Tall Oak MHC About
For many Indiana residents, particularly those seeking a more attainable path to homeownership or an alternative to traditional rental markets, manufactured home communities, often referred to as mobile home parks, can present a viable housing solution. These communities typically involve residents owning their manufactured homes while leasing the land or lot on which their home is situated. This arrangement can offer a blend of independent living within a structured neighborhood, often at a more accessible price point than site-built homes. Tall Oak MHC in Middlebury, Indiana, is one such community that provides housing options in the scenic northern part of the state.
Understanding the realities of living in any mobile home park is crucial for prospective residents. The quality of life can be significantly influenced by factors such as park management, community rules, and the overall condition of infrastructure and homes. While manufactured home communities aim to provide affordable and stable housing, it's essential to gather comprehensive information to ensure the environment aligns with individual expectations.
This article is designed to provide Indiana locals with a clear, informative, and engaging overview of Tall Oak MHC. We will delve into its specific location in Middlebury, discuss the typical services offered in such communities, and present information based on available public data and resident feedback. Our aim is to offer factual details to help you determine if this community aligns with your housing needs and preferences in the Indiana region.
Tall Oak MHC is a manufactured home community located in Middlebury, Indiana. It functions by offering lots for manufactured homes, providing residents with a place to live within a managed setting. As with any residential community, the experience of living in Tall Oak MHC can be viewed differently by various residents, as evidenced by the provided customer reviews.
One resident's experience paints a concerning picture, describing Tall Oak MHC as "the worst place to live." This review highlights serious issues such as unaddressed maintenance problems (e.g., no working furnace for 1.5 years, faulty electricity, no hot water, mold from storm damage, and no repairs made). A critical concern raised is the alleged withholding of titles for homes purchased outright, leading to the park reportedly still owning the home. Furthermore, the review states that "None of the trailers have drinkable or even usable water with chunks of rust and a strong rust smell," a severe health and habitability concern.
Conversely, another resident offers a highly positive perspective, stating, "I've live here almost a year and love it. Neighbors are nice and we help each other out. Owners and management are very understanding because life happens and they get that. I've had no problems here. I would recommend this park to anyone." This stark contrast in experiences suggests that residents' individual circumstances, the specific home they occupy, and their interactions with management and neighbors may significantly shape their perception of Tall Oak MHC.
In Indiana, manufactured home park landlords have responsibilities, and manufactured homes have titles that signify ownership. If a home is purchased outright, the title should be transferred to the new owner, and the process involves the Indiana Bureau of Motor Vehicles (BMV). Issues regarding water quality and unaddressed repairs relate directly to habitability standards, which landlords are generally required to maintain. For any prospective resident, it is imperative to investigate these contrasting claims thoroughly, ideally by visiting the park, speaking with current residents, and directly addressing these points with management.
Tall Oak MHC is located at 10039 Co Rd 4, Middlebury, IN 46540, USA. This address places the manufactured home community in the town of Middlebury, situated in Elkhart County, Indiana. Middlebury is a charming and growing town known for its Amish heritage, picturesque landscapes, and a comfortable blend of small-town atmosphere with convenient access to larger urban centers.
The park's location on County Road 4 provides straightforward road accessibility. County Road 4 connects to major state highways such as Indiana State Road 13 and U.S. Route 20, which is a significant east-west corridor in Northern Indiana. This connectivity ensures that residents can easily commute to nearby cities like Elkhart and Goshen for work, shopping, or other services. The well-maintained local and state roads contribute to a smooth driving experience for residents and visitors.
A notable geographical feature highlighted in public information about properties in Tall Oak MHC is its proximity to Stone Lake. Being "Located next to Stone Lake," this community offers a potential natural amenity for residents, possibly providing scenic views or opportunities for outdoor recreation, depending on direct access. Access to local lakes can enhance the quality of life for residents, offering fishing, boating, or simply a peaceful natural setting.
