Features / Highlights

Promotions or Special Offers
As a well-established and highly sought-after resident-owned cooperative community, Colony Cooperative Inc. does not typically offer short-term "promotions" or "special offers" in the traditional commercial sense, such as discounted lot rent for a limited period or move-in bonuses. Its primary and continuous "special offer" is the fundamental, long-term financial advantage inherent in its ownership model: the complete absence of monthly lot rent.
The core "promotion" for Colony Cooperative Inc. is the extremely low monthly Homeowners Association (HOA) fee that residents pay instead of lot rent. This fee is designed to cover the operational costs and maintenance of the community's extensive amenities and common areas, offering an exceptional value proposition. For many Floridians, the long-term financial predictability and savings provided by this model are far more valuable than any temporary discount.
The appeal of Colony Cooperative Inc. is self-evident in its high resident satisfaction and very low turnover rate. When homes become available for sale within the community, their pricing reflects the value of the cooperative share and the benefits of living in such a desirable and well-maintained 55+ community. Prospective buyers should evaluate the overall cost of ownership, which includes the home's purchase price and the consistently low HOA fees, as this represents the true long-term value. It is always recommended to directly contact the park's association or the real estate agent for a specific listing to confirm the most current fees and any benefits associated with purchasing a home in this esteemed resident-owned community.
Contact Information
For those interested in exploring the unique and highly desirable resident-owned community of Colony Cooperative Inc., inquiring about available homes, or understanding the cooperative ownership model, direct contact is the most effective approach.
It is highly recommended to call during standard business hours to ensure that a representative of the Colony Cooperative Inc. Board or management is available to assist you. When contacting the park, be prepared to ask specific questions about the cooperative ownership structure, the current monthly HOA fees and what they include, the process for purchasing a share and home, specific community rules (such as the no-pet policy), and details on the various amenities and activities available. Given the high demand and low turnover, inquiring about available homes will likely involve working with a real estate agent specializing in cooperative mobile home sales in the St. Petersburg area. However, the cooperative office can provide crucial initial insights into the community's operations and confirm general policies. Direct communication will provide the most accurate and current information to help you determine if Colony Cooperative Inc. is the right fit for your active 55+ lifestyle in Florida.
