This article aims to provide local Floridians with a clear, engaging, and informative overview of this mobile home park, allowing them to assess if it aligns with their housing preferences and lifestyle needs.

The Park on 46th is an established mobile home community designed to cater to residents looking for a convenient, "lock and go" lifestyle. Located in a central area of Pinellas County, it offers proximity to the myriad attractions and conveniences of St. Petersburg and the wider Tampa Bay area.

While some residents express great satisfaction with the community, highlighting positive interactions with management and a strong neighborly spirit, other perspectives raise significant concerns regarding maintenance, management practices, and infrastructure. Understanding both sides of this experience is crucial for prospective residents considering The Park on 46th as their potential new home in Florida. This overview will present the available public information to help you make an informed decision.

The park is specifically noted as being "behind WestGate," providing a clear landmark for navigation. The sign for the park is located at the "second, west, driveway entrance."

Its location on 46th Ave N offers good accessibility to major thoroughfares in St. Petersburg and the wider Pinellas Park area. Services Offered

The Park on 46th, as a mobile home park, provides fundamental services typically associated with lot rental and community living. While there are conflicting accounts in reviews, the general framework of services for such a community would include:

  • Mobile Home Lot Rentals: The primary service involves providing individual lots for residents to place their mobile homes. These lots are generally equipped with essential utility hookups (e.g., electric, water, sewer), which residents connect to their homes.

  • On-site Management: The park has a management team, as indicated by a resident mentioning "our Park Management" and "a Manager at the time." Their role typically involves overseeing park operations, enforcing rules, handling resident inquiries, and collecting lot rent. However, reviews offer contrasting views on the effectiveness and fairness of this management.

  • Owner Contact: One positive review highlights having "contact with not just our Park Management but our Owner also," suggesting a level of accessibility to the park's ownership, which can be a valuable service for residents.

  • Community Engagement (Promised/Attempted): A positive review mentions opportunities for "Meet and greet" and "other give always," indicating efforts to foster community spirit and resident interaction.

  • Yard of the Month Opportunity: This is a specific initiative mentioned by a satisfied resident, suggesting a program to recognize and encourage residents in maintaining their property's appearance.

  • Lawn Maintenance: The park reportedly employs "lawn maintenance people," indicating a service for groundskeeping, though one review critiques their performance as doing "the bare minimum."

  • Park Maintenance (General): There are "Park maintenance people" responsible for general upkeep. However, a critical review states they have been "verbally abusive" and that management does not address this behavior.

It is crucial for prospective residents to understand that there are significant negative accounts regarding how services are delivered, specifically concerning management's responsiveness, fairness in applying rules, and the quality of park maintenance, particularly regarding drainage issues.

Features / Highlights

The Park on 46th offers a mix of inherent features and community aspects, though it's important to present them alongside the contrasting experiences reported by residents.

  • "Lock and Go" Lifestyle: This is a key highlight for satisfied residents, suggesting a low-maintenance living situation ideal for those who travel frequently or prefer not to deal with extensive yard work and home upkeep. It implies convenience and freedom.

  • Long-Term Residency: One resident states they have been there "going on 6yrs," indicating that the park can be a stable, long-term home for some individuals and couples.

  • Resident Beautification Efforts: Residents are noted for having "done to there trailers," suggesting that many residents take pride in their properties and contribute to the overall aesthetic appeal of the park. "Yard of the month" reinforces this.

  • Community Spirit (Positive View): A resident reports being "truly blessed and happy with this Park," highlighting "great neighbors" and positive "hospitality and contact" with both management and the owner. This suggests a supportive social environment for some.

However, it is vital to acknowledge significant counter-points and negative features highlighted by other residents:

  • Poor Drainage and Flooding: This is a major, recurring negative highlight. The park reportedly "floods like a river and not just the street" due to "lack of proper drainage canals," forming "lakes and rivers which only absorbs with the passing of much time." This issue affects yards and can flood "right up to your front door." Management is accused of doing "nothing to correct this issue."

  • Lack of Park Improvements: Critics state there have been "no, as in Zero, none, nada improvements to the Park Grounds, roads, and certainly no improvements to the water drainage," despite rising lot rent.

  • Management Issues:

    • Verbal Abuse: Park maintenance people are "known to be verbally abusive," and management does not address it.

    • Rule Manipulation/Favoritism: Management "seems to think they can twist the REGULATIONS to serve their purposes" and shows "very little interest in the betterment of the residents."

    • Property Seizure Concerns: Accusations that management has "railroaded a resident right out the door and then took their... trailer as their own property" to "resell the property for their own profit" are extremely serious.

  • Rising Lot Rent with No Improvement: Despite significant problems, the "only response is to raise the lot rent a lot and do nothing about the problems."

These conflicting accounts suggest that while some find happiness at The Park on 46th, others experience significant dissatisfaction with its maintenance and management practices.

Promotions or Special Offers

As a residential mobile home park, The Park on 46th primarily focuses on long-term lot rentals and community living, rather than offering typical "promotions" or "special offers" in the retail or transient accommodation sense. The fundamental "offer" of such a park lies in providing a place to reside through lot lease.

Based on the provided reviews, there is no mention of specific financial promotions or discounts for new residents. In fact, one of the significant negative points raised is that the park's "only response is to raise the lot rent a lot and do nothing about the problems." This indicates a trend of increasing costs for residents, rather than promotional benefits.

However, one positive review does highlight "opportunity for yard of the month. Meet and greet. And other give always." While these are not financial promotions in terms of reduced rent, they represent community engagement initiatives that could be seen as "perks" or "offers" in a non-monetary sense, contributing to resident satisfaction and community spirit.