Regarding public transportation, Middlebury, like many smaller towns in Indiana, typically relies on personal vehicles for daily commuting. While a comprehensive public bus system is not generally available, specialized services or ride-sharing options might exist. Residents are usually encouraged to have personal transportation for maximum convenience. However, the town of Middlebury itself offers a variety of local amenities, including grocery stores, dining establishments, healthcare facilities, and local businesses, all contributing to a convenient small-town lifestyle. Its location within Elkhart County also places it within reach of the county's broader resources and the "RV Capital of the World," offering employment and recreational opportunities.
Based on the nature of a manufactured home community like Tall Oak MHC, and taking into account the varying customer reviews, the park typically offers:
- Lot Rentals: The primary service, where residents lease a plot of land for their manufactured home. Public information indicates a monthly lot rent of $515 for some homes, but this may vary.
- Utility Hookups: Infrastructure for essential utilities such as water, sewer, and electricity to each lot. However, it's crucial to note that one review specifically mentions significant issues with water quality ("chunks of rust and a strong rust smell") and utility functionality ("electricity halfway working, no hot water"). Prospective residents should verify the current status and reliability of all utilities.
- Road Maintenance: The upkeep of internal roads within the community. While not directly mentioned in reviews as an issue, the overall "mess" perception in some negative reviews could potentially extend to general park upkeep.
- Management & Maintenance (Varying Experiences): The park is expected to have management responsible for addressing concerns and maintaining common areas. Reviews present conflicting views on this: one claims "The manager will not fix anything" and "No repairs were made," while another states, "Owners and management are very understanding because life happens and they get that. I've had no problems here." This indicates a high degree of variability in resident experience regarding management responsiveness.
Prospective residents are strongly advised to directly inquire about the specifics of utility provisions, maintenance protocols, and management's approach to addressing resident concerns, especially in light of the contradictory feedback. Clarifying what is included in the lot rent and what responsibilities fall to the resident is essential.
Given the mixed public feedback, highlighting features of Tall Oak MHC requires presenting a balanced perspective, acknowledging both positive aspects and areas of concern.
- Potential for Affordable Homeownership: Public listings for homes within Tall Oak MHC indicate opportunities to purchase "brand-new 3 bedroom, 2 bathroom homes" at competitive prices (e.g., $74,900), offering "instant equity." This makes manufactured homeownership a potentially more accessible option than traditional housing in the area, a significant highlight for those seeking to own their home in Indiana.
- New Home Amenities: For new homes specifically mentioned in listings, features include "premium stainless steel Frigidaire appliances," "open-concept layout," "central air, built-in energy efficiency," and a "home warranty for added peace of mind." These modern comforts are attractive benefits for new homeowners.
- Community Environment (Contradictory Views): One resident highlights "Nice neighbors" who "help each other out," suggesting a positive community spirit among some residents. This can be a significant feature for those seeking a supportive neighborhood.
- Proximity to Stone Lake: The community's location "next to Stone Lake" could be a natural highlight, offering potential for scenic views, outdoor activities, or simply a peaceful environment, depending on direct access and usage.
- Small-Town Lifestyle: Situated in Middlebury, the park offers a "convenient and quiet small-town lifestyle with easy access to nearby amenities." This provides the benefits of rural tranquility combined with the necessities of town living.
- Pet-Friendly: While not explicitly stated, mobile home parks often accommodate pets, which can be a key feature for many residents seeking pet-inclusive housing. However, specific pet policies should always be confirmed.
It is crucial for prospective residents to understand that these potential highlights, particularly concerning home quality and community harmony, are directly contradicted by the severe negative review citing habitability issues, management unresponsiveness, and concerns over home titles.
As a content writer, I cannot provide real-time updates on specific promotions or special offers that Tall Oak MHC might be currently running, as these can change. However, based on public listings for homes within the community, certain financial advantages might be offered in conjunction with home purchases:
- USDA Loan Options: Public information mentions "0% down payment USDA Loan options" for new homes in the community, making homeownership significantly more accessible to eligible buyers. This is a substantial financial benefit.
- No PMI: The mention of "No PMI, save on monthly costs" for certain loan options is another attractive financial incentive, as Private Mortgage Insurance can add considerable cost to home loans.
