As a mobile home park focused on long-term residency and lot rentals, Isle of Palms does not typically offer short-term promotional discounts in the way a retail business might. However, potential residents should be aware of current trends regarding lot rent. Recent reviews indicate significant increases in lot rent (e.g., 15% in 2024 and 15% for 2025), which has been a point of concern for some residents. This means that while the park aims to offer an affordable lifestyle, the cost structure is dynamic.
For those interested in exploring Isle of Palms, it is highly recommended to:
- Contact the park management directly: The most accurate and up-to-date information on current lot rent, available homes, and any specific terms for new residents can be obtained by calling Isle of Palms at (727) 380-2082 or +1 727-380-2082.
- Inquire about long-term lease agreements: While rent increases have been noted, it is always worth discussing the terms of a long-term lease and any potential stability clauses.
- Explore homes for sale within the park: Many homes within mobile home parks are sold by individual owners or real estate agents. These listings may present unique opportunities, and sometimes sellers may offer incentives on the home's purchase price.
Prospective residents should conduct thorough due diligence regarding lot rent and any associated fees, keeping in mind the recent trends in the community's pricing structure. The park’s primary enduring "offer" is its established community and strategic St. Petersburg location with amenities for active adults.

Isle of Palms Mobile Home Park, despite some recent challenges noted by residents, maintains its suitability for a specific segment of Floridians, particularly active adults aged 55 and over, seeking a community-oriented and conveniently located lifestyle in St. Petersburg. Its appeal lies in its established infrastructure and the lifestyle it aims to provide.
For many Floridians, especially retirees or those nearing retirement, finding an affordable and engaging community is a top priority. Mobile home parks like Isle of Palms often present a more budget-friendly housing solution compared to traditional homes in the competitive St. Petersburg market. While recent rent increases are a concern, the base cost of lot rent, which includes water, sewer, and trash in some cases, can still offer value for money when compared to other housing options in such a desirable location. The presence of a dedicated age-qualified environment ensures residents are surrounded by peers, fostering a strong sense of camaraderie and shared interests.
The array of on-site amenities and organized activities is a significant draw. Features like the clubhouse, billiard room, shuffleboard courts, and library provide ample opportunities for social engagement, leisure, and maintaining an active lifestyle without needing to leave the community. This focus on resident activities is highly attractive to active adults who value social interaction and convenient recreational options. The pet-friendly policy also allows beloved companions to be part of the living experience, which is a key factor for many Floridians.
Moreover, the park's strategic location in St. Petersburg is a major advantage. Situated on 46th Ave N, residents enjoy excellent accessibility to essential services, including major hospitals (like HCA Florida St. Petersburg Hospital just 5 minutes away), shopping centers (Tyrone Square Mall is nearby), diverse dining options, and everyday conveniences. The ease of access to major highways (US-19, I-275) makes commuting and exploring the wider Tampa Bay area effortless.
Perhaps one of the most compelling aspects for Floridians is the proximity to the region's natural beauty and attractions. The stunning Gulf Coast beaches are just a short 10-minute drive away, offering endless opportunities for enjoying the sun, sand, and water. St. Petersburg's vibrant downtown cultural scene, with its museums, art galleries, and waterfront attractions, is also within easy reach, providing diverse entertainment options.
While potential residents should be mindful of current management's approach to lot rent and facility maintenance, as reflected in some reviews, the core benefits of Isle of Palms – its status as a 55+ community with amenities, its pet-friendly nature, and its prime St. Petersburg location – continue to make it a suitable and appealing choice for active adults seeking a community-focused and convenient lifestyle in sunny Florida.
Customer Reviews
I’m extremely upset that you are increasing the lot rent by $300.00 especially when you don’t have a swimming pool. But other than that Nikki was great and the park itself is ok!

I lived at Isle of Palms for almost 4 years. The park is spotless and well maintained. The lot rent is extremely reasonable which included water sewer and garbage (a bargain). The owners are the best... Rules are good and they enforce them as a result pristine grounds. I highly recommend this park to anyone that seeks a place to call home.
I want to address the comment from Ms.Taylor I live at the Isle of Palms... Lot 327.... I have been here since 2013... We moved here from Biloxi to take care of my father n law and mother n law... I researched for 1 year the St Pete, Largo and Clearwater areas... I found this beautifully manicured, well kept Mobile Home Park...My husband told me that by the time we would have to move this park wouldn't have anything available. Well I did not give up and when we came here they had the home we are living in now....we. Love the amenities, the low lot rent (which include water, sewage and trash pick up and a clubhouse with lots of activities). We love that the management cares about the park and the security that they provide... We are glad that they have rules and enforce them.. If the management did not care then we would look like some of the other parks in the surrounding area that look like they need to be condemned... My question to Ms.Taylor... 1. DO YOU LIVE HERE... if so go to the management and address your issues...2.DO YOU HAVE FAMILY THAT LIVES HERE...if so have them go to the management and complain 3. HAVE YOU BEEN TO SEE AND TALK TO THE MANAGEMENT...if not go to the management and address these issues...I know your opinion is your opinion but we have a great park and wonderful management... If its some here you are getting your info from. Then maybe they need to move next door to the VAGABOND... Have a great and Blessed Day