For prospective residents, the best course of action to understand current lot rent, any associated fees, and the application process, is to directly contact The Park on 46th. Given the conflicting reviews, it would be prudent to inquire specifically about all costs, the rental agreement terms, and any processes for addressing maintenance concerns or resident grievances. Any potential for negotiation or specific terms would likely be handled on a case-by-case basis through direct communication with management.

Contact Information

For individuals interested in inquiring about The Park on 46th, understanding lot availability, or addressing concerns, direct contact with the park management is the primary channel.

Address: 7499 46th Ave N, St. Petersburg, FL 33709, USA

Phone: (727) 233-3535

Mobile Phone: +1 727-233-3535

It is important to note the widely conflicting nature of the reviews provided when making contact. While one resident expresses satisfaction with "hospitality and contact" with both management and the owner, another review strongly criticizes management for seemingly avoiding resident concerns, verbal abuse by maintenance staff, and not addressing serious issues like drainage.

Prospective residents should approach contact with a list of specific questions, particularly concerning lot rent, the terms of the lease agreement, details on park maintenance (especially drainage solutions), and the process for resolving resident concerns. Documenting all communication, including dates, times, names of individuals spoken to, and the content of discussions, would be advisable, especially given the serious allegations mentioned in one review. This proactive approach will help in making an informed decision about residency at The Park on 46th.

Conclusion: Why This Place is Suitable for Locals

The Park on 46th offers a highly polarized experience for locals in Florida, making its suitability dependent on individual priorities and a willingness to navigate potential challenges.

For some Floridians, particularly those seeking a "lock and go" lifestyle and an affordable mobile home option in a desirable Pinellas County location, The Park on 46th might initially appear appealing. Its central St. Petersburg address provides convenient access to beaches, shopping, dining, and other urban amenities, which is a significant draw for many in the state. For the resident who has been there for "6yrs" and expresses happiness with "great neighbors" and management contact, the park clearly fulfills their needs for community and convenience, suggesting a positive living experience for some. The efforts towards "Yard of the month" and "Meet and greet" indicate attempts at fostering a positive community spirit.

However, a substantial opposing viewpoint raises serious concerns that severely impact the park's suitability for other locals. The persistent and unaddressed flooding issues, described as "lakes and rivers" forming in yards due to "lack of proper drainage canals," represent a fundamental living condition problem, especially in Florida’s rainy season. The allegations of verbally abusive maintenance staff, management "twisting regulations" to serve their own purposes, showing "little interest in the betterment of the residents," and even "railroading" residents out of their homes to profit from their trailers, are extremely serious and, if accurate, point to a deeply problematic management environment. The complaint of rising lot rent with "no improvements" further detracts from the value proposition of affordable living.

Therefore, for locals prioritizing a truly carefree "lock and go" lifestyle, a well-maintained property, transparent and fair management, and predictable costs, The Park on 46th presents significant red flags that warrant extreme caution. Its suitability largely rests on whether the positive aspects outweigh the serious concerns regarding infrastructure, maintenance, and management integrity. While the location remains a benefit, prospective residents must conduct extensive due diligence, perhaps even speaking with multiple current residents, and thoroughly reviewing any lease agreements, to determine if this park aligns with their expectations for a long-term, comfortable, and secure home in Florida.

So when we sold our house in Pinellas Park. We were looking to downsize to a place we can just lock and go anytime we wanted to So my husband found this Mobile home Park thru a Manager at the time. My husband and I have been here going on 6yrs. And we are truly blessed and happy with this Park. The hospitality and contact we have with not just our Park Management but our Owner also. They offer opportunity for yard of the month. Meet and greet. And other give always. So with that said we would recommend others to come and look at our properties and look at the beautification other residents have done to there trailers. So ty all for being great neighbors we have.

This Park on 46th is set in the back. The sign is at the second, west, driveway entrance. The Park is described as a Lazy Laid back. The lazy part are the lawn maintenance people hired to do the bare minimum. The Park maintenance people have been known to be verbally abusive and the Park management does not instruct them to be apologetic. The Park management seems to think they can twist the REGULATIONS to serve their purposes and they have very little interest in the betterment of the residents. They, the park management, have on multiple occasions railroaded a resident right out the door and then took their, (the residents), trailer as their own property. Then after basic cosmetic rehab resell the property for their own profit. There has been, "no", as in Zero, none, nada improvements to the Park Grounds, roads, and certainly no improvements to the water drainage. The Park floods like a river and not just the street. The flooding is due to lack of proper drainage canals so the water has no run off and floods your yard and forms lakes and rivers which only absorbs with the passing of much time as the Park has not graded the land properly and the water comes in, but is slow to go out, flooding right up to your front door and the Park management will do nothing to correct this issue. The only drainage installed was by the mail boxes. It was incorrectly installed and that whole area of street is one big puddle until the sun finally dries it all up. The east side of the Park has constant standing water and it runs like a river through the yards all rainy season. The Parks only response is to raise the lot rent a lot and do nothing about the problems of water running through the property like a river every time it rains. Thank you Park on 46th for nothing. That is all you do for us, nothing.

I thought I had submitted when you sent out the 1st invite. We have been here 3 years in November. We love our little trailer. My sister and I were not together during our lives, and now in our old age we can be. Everyone has ups and downs but I live sitting out on my patio with my coffee ☕️ in the mornings. We have all sorts of birds and squirrel families. I find that most relaxing.