- Home Warranty: New homes sold within the community may include a "home warranty for added peace of mind," providing protection against unexpected repairs.
It is important to clarify that these promotions are likely tied to the purchase of new manufactured homes within the park and not necessarily to lot rentals independently. Any interested party should contact Tall Oak MHC directly or the listing agent for specific terms, eligibility requirements for loan programs, and any current offers related to lot rentals or home purchases. Given the negative review concerning maintenance and property titles, it would be exceptionally important to get all terms, conditions, and commitments in writing and have them reviewed independently.
For direct inquiries regarding lot availability, home sales, rental terms, or to address specific concerns about the community environment and property titles, you can contact Tall Oak MHC using the following information:
Address: 10039 Co Rd 4, Middlebury, IN 46540, USA

Prospective residents are strongly advised to visit the park in person, ideally more than once and at different times of day, to assess the current conditions, and to speak with multiple current residents if possible. It is also highly recommended to consult with a legal professional regarding lease agreements, property titles, and tenant rights in Indiana before committing to any arrangements, especially in light of the serious issues raised in one of the reviews.
For Indiana residents exploring housing options, Tall Oak MHC in Middlebury presents a complex picture of suitability. While manufactured home communities often offer an attractive pathway to homeownership or affordable living, the provided feedback for Tall Oak MHC is sharply divided, requiring careful consideration from local users.
On one hand, the community's potential for affordability, especially with the availability of "brand-new" manufactured homes and attractive financing options like USDA loans (0% down payment, no PMI), makes it an accessible entry point into homeownership for eligible Hoosiers. The location in Middlebury, a "convenient and quiet small-town lifestyle" near Stone Lake, offers a desirable setting away from urban hustle while maintaining access to amenities. The positive review highlights a supportive neighborly environment and understanding management, which are appealing aspects for anyone seeking a stable and friendly community.
However, it is paramount for Indiana locals to acknowledge and thoroughly investigate the severe concerns raised in the highly critical review. Issues such as alleged unaddressed repairs (furnace, electricity, hot water, mold), undrinkable/unusable water with rust, and particularly the alarming claim of titles being withheld for homes purchased outright, are extremely serious. In Indiana, laws govern landlord responsibilities for habitability and proper transfer of manufactured home titles. Failure to address these fundamental aspects would significantly undermine any potential suitability.
Therefore, while Tall Oak MHC might offer an affordable and potentially pleasant community for some, its suitability for Indiana residents is entirely dependent on direct, recent verification of the living conditions and management practices. Locals considering this park should treat these reviews as a call to action for diligent inquiry, ensuring that all aspects, particularly those related to home habitability and legal ownership, are crystal clear and satisfactory before making any housing commitment.
Customer Reviews
This is the worst place to live. The manager will not fix anything and when you buy a trailer outright they will not give you a title for your home so the Park still owns it. None of the trailers have drinkable or even usable water with chunks of rust and a strong rust smell. We lived there for 1.5 years with no working furnace the electricity halfway working no hot water and mold from storm damage and No repairs were made
I've live here almost a year and love it. Neighbors are nice and we help each other out. Owners and management are very understanding because life happens and they get that. I've had no problems here. I would recommend this park to anyone.
I've lived here over 3 years. It's a nice community and thank goodness the owners and management actually understand things happen in life and are understanding. Now let's be real...all if the negative reviews are because 1..you don't know how to pay your bills 2..you are too much drama or 3..you brought drugs in the park and were evicted. So if you have your stuff together it's a great place. Oh and idk who the child molester of a maintenance guy is cuz it's been my husband for a long time and I assure you he isn't one!
Management has been very understanding about things in life that happen. Fairly quiet, which I really like! I have several neighbirs that have helped me through some really tough tines as well. There isn't a bunch of drama either, which is perfect for me. Also, most affordable living in this entire community.
This place is horrible and trashy. If you want to be harassed and have people pull out guns on you, then this is the place. Also as a guarantee, you'll have neighbors that do drugs and live in a unstable house. Perfect for children! Oh and don't forget you have to use your oven as a furnace. Plus, child molesters are allowed to do park maintenance.
