St. Petersburg, FL 33709, USA
  • Phone: (727) 323-2193

It is highly recommended to call during standard business hours. When contacting Suncoast Mobile Manor, be prepared to ask specific questions about the cooperative ownership structure, the current monthly HOA fees and what they include, any community rules (such as the no-pet policy), and information about homes currently for sale within the park. Given that homes are individually owned, you may be directed to a real estate agent specializing in cooperative mobile home sales in the area. Direct communication will ensure you receive the most accurate and current information to help you make an informed decision about joining this desirable 55+ community.

Conclusion: Why This Place Is Suitable for Locals

For Florida locals, Suncoast Mobile Manor represents an exceptionally suitable and desirable living option, particularly for those aged 55 and over who prioritize financial stability, community, and convenience. Its core appeal lies in its unique resident-owned cooperative model, which directly addresses common concerns for retirees in the Sunshine State.

The most compelling reason for locals to consider Suncoast Mobile Manor is the absence of traditional monthly lot rent. In a state where housing costs can fluctuate, the ability to own a share in the park and pay only a very low, stable monthly HOA fee (which includes water, sewer, and trash) provides unmatched financial predictability and peace of mind. This means significant long-term savings compared to rental-based mobile home parks or traditional housing, allowing residents to manage their budgets more effectively and truly enjoy their retirement income.

Beyond the financial advantages, Suncoast Mobile Manor fosters a strong sense of community and pride of ownership. As residents are shareholders, there's a collective interest in maintaining the park's cleanliness and fostering a friendly atmosphere, as evidenced by long-term residents praising "good neighbors and friends." For Floridians seeking an engaged, supportive, and well-kept neighborhood where they have a say, this cooperative model is highly appealing. While the no-pet policy may not suit everyone, for those without pets or with very small, indoor pets that meet potential guidelines (which should always be verified), it contributes to a consistent and quiet environment valued by many seniors.

Furthermore, the park's prime St. Petersburg location is a significant benefit for locals. Its proximity to the Pinellas Trail offers easy access to outdoor recreation, and its short distance to shopping, dining, and the stunning Gulf Coast beaches ensures that residents can enjoy an active and fulfilling lifestyle without extensive travel. This balance of a peaceful residential setting with immediate access to urban conveniences and natural beauty makes Suncoast Mobile Manor an ideal choice.

In summary, Suncoast Mobile Manor offers Florida locals a rare combination of genuine affordability, community control, and an excellent location. It's a smart and sustainable way to embrace the Florida retirement dream, providing not just a home, but a secure and welcoming community.

I would purchase a home in the park, but with a no pet policy, it's a no go. So many people have a dog now.... and are more responsible than ever before. Not sure why parks aren't allowing them. So much good company for elders!
